Shepparton looks juicy
Atm smart investors are not getting into Victoria "early". Its foolish people misguided by buyers agents into thinking Vic looks relatively cheap, it will go up from here - buy. There is no shortage of supply and land in Victoria (factors that helped Perth won't help). Victoria will correct 10-20% in coming two years. Melbourne is a rubbish city. With more and more people discovering Brisbane and Perth. Melbourne will be put to shame to the last place it deserves. Bad govt, bad weather, bad design.

BA's always need their next area to spruke.
Melbourne is a very attractive city on the international scale. I think only time will tell. My bet is that pockets of Melbourne will deliver more capital growth than Perth & Brisbane over the next 5 years.

Investing in Melbourne needs to be looked as a long term investment ( 10+ years). All of these infrastructure investments will only start showing any cost benefits around 2035

Please compare Brisbane with other capital cities when choosing to invest. It does not hold up to it. Overpriced is my verdict.
@@adelinad3513 Thanks for the comment. That’s quite a sweeping statement to say the entirety of Brisbane is overpriced. As we covered in this podcast, there are plenty of suburbs that are still quite affordable (<35 years to own) We will be doing more podcasts on other capital cities, to do them all in one video would take HOURS. So best to split it up.

@@petersederkenny the Randwick of Cairns 😂 had a good laugh at that! Ofcourse, at the lower price points there is some element of risk because if there wasn’t and all the data lined up and looked good - it wouldn’t be worth $3-400k

Alot has changed since i built a house back in 2016. I was very surprised some builder would turn down a sale if you tried to negotiate. Either they had amateurs as sales people or they really were rigid in their dealings.

Have a corporate beneficiary but also have the trust own a share in the corporate beneficiary. Dividend back to the trust, amongst other shareholders, and access the flexibility of the trust's distributive powers to optimise the tax outcome.

You know that properties held for 20+ years will require at least one substantial renovation? Would you like to allocate $60-80k per property for that?
Of course and great point. It's likely that $60-$80k is on the high end but it does depend on the size of the house. Renovations can also be strategically completed in stages, depreciated and also done at the back end of the portfolio once the properties are positively geared.
This episode was great, I’m looking to do just what you mentioned about basically being the middle man and making the spread. Quick question though, do you know any lawyers who could write up this contract in Perth?

Murarrie is 7kms from Brisbane CBD and still undervalued as a Bridesmaid suburb. Lower buy in and large infrastructure pipeline leading to the 2032 Olympics. Murarrie even has a beach ⛱️. Search for Colmslie Beach Reserve...

at 23:20 steve mentioned about putting solar on your commercial property. how do i as the owner profit from this if the tenant pays the bills? and also are commercial loans a higher loan interest rate?
@@binance9975 a couple of good questions. 1. You can either sell power back to the grid or there’s actually companies who will lease roof space and install their own panels, paying you a renting fee. 2. Compared to residential, yes. But it will depend on the LVR and deal. Typical 1% higher.

Ravi's example portfolios: 10% on 1 million is 100k. 10% on 500K is 50K. 15% on 500 is 75K. Again, yield will be better on the 500K property assuming same LVR. For the 500K property to outperform the 1 million one, you need more growth year-on-year. Can this be unpacked more please in an episode. I feel like this point was not addressed enough and there is more meat to eat in these numbers.
