If the doors open on the outside the pins will be on the outside they should have let them swing on the inside. Outside swing doors should have pin hole on the hinges to lock to prevent the doors to be lifted off if the pins are removed with the doors still closed.

The use of cameras will help a great deal. Each house should have its own cameras which are very affordable these days. What your camera miss your neighbor's camera will pick up.
You have to start somewhere. It can be a great starter home.
I remember how some people were chatting badly about the development too. One vlogger was saying how if this is where you get approved to live, don’t let anyone make you feel bad about it. I’m happy some affordable houses got built and people are proud of their investment

This community has alot of potential. May be the developers can assist with the building of the perimeter wall making it cheaper to the home owners.
Should never have been built without one in the first place.
Each homeowner needs to build a security fence around their house and grill the doors and windows.

I understand that times are hard and it might be challenging to find one hundred thousand dollars but I believe it will be money well spend considering how crime is running rampant in some areas. Good luck in getting everyone on board because some people want security and not willing to pay for it.

That is the benefit of having bylaws and empowered home owners associations, even for “match box” developments. That would screen out persons with low standards for the safety and upkeep of the communities they live in.

Only you can provide security for yourself. People need to protect my property and investment. From my understanding, those that were broken into they had little to no security and just moved in the units as is. Security is costly but worth it!!

Another 10 years community gonna look like some parts of Portmore or even Seaview because some houses gonna look properly developed some won’t and then you gonna look at a ghetto, I think we need to stop building those building, build a 3 bedroom house tell people pay like 16mil and offer full coverage NHT or if it’s a starter house then there should be no additional to the house and just know after while you can go live in a better house, rent to own type of thing.
That was my concern when these houses just came up. It’s right in middle of March Pen , Dela Vega. Hope for the owners sale any issue is resolved

It was never marketed as having a school and shopping etc. it was marketed as being close to those things.
The quality of the house shows from your video. Door hinges on the outside is a no no. Someone can easily remove the pins. That could not have been hung by a professional

Your external doors are hanged to open out in case of an emergency you should not be backing in to open the door to escape. When this is done , the hinges will automatically be on the outside.
We have a crime problem and so one will have to choose which is the greater evil. They are both safety issues. The developers will always use the industry standards.
The least they could’ve done was built a fence , the mere fact that the prison is right beside the development and then the march pen community is behind it

I live in US. I never heard of installing door with pins on outside. Is that the norm for Jamaican. Positive note is the homes are a great price. Its a great investment to buy something you own. You can update later or even rent out.

If your doors open out and not in that's where the hinges are. It is not a Jamacan thing. That's how it is done in many countries.
Criminal minds will see things that the average person will not notice. The addition of grills, cameras etc, will assist.
The problem is that those homes were built for a particular income market and so affordable may be an issue when your struggling to make ends meet.
I can only think of maximizing usable space when deciding if a door should swing in or out. I would also be surprised if there isn’t some gadget already invented to make it difficult to remove the pins from exposed hinges.
Not to bash anyone but one of the benefits of traditional media is that your content is reviewed before it is presented for public consumption.
Reading through the comments, I can see where several viewers have made assumptions that are not correct because of lack of journalism rigours exercised in this presentation.
1. Knowledge of the historical context of the scheme would have prevented the creators from making some inferences and drawing some of the conclusions drawn ...
2. NHT uses a points earning system to award units and so it is reasonable to conclude that most if not all the contributors would be older
3. The development was not market as high income. In fact when it was finally launched, coverage was done on its antecedence. That said, most of the residents will not have that surplus to put towards the luxury cars you are encouraging them to save towards. If that was the case they would be able to employ the necessary security measures including making it a gated community and financing the ongoing maintenance costs that comes with that.
4. Mortgages are calculated using a particular formula and so the mortgage paid will vary from individual to individual
Continue to inform but be mindful of the fact that your content is far reaching and sone people will hang to every word like gospel and those outside of Jamaca without the benefit of the cultural context could be confused/mislead.
I know social media move at fast pace but do some research. Your content will live on long after you are gone. Leave a legacy.

The community needs to be gated! 9-10 feet stone walls similar to highway walls they build around businesses is sufficient.
And a security system vender would do diligence along with fencing each individual unit.
Leaving a community that did not have a gate or fence in Jamaica and, Moving to America for all this time. If I am to buy in Jamaica it would have to be something similar to Phoenix park village. Gated, security guard and all.
“Gentrification” has long been a thing in the US. Why can’t the same be possible in parts of Jamaica? And Perceptions of all immigrants getting rich in the US aside, we know that the majority cannot afford Phoenix Park living.

Your calculation for the mortgage isn't correct Adrain. Remember it also depends on individual age
Mortgages are calculated based on one's age and so it was faulty for the content provider to give a generic figure without using an appropriate example! How many years that home owner used had to pay back? The ceiling for most mortgages is age 70.
Simple and compound interest was a topic taught in primary school when I was there.

These homes are better than many of the dwellings that people in the US live in, not to mention the growing number of their homeless. I do agree on the issue of safety. The US believes in each person’s right to be able to protect self and property.

They can't leave the places bush up like that. It makes the place look abandon and invites opportunists and idlers. I just hope the reason the place is scantily occupied is that a bag of investors bought up the place for investments rather than people looking for a house to buy.

Affordable housing should be a basic human right, that's why NHT was created. If you can buy a house, land, chicken coop, matches box is way better than being at the whim of a landlord. That being said, I agree that the "empty lots" need to be cleared regularly because the overgrown property incentivizes criminals. A united community is a strong one, I hope they can get the fencing done and create a community association.
Please note though, that break-ins are Not a Hiccup or mishap, please don't minimise people's trauma. Ps. Please blur the homeowners in the background for their privacy.

I look at them and the none existence of a perimeter wall was one of the first thing I asked because that was the turn off along with then the entrance which was not finished was the deal breaker for me. One thing I know the community has to form an alianance and everybody equipped with a buzela horn and a dog inside.

It is the right price, 7.5 million Jamaican dollars !!! It is realistically priced for local Jamaicans, rich foreigners cannot purchase all Jamaica's real estate so developers need to focus on housing needs for the ordinary Jamaicans living out there

My suggestion for the people with the negative comments is that you guys are the ones who will be renting other people's property until the day you die. You complain about not enough housing being developed, but when something is available you criticize, mighty father. These units might look small on the outside, but that should not matter. The units are very nice, the bathrooms are nice, the finish is good. Where some of you negative people live CANNOT compare to Catherine Estates. And i dont know wgat some of you call cheap because alot of the mortgages run over $50,000. A couple years from now i want all you negative people to come by Catherine Estates and have a look. And lastly, every so called "good area" in Jamaica has what you ppl refer to as "ghetto" near by. Owning your own home is better than kotching a family yard, man yard, woman yard, or just renting. Independence we say... little house or big house. Doesn't matter!

I am not going to accept that cheaper should mean inferior. That is exactly what this is,if this development was for middle or high income, then it would be a different situation. Respectfully, you both sound very patronising,the government could have done better.
