We just bought a house site unseen that was coming soon in Clayton. It was very scary and stressful but once we finally got there and got inside we loved it and the neighborhood!!
After months of house hunting from FL via my realtor, and losing out on houses, I did make an aggressive offer on my now-home before setting foot in it. It had most of the things I wanted that can't be changed after the fact (like sidewalks in the neighborhood, proximity to interstate) or would be costly (garage). Six months in the house, I feel like I could have gone in a bit less aggressive on my offer (I went in about 50K above asking, 40K probably would have been enough). The house has enough minor defects that I definitely overpaid, but I am still relatively happy with it.
I live in Wakefield and own Mr. Fix-All Home & Garden Inc. I can confirm that the housing market in the Raleigh area is so hot. I have people trying to buy my townhome in Kingston, and it's not for sale. But I still have agents, and people still asking me all the time. What cash price would I take? Wild market. Plus the fact that I remodel homes, and it so busy I booked through this year. With people still willing to wait for me, to get them on my waiting list for repairs and upgrades.
I have both bought clothes (Amazon) without trying them on. I have also bought a car (presale in the market) without ever having seen it in person, but I'd never buy a home without seeing it.
this is the only way I can do it living on ohio I have to use virtural tour, and I understand I might have to do some repairs, so I factor that in what I will buy/offer to buy.
It was worked for a lot of our clients! Make sure you find an agent that is experienced with sight-unseen that knows how to video homes, let us know if you need help finding one, we know some very good agents all over the state that understand the importance of this.
Is buying sight unseen associated with price points? I'm looking for a home in the Raleigh area, but I don't think I can ever buy one sight unseen given my budget (It's just me and the pets, so I'm looking for a smaller home 3b/2bath max). I am trying to save some more (I moved here last year), but man the housing market is crazy here (given I moved from California for a new job, it's not *that* crazy). I'm not originally from CA yall, had to live there for a couple of years for work.
The clients we’ve had buy sight unseen have been in all price points. Most of them are out of state. Since you’re already here, it will be a lot easier for you and you’ll already have a feel for the areas. Feel free to email us and we would be happy to assist.
3 months ago we swore we would NEVER buy a home site unseen. That changed on 08/18 when we closed. Will see it for the first time on 09/19. Thanks Chris! ;)

My husband was in the USN and we bought a home sight unseen. After one year we sold the house because it was all wrong! Never again!!!
Very helpful perspective for sellers as well as buyers. Thanks.
Thank you!

Thanks for sharing your experience. We've had a couple clients trying to get into Wakefield and it's been tough!
Good video! I saw a house recently in North Raleigh listed at $620k coming soon, offer accepted sight unseen for 720k
This has been happening a lot. It's crazy.
I'm on the verge of doing this in Rolesville 🤣 I'm glad I already own a home in Cary.
Yep!
Nice video! Thanks!
Thank you

A lot of people feel the same way you do, but you'd be surprised how many are okay with it now.
I recently bought a condo in NW Raleigh site unseen, from the West luv it. luv the area
Glad to hear! We’ve had a lot of happy clients doing the same. Hope you enjoy it here.
You can buy clothes without trying them on and return them. A house, not so much. LOL
Lol true

What do you mean by "well over the asking price"? 20K? 50K? 100K????
Anywhere up to 100K or more. 20-50K is still very common right now. It really depends on the house and if it's move in ready or not.

Thank you Michael! Look forward to you seeing your new house!
