I’m Italian and I have a house there. My grandfather built it on his own and me and my family go there every summer. I love the time we spend there, in august there is a food festival right in front of my house and we have a lot of fun and in general it’s just so relaxing
Sounds superb!!! 🍝 🍅 🥒 🫒 🍞 🍷
I'm a 65 years young Englishman , and that house would suit me down to the ground .
The town and surroundings look wonderful.
I could see myself , living down in that basement with everything I really need , whilst renting out the main house ...
Hmmm .....🤔
🇬🇧🆓❓
That ground room would be a very nice art studio.
I’m a little put off my lack of sunlight.
Amazing🌸👏❤️ love it and love Italy. Wish I could buy it 🌻😍
What I love about these houses in the narrow streets is the lack of cars, as I long to get away from car culture, peace and quiet is what I crave and one of my main reason for dreaming of escaping town life. I am most interested in the surrounding nature, the walks and so on.
Totally agree, my dream to live in a place close to nature, quet and pure people and without so much radiotion!!! Maybe we are lucky and one day our dream come true.
I concur. Too noisy and polluted.
I'm in Phoenix. They just moved in the United Nations, millions of apartments and immigrants, noise and traffic...then comes the crime. :-(
I'm leaving.
Wonderful set up for Italian home. Very similar to a home we had near Pescara back in 1982 - 88. I am now living in Toronto Canada. Lots of beautiful memories of our time in Italy.
I absolutely love these videos. I love learning about the real estate and seeing the small towns!!
I cannot thank you enough for sharing these with the world!
I see no living room area in this home so I'd have to use that second floor (first bedroom area) as my living room. So many things to adore about this property. Thank you for sharing it!
Great property with stunning views! Love the ground floor unit for guests!
I have visited Lama Dei Peligni many many times. It is a beautiful town with some wonderful houses
I enjoy watching your videos and seeing the properties. I would love to live there.
You do such great reviews. :). I like this property a lot. That first bedroom would be a living/sitting room for me.
I agree. A lovely room
I like this property... it's simple but functional and one can tell it's been cared for...the easter egg bonus is the one room addition!
Looks like a charming, quiet place, and the property offers some potential. I don't like having to walk through one bedroom to get to another, but having a rooftop terrace makes that tolerable, especially at this price-point, and the good condition of the building. I've never been to Abruzzo, but there sure seems to be some lovely areas.
If I were to buy it, I think I'd make that first bedroom the living room and just keep it a 1BR (maybe a fold out sofa) especially with that downstairs room. How does that garage door protect if there's a downpour I wonder. Is there a bit of an incline to the side of that entry? Is the town big enough to have access to public transport (buses I'd assume)?
I I would go to buy it, I go to that region for10-14 days get the lay of the land, I sure they all have buses, just how frequent...
... and is the population shrinking or growing 🤔
And more importantly as somebody who would love an d investment like this is I got to like it and I got to like the seasonal rentals...
I really enjoy all yours videos, it’s very entertaining but relaxing at same time, I’m a plumber and I can see huge potential with every home which inspires me to want to move to Italy and I will in a few years, houses are absolutely amazing love the features and historic and that’s what I want in a home, thank you for your charisma careful display of homes and humour.
Lived here for about 3 years. Lovely people, lovely town.
The second floor could be living room with space of working! I that way you will forget about the corridor idea or the annoyance of crossing the room to get to the other room haha i loveeeeed it
This place is a gem!
georgeous italy, always loved it. love watching these, specially old italian villages are so nice.
Beautiful townhouse! That rooftop is STUNNING and I would love to be able to live there… I’d go to the roof each morning with my coffee and just take it all in :)
I love your videos and the suggestions you make of how it can be done different. Keep doing these videos! One day I will be purchasing one of the properties you feature ❤ goals
Incredible place❤! I love ther terrace, the spare room for guests...its Perfect. Thanks
you could make this a one bedroom and use the 2nd floor as a living room. The basement guest area is a bonus for certain. The roof top terrace if fab. Those views!
I can feel the energy of those mountains. I would love to live in that beautiful town 😊
Stunning home. I could easily live there! Thank you!
This' lovely and simple! 👌🏾
Actually the most affordable house i have viewed thus far, in this channel. 😊
What a sweet property! I love the ground floor room, so many options with this one!
