      TeaNCoffee Oh im paying attention. Look at the communities that are supported by the government and see how well they are doing.
      I’m not saying there aren’t answers, and stop gaps are necessary, some of these measures are necessary, but the catch for using the government assistance is astounding.
      Give everyone free money (from where? Our $13T deficit?) give businesses loans that are “forgivable” only with the most meticulous accounting practices, and a 1 year repayment if not accounted to their liking (on up to $10m? That payment will bankrupt anyone who swallowed that pill) Mortgage forbearance with all missed payments due immediately after the forbearance period, and you can’t apply for a loan or refi for 18months after? Oh the government will take over your mortgage payment, but you can’t raise rental price for 5 years (but they only cover up to a year of your costs, not including taxes and insurance), I already forgot the catch to personal property, but I know it’s there.

      I agree its going to be one for the books. But it sounds like you are against helping out people struggling? Not all the proposals are crazy and they are just proposals aka a starting point. Should we just bail out billionaires and giant corporations and hope trickle down economics will work this time even tho its never worked in the past? There seems to be a major disconnect in reality between those who have money and those that dont. Instead of sounding like a rich d-bag maybe try putting yourself in the shoes of someone who was working 2 jobs just to make ends meet and has lost both jobs. Show a little empathy and maybe you wont come off so elitist and heartless next time you post something stupid in the comments section!

      Probably because the mortgage payment is less than $2k a month so the mortgage would be paid for instead of just paying for it using earned funds... but I do agree with you on having the 2k over no mortgage

    I’d love to have the rent freeze for selfish reasons, however, my boyfriend and I were not laid off and are still working (so far). We would continue to pay our landlord because he does own our townhouse and it’s only right.

      I will still be paying my rent. I prepared for years in case something like this would happen so my landlord better never raise my rent but hopefully I’ll be buying a house at a nice discount in a year or 2.

      Actually, those not in debt and have savings, I've benefited the stock market crash to roll dividends into very low priced stock. The stock I bought at the low is up 15% in one week and the dividend will be paid next month. The dividend is 7% of what I paid for the stock. At that rate, in one year dividends will pay 42% of the stock purchase price. After 3 years it will have paid more than what it cost me to buy. Forget those ads on TV for banks paying high interest rates of less than 1%.

    It’s amazing how many Americans are so reliant on a paycheck for such a truly short term problem. I hope this wakes a ton of them up for what can happen possibly in the future like this and to be prepared.

      Hard to be prepared when jobs in any given area dont pay enough to offset the average cost to live in that same area. Outside of the select that have a booming career which aren't the majority its alot harder to prepare for this sort of thing.
      Take a teacher for example...everyone knows they're underpaid by a ton and 9 times out of 10 make just enough to get by in their area. How do you suppose they prepare for being off work 6 months to a year with no pay?

      it's not that Americans are reliant on their next paycheck to survive... it's that the entire economy is reliant on most Americans spending every last cent that they make for the economy to survive... the entire economy is BS... the financial system is a complete fraud... so we can start there... if people started saving for a rainy day the economy will flatten... note, i completely understand that people SHOULD be saving for a rainy day... unfortunately, our current economic system would not survive if they did.

    Easy solution; put an upper cap on the freeze. Say 4000/month (or some other arbitrary number) which any rent above that number would be paid (rent of 5000/month would mean you'd pay the left over 1000).
    As for those that own their homes, you could ask for some evidence of a past mortgage and reimburse them for monthly mortgage payments as a way of making their responsibility not seem useless.

      Why would it be fair to cancel student loans? That’s like canceling credit card bills that you acquired. We paid off $52,000 in school loans for my wife in about six months after having to start paying them. Live modestly and it’s possible to payoff your loans. I don’t have a college degree so education has nothing to do with income.

      Yeah, and it certainly doesn't help that there's a huge five year penalty if you take their rental help. I'm lucky to still have a mortgage, so at least not having that would offset the cost, but my long term plan was to eventually live off rental income, so I can imagine how it would feel to finally achieve that only to have it taken away.

