@@prettydalila Good credit is important if you want to convince a landlord to take you on as a tenant. The way landlord-tenant laws are in many states, it can be difficult to get a non-payer out of a property. My brother found this out the hard way, as he could not find anyone who would rent to him and his family when the place he was renting was sold. He has bad credit, and had to move out of state to find a new rental.
@@MidwestComet Not exactly. A new LLC does not have any business credit, and thus the credit responsibility falls on the owner member(s) of the LLC. I have a 52 page ebook that I wrote a year ago that talks about how to get business credit without using your personal SSN. I can give you a copy if you wish. No strings, no follow up sales letters, etc.
It's nice to arbitrage for cash flow. But the real winning ingredient is to then use that cash flow to start buying your own multi-familie property and Airbnb-ing those. My wife and I are house hacking a 4-plex. We're living in one of the units and doing Airbnb on the other 3. That's how you really WIN. It's life-changing. We're cash flowing at a rate of over six-figures a year and we're building a huge piggy bank that we can cash out whenever we need the money. You guys can do it. 👍

I have watched/read countless DAYS of AirBNB Arbitrage information for a couple years now. I can confidently say I’ve grasped almost all of the info I need in order to launch my business even before watching this video. It's a scripted phone call if you ask me, but again, it's just for you to learn how to make that call. He never said it's always going to be a yes deal after every single call. Even if he said something like that, my practical initiative tells me you have to make several similar calls before getting a yes answer.

All of this sounds great and I’m actively pursuing ways to be financially secure for me and my family however I have a serious question.
How does one do this in the European market? Do you know or have any active euro students that are utilizing the market and making success?
I am based in Berlin, Germany (a foreigner from New Zealand) and the German market, laws, tax etc is a complete different system to the lucrative and accessible US market.
Not saying that it’s impossible sure there is always a way but I would love to know if you have any knowledge or no anyone who have skin in the euro game?

All training videos are designed to push the sale of more training and expensive coaching. You need to be smart and know exactly where to look for the information you actually need. None of this is rocket science, it has been around for quite a long time. Start watching other similar videos, and you will learn a lot.

Curious…how did you do $15k in revenue in the first month? At an avg of $449 /night. That’s 110% occupancy over 30 days.
Yes, the revenue numbers are wayyyyy too high, even from any of the services that analyze properties for you. If you actually look at what most places are renting for in a given non-prestige location, you will see ranges that can be from $100 to $300 per night. And having 100% occupancy is almost impossible, for a variety of reasons. 70% is about more reasonable. A person I know well was renting out rooms in her beautiful rented home north of San Diego, and she struggled to find renters on Airbnb, even at $70 per night for a bedroom. I personally see a big risk in signing a 2-3 year lease with a landlord where you are agreeing to pay not only her/his rent, but heat, AC, electricity, internet, cable/streaming, water, sewer, and perhaps even trash (depending on where this place is). If your monthly nut is $3,000, to make $1000 per month with an 80% occupancy rate, you need to net $167 per night. When you factor in a cleaning fee, plus the fees that Airbnb charges to both the host and the guest, you need to be charging an effective rate of more than $200 per day. If you chose a place that is in a seasonal area, then you are in trouble. I own property in Wildwood, NJ, and trust me, once you get outside of the 13 week summer period, the STR market shuts down.

Gotta have a good landlord. My a-hole landlord won't fix things fast enough and is costing me money. One of the toilet broke and he didn't get to it for a couple of days. Of course I don't tell landlord I'm AbnB the place, so he don't understand why I just can't use the 2nd toilet for a few days. My guest were pissed and I had to give them money back. Almost the same thing happened again when the refrigerator stopped working. Thinking of filing a complaint with fair housing since the landlord won't fix stuff quick enough, but maybe I get in trouble for arbitrage?
Absolutely you can. You are violating your lease agreement, and thus you may have no standing in a court of law.

Simple. You need to have first and last month's rent plus a one month security deposit in most cases. You need to set up an LLC, which can be anywhere from $200 to $800, depending on your state and which service you use (hint - you can do it yourself). You will also need to furnish the place, as most landlords do not offer a furnished apartment or home. And if they do, you can be sure that the furnishings may look not all that appealing. That can indeed cost you upwards of $6,000 or more, including a couple of large-screen TVS, new beds, dressers, lights, tables, cabinets/storage, etc. Plus, unless you are very good at deep cleaning, you need to hire someone to come in and clean the place, including ceiling fans, baseboards, blinds, kitchen cabinets, floors, carpets (including a good shampooing system), etc. I have a place in Wildwood NJ, and you would be surprised at how much effort it takes to do a spring deep-cleaning to get our place ready for the summer.

How will this work for a newbie who has zero experience or referral? Landlords most likely will ask for references and/or reviews from other landlords.
Also, don’t you need to be present when installing the smartlock to setup the pin/passcode? A handyman can install the lock, but I wouldn’t trust him with setting up the passcode. Thoughts?

When you create an LLC, you’re able to apply for business credit cards that will help fund your Airbnb property. You do not need to use ANY of your own money to get started besides paying for your LLC to get started which is honestly less than $100 depending where you’re applying.