You are so right there are people that won't see this beauty, but some of us know how Grand this home truly is. Italy is a wonderful rich country of deep loyalty to life. I pray that people will wake up and invest there to restore what has died off. New wine orchards, flower Shops, Perfume Companies, Fashion Designers, Connection with Monacco, Paris, and Portugal Exchange.
Fabulous price on this property! What a great entry level investment. I recently discovered your channel and look forward to other properties you find. Thanks for sharing. --Mary Bush
Just curious why most Italian houses have their main entry door to the kitchen?
Very scenic, great property !
On the second floor, you can think of something to separate the bedroom with a wall from the passage to the third floor, especially since there is a second door to the balcony. It may turn out to be a separate impassable room.
Lovely property and noce view 👌
Another great property, I love the way you do these Dave. If i was ready to go, I would bite your hand off for it!!
Really love this area although I haven't been there for a long time. Can't believe how cheap it still is...how is the internet speed?
Ask Elon Musk
Love this property!
Nice place Dave, I will have to come and do a town tour.
Awesome home. Love this one.
wow I love this place Thank you
How much are property taxes? Any idea what cost for utilities, taxes, insurance would be?
The first house in Italy has no property tax. There is a rubbish tax, that it should be a couple hundreds a year, it is different from town to town and it is based on the size of the property. Utilities can be really expensive, the house is quite historical and energy and gas prices in Italy are higher than the European average. Note also that 45000 is probably just the cost of the house, you need to add taxes, bureaucracy costs, and the cost of the agency, so I would add at least a 5K more.
@@Himbros Thank you. Very helpful. I had the same questions.
@@westhavenor9513 l live in a small mountain town near Parma in ltaly, the costs per year are the following, for heating and hot water,l use a thermal wood stove + a pellet wood stove as backup, wood (beech+oak)=€720 pellet =€420,gas bill around €70(ngl bottles only for cooking), elec bill€720(this includes €90 to pay the tv lic),water rates €150,dustbin rates €190, wi-fi €299,l run two cars the road tax is €550 and the car insurance is €520 for both cars.
What a beautiful town! I want to buy a property there.
Tht is a Beautiful Town ❤
Amazing value!! If I could (at the moment) I'd by it!
Lovely property for the price. I would make the 1st floor bedroom with the balcony and doors into a lounge with a sleep sofa. Revamp the small WC on that floor. The basement I would make as a the guest room. As I am on my own, that is all I would need. Perfect.
I agree 150%.
Really nice property
New Bakeries, Theater, Opera, and Nature Preserves.
Thank you 🎉
I really enjoy your videos..
This house is wonderful has a lovely feel to it
Stunning!!!
Wow Amazing there!!!
I just found your channel and am sending greetings from Columbus, Ohio. The townhouse is beautiful. Does it have a garage?
that little studio makes the property, very interesting and so cheap
I'd make that my home office. :)
love the videos, would be helpful if you showed a map.
Google not available in your area?
@@NaCreagachaDubha More like sheer laziness to be bothered looking!
U did it again
Is it traditional in Italy to have a layout where you enter the house straight into the kitchen? It is so impractical.
Houses like this were built a long time ago, I don't think they were concerned about which room they walked into as long as it was home.
Very nice property. A nice place to get away. If you own it you can change it to how you want to live. Very nice.
Beautiful town. Slow down on the panning.
Looks beautiful and a bargain.
Yes, when your updating the 1st floor main kitchen , you can live off the street, under the house. Its perfect.
This is nice! It even has a flower box for red and white geraniums. This place is prima.
It’s lovely.
It's so beautiful, brings tears to my heart, if I could I would love to buy this property. Italy requires me to pay taxes on my Social Security and that would take away food money for me, when we leave the USA we loose our Disability money, a d if We didn't Italy would still tax it as income, leaving me unable to feed myself. I have tried for years to find a way to move there but I live on very little money. Our world is deliberately starving it's Senior Population off to the grave sooner.
How close can you park a car?
Wow. We bought an apartment in Rovigo, but types of places are tempting.
I do like watching these videos but I find it much better if I watch them at 1.5 speed...
