Of course and great point. It's likely that $60-$80k is on the high end but it does depend on the size of the house. Renovations can also be strategically completed in stages, depreciated and also done at the back end of the portfolio once the properties are positively geared.
@@U.s.e.r.3493 we did add a PPR purchase in there towards the end of the podcast. Because there are so many strategies and ways to do things, it’s impossible to include it all in one video. That being said, yes it’s possible - the most wealthiest people we’ve seen typically buy it last rather than first though which is contrary to most people’s thinking.

Are these numbers realistic assuming you purchase a PPOR in there as well? Seems unfeasible