    Use this money wisely guys. In Europe, we don't have this but in some countries (including mine) the government will pay out a portion of your salary instead. So it's basically the same.       @@zachmusic4511 But Freezing rents and mortgages doesn't pump money into the economy and cause inflation. In fact it increases people discretionary income. This essentially falls back on the banks as the losers in this scenario (and landlords who own their properties outright). However they both benefited hugely from the 08 financial crisis and the taxpayer bailouts, so it working in reverse is not something anyone should feel guilty about. Banks have much stronger balance sheets now - they can take the hit

    I definitely agree that they should be targeting people who actually need the money (Aka things like unemployment programs and such).
    For example, I'm a software engineer working for a defense contractor (aka essential worker #Merica).
    Do I need any of this relief? No.
    Will I say no to $1200 and free rent? No.
    But that money really should be going to someone who actually is adversely affected by this.

    Section 8 housing basically requires the landlord to negotiate with HUD on the amount of rent received.
    So not only will you not be able to raise your rent for 5 years, you will likely need to decrease it and end up with a tenant who will trash your property. Not to mention extra inspections to remain qualified for the programs.
    This is very bad indeed.

      Inflation usually happens when there is excessive demand. The economy is crashing because of a lack of demand, just like during the Great Depression when GDP went way down and unemployment went up to 25%. Right now, deflation seems more likely. There could be a lot of oversupply in some sectors as we slowly get back to normal. If we could just go back to 100% overnight, it might be different. That doesn't look like the plan right now.
      Inflation actually might be good, because it would let interest rates go up safely - something we haven't been able to do because the government doesn't want to increase their interest payments on the debt. If they would use this extended time to refinance the country's total debt at a lower rate, maybe it could be a win in the long run - and even be an indicator of the recovery; since inflation is usually seen as a sign of a healthy consumer class - i.e. too much money chasing too few goods.

    You keep scaring me, I was afraid this might be real. Fortunately it is still, just an insane proposal conjured by the politically half-minded.The American Idiocracry was thoroughly documented in a brilliant Hollywood film, which doesn't need a sequel quite yet.
    How would this help anyone I know, who are:
    1) Working with full-pay as normal
    2) Not working (sitting at home) with full-pay
    3) Collecting so much unemployment ($1050/ week), that they have no incentive to pursue alternative work.
    There is too much currency floating around right now, and so many businesses closed that is difficult to spend it all. Homeowners should be fine covering their mortgages for as long as tenants pay their rent. If rent and mortgages stops who covers the property tax, utilities, insurance, repairs, maintenance, depreciation? Further down the rabbit hole with another relief bill?

      Thats what i was thinking. All the smart renters would become home owners a year from now. Thinking of it that way in the future this might help the housing market and lower the cost of renting allowing more people to rent within their means, maybe taking some weight off of government assistance programs.

      It seems like the $2000 a month would also be easier all in all. Sure it would be more expensive, but none of these issues would arise. Worst case the government gives money to people that don't need it. Seems the good it would do would outweigh the slight waste.

    Graham, I’ve been a big fan of your videos but lately they are lacking deeper analysis. For example this one you fail to talk about how the US runs a deficit and to facilitate this bill we would need to take on additional debt and/or print more money. This would likely lead to hyperinflation. I get you are trying to keep your videos as non-political as possible but people need to understand how detrimental something like this could be to the country.

    I'm a landlord too. But even with a one year forgiveness of rent and mortgages, I still have to pay insurance on the properties, taxes on it, repairs, maintenance and etc. For some landlords who pay utilities themselves, this leaves landlords on the hook for hundreds of dollars a month just for utilities alone. When the year is up, the mortgage is still due. While the tenant got to stay rent free for a year even if they were working, the landlord got no breaks. Only if it can be written off in expenses can he/she hope to have any benefits, but it still won't be much, and will not cover out of pocket expenses.
