I think this is perhaps the most beautiful period property you have ever showed us. I feel like you that I wouldn't change a thing. It has been modernized to just the right degree (bathrooms) but would be a shame to go further. I hope whomever buys it appreciate this rare jewel. Wow, awesome. What a piece of art. Those frescos are amaizing. I love the chandelier in the main bedroom. All is gorgeous. Beatiful views. The Kitchen is cozy. The same the room in the top Floor. By the way, Giuseppe Garibaldi he was in Sud America from 1846 to 1858, Argentina, Uruguay, Brazil and Peru. He partcipate in several conflicts during the consolidation of our countries. OMG-I am with you-If I had the money, I would buy THIS property in a heartbeat. Further, I would immediately apply for dual U.S./ Italian citizenship status, through my Italian mother, grandmother and great grandmother. (All my extended family is Italian, male and female, for many generations back.) I would sell all I own in the United States and reside permanently in Italy. This residence is a literal dream come true.

OMG! I have never made a comment before but I just had to share my thoughts on this one. Exquisite from the start to the finish. I absolutely loved it so much beauty the decoration the furniture. That room at the top just wow. It was like looking at a shoot for world of interiors. Thank you Nick.
The asking price is what 1.5 rooms in Stockholm goes for, that's mindblowing. I'm with you Nick, NOTHING needs changing. The second glazing yes, long term perhaps. Nothing else. It's so ornate and yet very warm and cosy, you really don't need to spend a ton on expensive furnishings either. It's a flat that works for both a minimal approach and maximalist; modern comfy furnishings in neutrals as well as eclectic mixes of antiques. The top floor is an incredible bonus. A beautiful sunroom/wintergarden full of Mediterranean and tropical plants, a marvelous summer dining and cocktail room where you can watch the sun set and stars come out with guests, or the most exclusive artists studio.... Or a combo of all three! I'd still want a patch of garden for my veggies and cut flowers, but I can imagine it worth driving to and not unattainable in the surrounding countryside, at least a small plot you could lease long term should be easy enough to find. This property is everything you said it would be. If you stayed there year round you'd really have to be looking for peace and quiet, but that goes for most of your houses as well, yet here you have the baker, the butcher's, all that you need close at hand. And no costly redoing of interior designer "upgrades" you don't agree with 😉 I wonder who the lucky buyer will be? I dearly hope it's someone who has good enough taste and sense to not compromise this beauty with "statements". So much atmosphere and it's all in the walls, ceilings, layout, not the owners stuff (though some of that is very nice). If I could I would, I'd pack up my books, a few paintings, my chandeliers and a few inherited pieces and my artstudio and unload the rest and relocate in a heartbeat!

I’ve been looking in Cetona for awhile, trying to get the DH on board for a 2nd home there (why I wasn’t ready when this came available). I love the authenticity of this house from the location to the frescos to the true Italian kitchen and the top room is perfect for my art studio. It’s often seen in photos of the town. The annual flower market takes place literally right out the front door. Oh well, it will move faster than I can now but kudos to you for giving it a place on your channel. It deserves the attention. Sorry to miss out on this perfection.

Wow, what can I say? This apartment is just stunning, with all those frescoes! And the two ladies bottoms.🤭 The only problem is, I don't fit in there with my usual outfits. I had to buy new creations from Valentino, could be rather expensive. Hope he is a good neighbor, lol. The room and balcony on the top is to die for. Would never expect that price. You film properties so well! Everything is incredibly well paced and your camera set up shows off the scale and atmosphere of these properties beautifully. So many of these real estate tours I find on RUclips are almost amphetamine-addled; just rapid jump cuts, obnoxious music and wasteful close ups of unremarkable corners and details, flashing one after another in a manic montage. YOUR STYLE is far more effective, as the gliding camera 'walk through' show us all what it would be like to actually wander around the spaces and imagine living there, y'know, how we'd decorate it and so on. Brilliant work Nick. Thank you so much for sharing this one, I'm sure it will get a most appreciative buyer soon. If I were ready to retire, Italy would definitely be a place I'd look into. I've been many times and I can see why it acts as that great final lure to so many.

Best yet Nick, Absolutely stunning from the curtain in the kitchen hiding the bits and bobs,the beautiful mix of flooring , the fantastic Murano chandelier in the first bedroom, windows are normally for light and view but the ceilings are out of this world, you would need a chiropractor to fix your neck from looking up all the time,it looked like a home rather then just a house, just Beautiful, the ladies bottom in the hall was just the cream on top, fantastic, thx for taking us there, much appreciated,

If I could make a few changes, I think the large statues may be better placed in the spectacular living room. I'd get rid of a lot of the "chachkies." As you went through, I was busy making some changes. 😅

Wow, what can I say? This apartment is just stunning, with all those frescoes! And the two ladies bottoms.🤭 The only problem is, I don't fit in there with my usual outfits. I had to buy new creations from Valentino, could be rather expensive. Hope he is a good neighbor, lol. The room and balcony on the top is to die for. Would never expect that price. You film properties so well! Everything is incredibly well paced and your camera set up shows off the scale and atmosphere of these properties beautifully. So many of these real estate tours I find on RUclips are almost amphetamine-addled; just rapid jump cuts, obnoxious music and wasteful close ups of unremarkable corners and details, flashing one after another in a manic montage. YOUR STYLE is far more effective, as the gliding camera 'walk through' show us all what it would be like to actually wander around the spaces and imagine living there, y'know, how we'd decorate it and so on. Brilliant work Nick. Thank you so much for sharing this one, I'm sure it will get a most appreciative buyer soon. If I were ready to retire, Italy would definitely be a place I'd look into. I've been many times and I can see why it acts as that great final lure to so many.

Absolutely stunning from the curtain in the kitchen hiding the bits and bobs,the beautiful mix of flooring , the fantastic Murano chandelier in the first bedroom, windows are normally for light and view but the ceilings are out of this world, you would need a chiropractor to fix your neck from looking up all the time,it looked like a home rather then just a house, just Beautiful, the ladies bottom in the hall was just the cream on top, fantastic, thx for taking us there, much appreciated,
