  • Another day, another 4,500psi hose exploding due to customer negligence, spraying a mixture of soap and black sludge all over me, the crew and who knows else?
    I made this mistake of saying that the carwash has been great! However I had to make the hard choice of whether or not to do it myself or hire someone (Hint, I did it myself and took my camera with me).

    To answer your question, I think an inspection is always a must. The question you have to ask is would you have paid a contractor $100 per hour and been happy with the time taken for the repair and the quality of the repair if they had performed it with the exact same results as you got? That means if you returned to find the hoses still contacting the frame etc. would you have insisted they come and fix it properly or would you have accepted it knowing it not the right fix. At the end of the day, we pay people for their expertise. It might take a person ten years to learn how to do a repair in 20 min that would take you two hours. Doesn’t mean they should be paid less because they did it faster right? We often have to take peoples word as gospel right, I mean can’t distrust everything everyone tells us right. Yes, there are rouges out there but, not everyone is out to screw you over.
    Anyways, still a fan of the channel and yea, in this case I’d have tried it myself. Point I’m trying to make is that not everyone have the aptitude for these types of fixes.
    Also, as a side note. Yes the truck contacted the equipment cause the break BUT that equipment looks so tired that it should probably have been inspected by you or a worker for preventative maintenance.
    Planned maintenance = scheduled services etc.
    reactive maintenance = repair after breakdown.
    Preventative maintenance = regular inspection between scheduled servicing to catch things before they become problems.

    No offense intended.... Your channel has made it clear that going into the Car Wash business, even a fully automated one, just is not worth the headaches involved.

      While this is true, yet at the same time, you, as the owner, need to hold those who intentionally break your stuff. Top it off; he lives in Ohio. It's a really cold place in the winter. So a business that uses water. Yeah.

      I used to own a carwash. With investment joy's early video where he was asking his viewers if he should buy the carwash, I kept shouting NO!
      It was the worst year of my life. It ends up owning you. I sold it at a loss because I just wanted it gone. Save your sanity and never buy one. 'delicious' quarters is not worth the headache

      Anything where you have to touch money is a terrible business. All these businesses have so much overhead. Not to mention you have to manage them like crazy. I’m not sure why he doesn’t get more invested in real estate. You’ll have to deal with the general public, you don’t have to deal with employees, you don’t have to worry about being murdered and robbed for $200 worth of quarters And most importantly you’re not tied down to your locality because you need to constantly be there. He could never expand outside of his driving distance because you never trust employees not to steal all your money,

    If you brought in someone, they could also do other preventive maintenance at the same time, they would also be able to do the work faster.

      I guess you just have to try and guess what you are personally capable of and how easy the specific job is.
      He probably is pushing it a bit but now he has the confidence to fix that machine!

    Advice from an entrepreneur - ALWAYS pay yourself (once established obviously)
    Even if you don’t actually take out owners equity/ cash, for valuing your time vs a hire always value your time monetarily. In this case i would say it is a no brainer to do it yourself, not only you save some cash but more importantly you learn how to fix your own machine. If it or others similar break in the future you will be able to fix it yourself super cheaply! Plus always good to get your hands dirty once in a while. Love the vids keep ‘em coming

    My career was 25 years in the Coast Guard, I would totally run a car wash if I needed work. I would definitely have one spare of everything I could and do repairs myself. You learn a lot more about your gear/equipment when it’s hands on. Keep spinning those wrenches every time you can.

    Wash down for 2-3 days. NG if you can do it yourself then do it. Fixing the rubbing was what you wanted a tech might not have noticed. Keep some extra hoses at the wash.
    That gurguling, call a plumber. The sediment in the line check your filters unless its siphoning from patrons.

    Do I hire someone or pay them? Well if you want it done right and you don't want to waste your time (waiting for help) you better do it yourself. You also have to factor in the amount of customers lost while waiting for someone to fix it for you. You made the right decision to get r done yourself.

    As a car wash mechanic, I can say the cold weather is hell for the bays. Its not the equipment, but the overhead doors that get inches thick of ice buildup on then causing the doors to break..

    As you bring in more work and get busier, it will get to the point where hiring the work out will be more profitable for you cause you'll need to work on something that makes much more money. And whereas you might take 2 or 3 hours for a repair, a qualified technician may do it in 1 hour. I do HVAC and there are multiple things I do in 10 or 20 minutes that might take a regular homeowner over an hour. But I also have a stock of parts for repairs and the tools to do my job the right way the 1st time and safely

    I probably would have paid someone, get it done well, prevent future issues, make a relationship with a good car wash repair guy. Also I'd say your time is worth more than the repair since you have so many damn businesses to check on and participate in

    Car washes in Southern PA which have similar weather to you have doors and the owner shuts the doors evenings when below 28°. They also have heaters which they run in eveninng to keep equipment above freezing. Places close except for manned automatic washes when below 20 washes