What’s the issue for a American to purchase a home in Italy 🇮🇹 ?
Stunning ❤❤❤❤❤
Beautiful loved the area
Be lucky to buy the Roof for that in Australia!
Another great video. Thank you.
We like this one. My partner wants the bottom room as a workshop for his motorbike. 😮
The layout of this house could easily be improved for privacy in both bedrooms. The wardrobe in the first bedroom is blocking corridor space. A raised platform bed would give storage there. The stairs to the terrace from the second bedroom need to be turned 90° to allow a privacy wall with storage under the stairs. The empty space in the utility room would be needed to store outdoor furniture. A fridge would be useful though.
The basement studio could be improved with glass in the doors. Good planning for a self contained space would allow the owner a permanent holiday home whilst renting the rest for holidays. Leaving a parked car away from the property shouldn't be risky in a place that small. Rapid access to resorts and places of interest might give almost year round holiday potential.
So, where is the parking space for this home?
Kitchen & 2 bedrooms, but no living room as set up. Love the roof terrace, and the bottom extra room tho. Thank you !
That's a seismic RED zone!!!!
High Risk of earthquake?
Absolutely stunning and I love it! Your videos are really inspiring me to check out this beautiful region of Abruzzo. Hopefully, I will bring my savings soon and buy a house like this one if this one is gone before I can arrive. Am I correct in assuming the total will be around €50k after taxes and other fees?
+1
I wonder what the taxes are per month on a place like that and the utilities? Do foreigners have to pay higher taxes?
Great and for the price indeed
Some amount of house for the money! Many thanks for the video
fabulous indeed!
Fantastic deal/price.
Absolutely love this apartment. Is it still available?
Wow I have never seen anything like it is there
Do they allow mortgages for €45k? I know Portugal has a €50k minimum requirement.
Cheers from freezing Canada! We love watching your videos. 😊
at that price you just take a personal loan?
@@serpserpserp between interest rates and the insane cost of living increases in Canada, it'd be too much of a step back to do that these days. Seeking options without driving up debt or skipping into the retirement fund preferably 😊
You the MAN
Thank you so much! I'm intrigued by your accent: I'm from Sheffield and I would guess that you're from somewhere near here....?
Hola todavía esta ala venta, estoy interesada...
Just noticed the price excellent
This is a great price.!!
Thank YOU!
Lovely home with income potential.
How much is it going for €????as he never said . When I saw how big it was and then the separate accomodation that absolutely ticked the boxes, and it has transport, and there are aminites there so I will not be in any difficulty going out for anything and the most important thing is they have transport so I can get around that's I'll I need as I diñit drive and I'll be alone with my 2 cats they will have plenty of room
What is the situation in these small towns in terms of medical facilities?
There are doctors in the town and hospitals within 30 minutes (one just 15 minutes away). Towns and villages like this are well prepared
Where do I sign!?
Stunning for the price its is, consider Cold, cold like hell in the winter time, no ambiance like what we like about Italy nice restaurants, terraces with lively people as all the young people left, no jobs, empty houses, Hospital, Airport, you get it but the 6 % commission + 22 % vat.
Who pays the commission? Buyer or seller? In the US, the seller pays the commission to both his/her real estate agent and the the buyer’s realtor (usually 5-6% total, split between agents).
It's true!
ruclips.net/video/1kj5NPa-pJk/видео.html There is life. People need to think how much movement they need. Everything at your doorstep you will only find in the city. A good indicator of life is supermarkets. This has a reasonably sized Coals ergo it must have customers. Google maps is your friend.
Same in Ireland, the seller pays but your man mad a great video about it and he explains there all the cost of buying and apperently in Italy the buyer pays
@@mr-vet The buyer pays in ltaly, around €5,000 if you go through a bank, around €2,500 with a private agent.
For the price heck yeah.
it is nice can you tell us how can we find like this house ?
😮😮😮
Looking at TVs, I bet nobody lived there since 2000s.
Lovely 🌹
Is that thing sold?
Beautiful😍 What a lovely home ❤🏠
What is the price
I would have interest in this property. My Mrs speaks and can inter translate 5 languages and Italian is one of them.
I would need to research the area a bit more. Jobs?, Child, medical and shops..
Lovely area . Traditional and natural.
