Hi, we own a house in Romania , it’s in my partners name only. We are from the UK. Someone recommended (from a Facebook group) that we should register with immigration next time we are in Romania but what would be the benefit of this? We won’t be in RO for more that 12 weeks in a 6 month period so I am not sure why it would make a difference other than if we need a visa once we leave the EU.
Hello, register for immigration in which sense, obtain a residency permit? It is not necessary, unless you want to stay here for a longer period of time. Or to pay your taxes, if you do not have a NIF code. The CNP you get at the immigration office is a registration code, as well.
Hello, what do you mean, just buy the apartment? If you mean to say, if the apartment comes also with land, then yes, you cannot buy it separately. If you need tailored advice about property purchase in Romania you can book a legal consult with us here: rrpb.ro/book-a-consult/
Each apartment has a portion of the land under the building legally attached to it. Because the land under a block of flats, for example, cannot belong to nobody. So it belongs to apartment owners, proportionally.
Hello! I have just found this video when researching how to move to Romania. I am from the UK. I have heard that non-Romanian, EU citizens can only purchase 2 hecatres of farmland. Is this true? I am trying to purchase a small farm but hoping for 5 hecatres. Any advice on this is appreciated! Thank you!
Hello! Because you are from the UK you are no longer EU citizen. So you cannot purchase land in any way. One option for you is to open a Romanian company and buy the land like that, you can email us at office@rrpb.ro if you want to chat more or book a consult with us here: rrpb.ro/book-a-consult/
Hello, thanks for video. I have two questions can non-EU permanent residence person can buy a house with land and if I build up a company how can I apply to mortgage because company will have 0 history of transaction. Thank you
Hello, non-EU individuals cannot buy land in Romania. But if you open a company, that will be a Romanian entity and it can own land in its own name. For mortgages you need to talk with a financial consultant or broker, law offices like ourselves cannot help you get loans. If you need help with your project you can book a legal consultation with us here rrpb.ro/book-a-consult/. Good luck!
Yes, it is possible. You can own a building or apartment and have a right of usage over the land, for example have a relative or Romanian friend be its owner.
@@themanwithnoname9578 we are not real estate agents, so we cannot really advise you on this :) From our own experience, depending on the location and comfort you want, for a 2 bedroom + living room (we call is 3 room) apartment you can pay anywhere from 350 E to 1000 Euro
@@themanwithnoname9578 just the land can be 120.000 euro and another 120.000 euro to build the house the prices in Roumania are bigger the same Like in vest and the sallarys are 450 euros minimum wages in the next years IT will grow a lot

@@RRPartnersBucharest I don't want to invest in a country that makes it extremely difficult for foreigners to buy properties. I don't want to game the system by creating a Romanian company and then buying land under it. I would rather invest in my own home country. thank you

Hello, holding a permit does not affect your land buying capacity in any way. Are you EU or non-EU?

As a U.S citizen I wanted to retire owning a home AND land under the building in Romania with extensive funds. I guess I won't be moving.
