    David sir, that is one of the truest points ever - by not buying is a gamble too. It’s like that with any investment - sitting on the sidelines and waiting for the perfect time is a gamble and you miss out on opportunities and your money becomes worth less as time goes by.

    I highly recommend the book! I couldn’t put it down and highlighted like crazy! Now I’m going back to re-read. I have my first STR going live in May-June, second in Sept, third in Nov.

    So Avery Carl made the point several times that one of, if not the most important factor that will determine the success of a STR is how it is managed. Given its importance, I would like a deep dive into what that means. What does a greatly managed STR look like, and what a poorly managed one looks like. How can a first time STR investor set themselves up for success to get a STR properly managed.

    I purchase my first STR from Avery’s team. My realtor Zeke Goodman is a rock star. He is extremely knowledgeable and has guided me through the whole process from purchase, decorating, installing Wi-Fi locks cameras etc. He is super nice and has a wealth of knowledge that he freely shares.

    Ive seen BiggerPockets Episodes where they say "You shouldn't spend any earnings you need to reinvest it into another property and when your 65 you can sit back and relax"...
    I dont want to wait until 65...im already 38. Is there not a way to take the rental income and live off of it, yet still grow and invest into more real estate? I mean i have to live in the meantime, Medicine, gas, car insurance, keeping wife happy, birthday gifts for people, xmas, etc.... ?

    Whoaaaa...hahaha.....uhm. Some people have ridiculous standards and pay anything for a brand or an emotion. She said to furnish a STR will be about $10k or bedroom?? I reversed it and I don't think I'm hearing that wrong. Obviously, listeners should understand that is outrageous.
    But.... Great vid. Great info. Thanks!

      Key question is the "I" everyone is different. A good CPA should tell you what's best. Some yes, some no.

      From what I’ve gathered just find out what’s better tax wise and then if you’re concerned about getting better loan offers use personal because if you’re using a business account your business has to show enough profit for the bank to loan you. I learned that on this channel 👌

    What is a “short term” rental?

      Most places define it as rentals lasting under 30 days (excluding hotels)

    Short term rentals of large multifamily units are part of why we are seeing housing shortages around the country. We are seeing that in my area where investors are buying apartment buildings, evicting tenants and converting the units to short term rentals. I appreciate that people should be able to make a living but it really isn't great for areas in the long term to allow these to continue growing with no regulation.

      I personally don't recommend buying a multi and converting to STR. That is what we call a hotel lol. All my multis are LTR's. Giving people nice places to live.
