I’m Italian and I have a house there. My grandfather built it on his own and me and my family go there every summer. I love the time we spend there, in august there is a food festival right in front of my house and we have a lot of fun and in general it’s just so relaxing
I'm a 65 years young Englishman , and that house would suit me down to the ground . The town and surroundings look wonderful. I could see myself , living down in that basement with everything I really need , whilst renting out the main house ... Hmmm .....🤔 🇬🇧🆓❓
I absolutely love these videos. I love learning about the real estate and seeing the small towns!! I cannot thank you enough for sharing these with the world!
What I love about these houses in the narrow streets is the lack of cars, as I long to get away from car culture, peace and quiet is what I crave and one of my main reason for dreaming of escaping town life. I am most interested in the surrounding nature, the walks and so on.
Totally agree, my dream to live in a place close to nature, quet and pure people and without so much radiotion!!! Maybe we are lucky and one day our dream come true.
I'm in Phoenix. They just moved in the United Nations, millions of apartments and immigrants, noise and traffic...then comes the crime. :-( I'm leaving.
Wonderful set up for Italian home. Very similar to a home we had near Pescara back in 1982 - 88. I am now living in Toronto Canada. Lots of beautiful memories of our time in Italy.
I see no living room area in this home so I'd have to use that second floor (first bedroom area) as my living room. So many things to adore about this property. Thank you for sharing it!
you could make this a one bedroom and use the 2nd floor as a living room. The basement guest area is a bonus for certain. The roof top terrace if fab. Those views!
Beautiful townhouse! That rooftop is STUNNING and I would love to be able to live there… I’d go to the roof each morning with my coffee and just take it all in :)
The second floor could be living room with space of working! I that way you will forget about the corridor idea or the annoyance of crossing the room to get to the other room haha i loveeeeed it This place is a gem!
I really enjoy all yours videos, it’s very entertaining but relaxing at same time, I’m a plumber and I can see huge potential with every home which inspires me to want to move to Italy and I will in a few years, houses are absolutely amazing love the features and historic and that’s what I want in a home, thank you for your charisma careful display of homes and humour.
Looks like a charming, quiet place, and the property offers some potential. I don't like having to walk through one bedroom to get to another, but having a rooftop terrace makes that tolerable, especially at this price-point, and the good condition of the building. I've never been to Abruzzo, but there sure seems to be some lovely areas.
If I were to buy it, I think I'd make that first bedroom the living room and just keep it a 1BR (maybe a fold out sofa) especially with that downstairs room. How does that garage door protect if there's a downpour I wonder. Is there a bit of an incline to the side of that entry? Is the town big enough to have access to public transport (buses I'd assume)?
I I would go to buy it, I go to that region for10-14 days get the lay of the land, I sure they all have buses, just how frequent... ... and is the population shrinking or growing 🤔 And more importantly as somebody who would love an d investment like this is I got to like it and I got to like the seasonal rentals...
You are so right there are people that won't see this beauty, but some of us know how Grand this home truly is. Italy is a wonderful rich country of deep loyalty to life. I pray that people will wake up and invest there to restore what has died off. New wine orchards, flower Shops, Perfume Companies, Fashion Designers, Connection with Monacco, Paris, and Portugal Exchange.
I love your videos and the suggestions you make of how it can be done different. Keep doing these videos! One day I will be purchasing one of the properties you feature ❤ goals
Lovely property for the price. I would make the 1st floor bedroom with the balcony and doors into a lounge with a sleep sofa. Revamp the small WC on that floor. The basement I would make as a the guest room. As I am on my own, that is all I would need. Perfect.
Fabulous price on this property! What a great entry level investment. I recently discovered your channel and look forward to other properties you find. Thanks for sharing. --Mary Bush
On the second floor, you can think of something to separate the bedroom with a wall from the passage to the third floor, especially since there is a second door to the balcony. It may turn out to be a separate impassable room.
It's so beautiful, brings tears to my heart, if I could I would love to buy this property. Italy requires me to pay taxes on my Social Security and that would take away food money for me, when we leave the USA we loose our Disability money, a d if We didn't Italy would still tax it as income, leaving me unable to feed myself. I have tried for years to find a way to move there but I live on very little money. Our world is deliberately starving it's Senior Population off to the grave sooner.
The first house in Italy has no property tax. There is a rubbish tax, that it should be a couple hundreds a year, it is different from town to town and it is based on the size of the property. Utilities can be really expensive, the house is quite historical and energy and gas prices in Italy are higher than the European average. Note also that 45000 is probably just the cost of the house, you need to add taxes, bureaucracy costs, and the cost of the agency, so I would add at least a 5K more.
@@westhavenor9513 l live in a small mountain town near Parma in ltaly, the costs per year are the following, for heating and hot water,l use a thermal wood stove + a pellet wood stove as backup, wood (beech+oak)=€720 pellet =€420,gas bill around €70(ngl bottles only for cooking), elec bill€720(this includes €90 to pay the tv lic),water rates €150,dustbin rates €190, wi-fi €299,l run two cars the road tax is €550 and the car insurance is €520 for both cars.
The layout of this house could easily be improved for privacy in both bedrooms. The wardrobe in the first bedroom is blocking corridor space. A raised platform bed would give storage there. The stairs to the terrace from the second bedroom need to be turned 90° to allow a privacy wall with storage under the stairs. The empty space in the utility room would be needed to store outdoor furniture. A fridge would be useful though. The basement studio could be improved with glass in the doors. Good planning for a self contained space would allow the owner a permanent holiday home whilst renting the rest for holidays. Leaving a parked car away from the property shouldn't be risky in a place that small. Rapid access to resorts and places of interest might give almost year round holiday potential.
Please share whether this is still available. #316 and any others in Eastern Abruzzo all the way over to Chieti & down to Puglia. ⛄️🎄🕊️ Thanks Dave. 🙏🏻🇮🇹😘
We don't see people on those streets becouse those are empty towns. Are depopulated towns. For example, in papers this comune/town are less than 1200 people in 2023, but real number is probably 800 (only old people), people are away for studies and/or work. This explains the low price of properties.

I'd make that my home office. :)

@@NaCreagachaDubha More like sheer laziness to be bothered looking!
Is it traditional in Italy to have a layout where you enter the house straight into the kitchen? It is so impractical.
Houses like this were built a long time ago, I don't think they were concerned about which room they walked into as long as it was home.
Tht is a Beautiful Town ❤

Really love this area although I haven't been there for a long time. Can't believe how cheap it still is...how is the internet speed?

Just curious why most Italian houses have their main entry door to the kitchen?

Beautiful loved the area

Nice place Dave, I will have to come and do a town tour.
This property is stunning!!! perfect for a group of friends to share as a vacation place.
Don't ever share ownership of any property.
Some amount of house for the money! Many thanks for the video
Yes, when your updating the 1st floor main kitchen , you can live off the street, under the house. Its perfect.
How close can you park a car?
Stunning ❤❤❤❤❤

Wow. We bought an apartment in Rovigo, but types of places are tempting.
