    I worked in real estate in the 80's and this was always the case. If you showed a house to a client, they were attached to you for a commission if they bought it even if it were from another real estate agent. In fact, they could not even buy it from the homeowner directly until the listing agreement expired. I'm not sure why you're saying this is a new law. I mean I'm sure you are correct but it seems that this was always the case.

      The only way they are attached to agents today are if they have signed an exclusive agency agreement. Not many agents use those but they will become more popular. If an agent writes the offer on a home listed with the mls then yes the commission is considered the agent who wrote the offer. We have to establish “agency” at the beginning of our first conversation but that is not anything binding. The new rule not law will be that exclusive buyer agency needs to be signed prior to viewing any home. This can be for just that house or a specific time period. That is the point. Know what it means when you sign it.