    Having watched your videos, I think the most powerful one was the day the real laundromat owner came to your laundromat and schooled you on what it actually means to own something like a laundromat. His point of view was long range development. Yours seems to be short range personal income source. His view is about catering to the needs OF HIS CUSTOMERS, while yours is almost strictly about how cheaply YOU can buy a business, operate it on a shoestring budget so as to maximize whatever turns into profit. You don't appear to have a solid vision about anything you buy - all you focus on is how cheap can I get it and keep expenses low so I can profit. So your question about whether to hire experts to fix issues is moot, basically, because in your set up, your carwash wasn't made better by you - it was exactly as it was before - so since there's no real growth in your business everything is taken as an expense instead of investment. Time is money. You think you saved $100 an hour to fix a problem. Well, if your carwash is as it was before you bought it then yes it's an expense. But if you were developing it into something better to attract even more customers, then the expense is an investment in your growth. The schooling you got from the laundromat owner who is a real entrepreneur is applicable everywhere. His vision is to take a business, make it a better one than it was, and his profits increase because his customers notice the changes which benefit them. Your only goal seems to be to buy any sort of ragtag business and keep it ragtag - I never see your vision for improving the experience for customers. All you talk about is what you make. Here's a tip: your customers don't give a rip about patronizing your businesses solely to profit you. They want something better for them. If you're not going to provide that, then yes, you'll see every expense as nothing but an intrusion into your profit scheme.

      He's looking from the perspective of a small business owner/invester, not a customer. He can't justify spending perhaps tens of thousands refurbishing a car wash that only makes an average of like $8 an hour. Whilst it can be expensed from taxes, it's still fluid money that he had before that he won't have after.
      Also- did you not see all his laundromat videos? He refurbished it fully. But by refurbishing it fully, buying all new machines etc, he's keeping it ragtag? Ok man.

      @@James66344 I remember the brutal smackdown the real laundromat entrepreneur gave him. It was obvious.
      As for expenditure - that's the whole point of being a business owner. Why is anyone taking over a business without any idea or plan to grow it? If all you're going to do is maintain it, then I question why bother with the effort to buy it in the first place? It's a difference of approach. Buy something with upside you want to capitalize on, as opposed to buying something static you just want to maintain for an income source, and income which also becomes somewhat static.

    In my opinion I think you need to find a good service company in your area and build the relationship for when/if you expand you're prepared to expand. Also, it will give you a nice sample size to see if this business is even worth expanding. If it can't afford service professional it's kinda a red flag. Which is better to catch earlier than later. Just my 2 cents.

    Though it’s slightly different due to what I am doing: I always get frustrated when I’m working on one of my bikes or when I’m working on bikes to resell after I’ve done whatever they need fixed. It gets annoying when I need a tool for whatever I’m doing and than I can’t find what I need for ex amount of time making a not so hard task that much harder haha. Always annoying when it’s not too hard of a repair to find you have to go on the hunt for what you need tool wise.

    Hire someone to change all your rotted galvanized pipe with hydrolic lines. I also noticed some cobble job plumbing that will fail eventually. No business is without its risks. 20 degrees is nothing. In our railer Park, we are below zero many days and the frost is pushing further down in the ground due to lack of snow and water mains are bursting now. The park has issued a leave your faucet trickle so the water lines will not freeze. It's required here to have heat tape on the water lines from the crock to the main inlet on all trailers. Many do not have their skirting secure as required, so water lines are freezing under mobile homes. Some are freezing up because the heat tape has failed or not wrapped properly.

    Little tip that brings me in is clean bays clean floors in the bays not a lot of excess build up, im not sure if your recycling some of the water in your system but if it is just dumping use some EBC- Enviro Bio Cleaner manily used for gas stations but could possibly suit your needs being a car wash.

    Depending on how much money you make per hour for that automatic car wash it would probably be better getting a pro to work on it and have them get it done in say half an hour instead of you dropping whatever you're doing going there getting it partially fixed then getting the parts, fixing it and hoping it works. It's probably out of commission for 2 hours plus depending on the frequency people will think of yours as the one that's always broken and go to a different location.

    I think you discerned the difference between an owner repairable issue and one that you need a pro to fix. I always put it this way to my clients, if you make it worse, will it be much more expensive or only a little? How much are you losing in business profit to DIY, if it is slower than the pros. (if your pro doesn't tell you before that he won't know if he has the parts until he diagnoses it, factor that in) As you said, now long will you wait for the pros to get there? It's a tough call, and I admire that you are willing and able to get your hands dirty and get it done. Keep up the good work, and delicious quarters will rain down on you!

    Very interesting. I'm considering a combo laundromat and car wash when I retire. I think it's important to have a general knowledge of how to make minor repairs and replacements.

    I feel like this is a varying question based on your skill set. I personally work on engines for work, so I’m extremely handy, and can fix stuff like this with the tools on hand in about 20-30 minutes.

    per pound and fold clothes.
    I know someone who owner many Laundry in New Jersey who put this type of service and the results is very nice because he has all the time one or two workers in the laundry for take care everything.

