I've seen so many issues with new home builders and also getting them to honor their warranties. I'm looking for a modestly sized home, but want a 3 car garage and high quality workmanship. I know all new home builds will have some issues that have to be fixed, but what I'm seeing these days from many of the inspectors here on youtube is horrendous. Makes me worried about getting a new build at all. What builders out there would you consider for a higher quality build with a great reputation? Unfortunately from what I've seen, luxury builder does not equate to quality builder - many of the million dollar homes are getting passed to buyers with the same or worse workmanship (it's the same contractors, just putting in more luxury fixtures). Sorry for the rant, but hopefully you understand. I always hear agents say 'they're all pretty good', yet everything I see shows the opposite. What's your opinion in the Idaho Falls area?
@@DrDingus unfortunately the cost of materials have gone up. A lot of builders are using lower quality products to keep homes affordable and to still be able to make a profit. It’s tough… lumber didn’t used to be so expensive. Inflation is high. Everything cost more money. I see it in our foods, more cheap oils and fillers to make the food spread because everything is going up. I think the builders are working with what they have. Custom builders can use whatever if you have the budget for it
@@LifeinIdahoFallsID Most of what I've seen are more to do with workmanship and negligence than with the quality of the materials, although I'm sure that's a part of it also. Maybe because of your position you can't really say publicly which builders to avoid?
@@DrDingus that’s correct. I wouldn’t say which to avoid but doing research is good! I think a lot of it is subjective to the buyer anyway
How to get into a house based on a payment you can afford . Typical real estate agent . Lets not worry about the inflated cost of the house that will effect my commission and your ability to pay it off . Got it

I qualify for a veteran loan, but also have enough for 20% down on up to a 550K home. With current interest rates, would it not be more beneficial to put as much down as possible to reduce total interest paid over the life of the loan?
@@DrDingus more down is always great! You could do a healthy down payment and buy down the rate. That will save you even more in the short term if the seller can make that concession
