      So, you think the root cause of this problem is conservatism? The root cause of this problem is mismanagement of condo boards for decades. Artificially keeping HOA fees low, failure to maintain the buildings through structural maintenance. Educate yourself on the root cause of real estate maintenance in a tropical environment instead of spewing nonsense.

      Florida’s building codes were notoriously lax for years, as were the regulations regarding safety inspections. Florida also accounts for a vast majority of lawsuits regarding home insurance. These are signs of poor government oversight. The state has been living on the cheap for years, and now the chickens are coming home to roost.

    No bailout for Condos! When prices fall they want support. When condo prices went up 3x in price, I heard no complaining. Many of these condos should not have been built in the first place...

    I'm in my Sedona, Az condo since 1977. We always maintained the property every year as needed and prevented catastrophe down the road. We also saved a hefty emergency fund that we've maintained nearly 50 years. Florida condo owners kicked the can till they ran out of road and now want a bail out.

      Totally different situation in Florida, we owned a Condo in Vegas. Arizona and Nevada do not have the disasters that Florida has.

    Condo boards have kept HOA fees artificially low by deferring preventative maintenence for decades. At some point, the s*** hits the fan. This is what we are seeing now. A negligent state legislature would turn a blind eye to the detriment of occupants and more tragedies would occur in time. Blame the condo boards for not building reserves over time and implementing maintenance programs to keep older buildings structurally sound. The tropical climate of Florida is tough on concrete and steel.

FL government is just a reflection of what most of people want to live with in that state: loose regulations and cheap prices of many things! They can't choose both comfortable and affordable lifestyles anymore after such tragic accident years ago!

      If you own a fee simple house you can defer maintenance and sell it for cheaper, you can not do that with the shared building.

But that's exactly what I mean: before the tragic accident 2-3 years ago, FL loose law didn't require building condo owners to set aside money for big maintenance. This made housing affordable for years, a thing people like in FL. And after accident, government had to adjust the law requiring keeping much money for inspection and maintenance to guarantee safety for people. This is a costly task to owners and a burden on tenants.

      They've had years, but the boards were mismanaged and the owners refused to elect board members who wanted to raise dues to build reserves. Now time has run out and they've made their beds.

    Once again, the Legislature appears to be completely reactive, rather than proactive.
    They should have known about the likelihood of this issue surfacing and had a preemptive plan to address it. Gotta wonder how these people keep getting elected into office. 💯

    What about the structural damage to condominiums like in town of Shores Gulfport every first floor was underwater that should cause structural damage 2 Each building either by the owners out or build a new condos otherwise it's just a double standard

      Not so. Most new housing built in Florida and other Sunbelt states are subject to HOA. Local governments love HOAs because they have to meet the costs of maintaining roads, sidewalks, etc., that would otherwise fall to the government.

    The next person who says that the cost of condo ownership is too high because old people are on a “fixed income “ needs to be kicked out of FL and sent to Point barrow, Alaska for the rest of their life.

    They’re paying HUGE MAINTENANCE FEES & they need to SUE these CONDO ASSOCIATIONS: Breach of Contract, Unsafe Living Structure, Dereliction of Duty, Misappropriation of Funds, Not Properly Paying into the Funds, WILLFUL & GROSS NEGLECT FOR HUMAN LIFE!!!

      And suing people is going to reduce costs how? Any owner can sit on the board meeting and read the budgets, repair costs have gone way up in the past five years and people do not want to pay for maintenance. Budlings in Tropical weather need more repairs.

      If you live in Florida, you do not pay state income tax. Condo boards have failed to protect owner interests including safety. Wake up and educate yourself on the root cause of the problem.