    In my business it’s cost vs reward on everything. If I can do it fast and it’s an easy fix I’ll usually do it. If I have other things I can that profit me better I’ll hire it out. I’m an Iowa guy, all our car washes are heated bays here. Are they not in Ohio? I would think in a freezing climate they would be

    Use Aeroquip hoses, as opposed to others such as Parker. I used to build hoses when I was in the Navy, and I can tell you that Aeroquip's hardly ever fail.

    So I know the area you're in, you get a lot of those types that have big trucks and can't or won't read signs.
    I'd take and paint some 2x2 steel tube stock and weld the maximum envelope bolt it into the ground just in front of the opening and spray paint it yellow. They will be mad. But you'll be saving your equipment from being damaged, and people will support your decision.

    My observation is that if you can find a trusted deputy to handle a lot of mundane tasks you could reap a lot of benefit from the freeing up of your time. You have a lot of irons in the fire and you seem to be adding to your business portfolio consistently. At some point it won't be an option to find a trusted number 2 guy, but a requirement.

    I think you made the right call on fixing it yourself, one thing you left out (might have done it for common sense but that is lacking now days) is the wait time for them to come and fix it. Maybe they would have been there in an hour but that would be rare cuz I'm sure your car wash is not the only one having problems, so more likely 3 to 5 hours ir even next day so that's lost revenue plus the 200 bucks to fix it... plus a lot of companies have a minimum time charge so it could have been even more

    Cast iron pipe equals a headache its time you swap out all the steel pipe and convert it to pex pipe and you should consider blocking up the back of the wash bays and installing better garage doors and in each bay have at least one gas heater . by doing this youll save money in the long run and dont know why you open in 20 degree weather most wash places stay closed during extreme cold .

    As per your question on should you fix it yourself: It really comes down to opportunity cost for you. Can you be doing something else that brings you an income greater than the labor price you would have to pay? If not then fix it yourself, otherwise have someone else fix it for you. Now I would also spend some money to have someone fix issues for you over a given period of time to get an accurate costs of the repairs. Because a professional will more than likely get it done faster than you can, and you now can compare how long it took you to do the work vs them. This will also allow you to figure in the added revenue that the bay will bring in since it got fixed quicker.

    Suggestion any extra work you do pay yourself what a service person would charge. Keep that money separate from everything else and at the end of the year see how much you save -25% for other things you could have been doing.

    Black water is from your mixing tank. (where the chemical mixes with water). At the bottom of the tank is a simple screw filter. Also clean the entire tank as sludge builds up on the sides

    Samsung makes a system that connects to your water line and automatically shuts the water off if it detects a leak. You should probably have some kind of remote water shut off.

    Professional power washer here in ohio, change your guns out. Those don't look like true wheep guns that should have a ro/di like flow out of them at all times to stop things from freezing.
    You need some fine filters for your main water intake, little granules you find in a sink strainer are the same things that clog tips.
    The black water out of the line is actually fairly normal, it means you have hose deteriorating from the inside out, not the end of the world just beware a older looking hose will likely blow soon.
    The corrosive cleaners slowly destroy the hoses.

    The way I decided is how quickly I can do it myself. One thing you can not get back is your time. You can make your money back several ways to cover the expenses of contacting it out. If I can’t fix it within an hour, or I won’t get enjoyment from doing it, I contact it out.

    There's an industry out there that fixes carwashes. It's always better to put the machine back to work as soon as possible. Those machines can give you thousands back in a week or 2.

    I know some from my work that own a car wash and he would tell me about teenagers would cut the hoses every year and he had to replace the hoses.

    You should fix that pipe/electrical cable @3:20 ,it should be on the top part otherwise it'll wear out.

    I would love to fix things myself unfortunately I am so crippled from pain I am very limited in what I can get away with. Sometimes I force myself to work through the pain but it is getting less and less possible for me to get some satisfaction from these events.

    My business repairs car washes and does preventative maintenance. Our customers often find that it’s worth it to bring us in because they’re managing other businesses at the same time. We routinely inspect their equipment and make repairs before they cause outages. It’s often worth paying for the service if it actually prevents a machine from going down. That way, your equipment is down way less often which obviously makes more money but more importantly contributes to your image in the eyes of the customers. You also must consider opportunity cost of spending that time fixing it. Also, consider a profit share system with a well respected car wash repair company. You give them a percentage of the profits, they fix everything and do preventative maintenance. That way the repair people are highly motivated to keep your wash running so they make more money on the percentage.

    So, I think best answer is to fix yourself IF you can do it correctly! If you are going to half ass it and it and it may break a few weeks down the road, then pay someone else to do it correctly. Guess best answer is if you can fix it right. do it yourself. if not. pay someone else

    I guess it would depend on how many hour's a week you have handy work like this ? I have a friend who owns 12 health clubs a small car dealership and both residential and commercial real estate and probably a few other businesses. He employed a full time handyman to handle all his needs for all the businesses to free him up.

      Ha ha ha watching the video at the end and you say if you would hire somebody will they do the work to your “qualifications” I think you did a mash up of quality and specifications.
