    I honestly thought this apartment would be bigger for 16.5 million. It's nice but i feel like 16.5 is a bit too much for the size and location.

    This is hands down the most beautiful NYC apartment I've seen on your channel. I could picture myself living there. It's spacious, but not overwhelming or too big. Loving the natural light and the balcony!

    I've seen a lot of expensive apartments that were meh....... but this one, I think it's doing the justice. Love all the windows and the open floor plan.

    I love the recessed windows because there’s tons of storage space for plants and decorations. The bedroom would look amazing with structural art and decorations in the waffle glass

    I love this apartment because it's not just a bland high priced white box. Of course I'd never be able to afford to live there but it's nice to see such places.

    Most likely an unpopular opinion But this is underwhelming and defintely does not feel like a property worth 16 mill. Maybe 4 or 5 mill at best.

    The problem with the price is there are better options at that price point. Realistically, $9.5m but $11m max. $16.5 will make it very hard to find a buyer. The problem with rich buyers is they have a large network of ppl always offering them alternative options and this apt can easily be swept under the rug. If it were 5bed and 5bath then that price point gets better but the bedrooms are so small. It's rly hard to justify that price despite the views, amenities and the penthouse.

      There seem to be more and more people doing luxury real estate videos. That’s what brought me to your channel but it’s your personality, willingness to be vulnerable and showing who you are outside of the slick suit in a fancy apartment that made me subscribe. (Oh and Theo of course!)

    Personally, even though I can't this buy myself or rather even imagine to buy this in the future, but considering the fact that we have a penthouse apartment in UES, with 28-feet high ceiling with the owner's wing on the mezzanine level I think it's worth the 16 million dollar price tag.

      @@davidd5636 Bruh I know 16 million dollars is a lot of money but... This is New York City. If you wanna buy a one bedroom apartment, on average it costs 1 million $$$. So for a f***ing four bedroom penthouse on the 66th level it is as cheap as it gets.

    The ceiling height, the location, the views, the lighting fixtures, the windows ...this is what comes to mind when I think of “mature” NYC big money real estate. I see this as being where a true New York bred inheritance baby would reside, whereas the new money would be looking at more trendy locales.
    Whenever you as us to comment whether a place is worth the asking price, I always think, “NYC real estate is a good investment ...if you can afford to invest, it seems a great idea.”

    well, it has actual windows, an actual view (and balcony) and 3500sqft (at least claimed), as Manhattan goes, seems about the best value for money I have seen.
    I suspect this will sell fast. The wall paper and kitchen colors are not great but that's an insignificant cost at this level.

    Wow! This unit speaks to my soul. Of course I would turn the Boxing room into a meditation room but that would be it. Is it worth it? Not sure, would depend on the other amenities the building offers.

    Beautiful apartment.. at $16.5 million dollars there are a lot of choices even in New York. I do like the fact it is a duplex and appreciate the high ceilings in the great room and that “view”!

    Architecture of this one is kind of reminiscent to the other penthouse you did once in that 1930's highrise. Love the floating steps with no raisers, one of the best looking features modern architecture has brought us ! Also full marble island is impressive for sure. Also, I would never give a bedroom with a corner glazing to a guest, I'd sleep there myself

    I feel that it is overpriced for its size, layout and location and from a personal perspective wasn't a huge fan of the colour scheme throughout.
    Will be interested to know what it closes for.

    Can’t compare with LA, two different markets. I’m think it a wonderful property. And well designed home. I would rather have the 2nd floor extend out for mor living space. Opposed to the vaulted ceilings

    Well this is different for UES. 🤔Not usually what I think about [i.e penthouses]. I know they have a few far in between, it's just refreshing to see how they interpret it. 16.5m isn't really too bad for this area gotta say. 🤷🏿‍♀️ My favorite thing about this unit is the wallpaper, the double height ceiling in the great room and the kitchen finishes. And the designated gym area was a nice touch too. Overall, I like the color palette. Nice!

    Pocket doors are an awesome touch. I would still gut the whole interior though and go for a bare industrial look, I would also sacrifice 1 bedroom in favor of a larger living area.

    It's simply cute and cozy although it would be cozier with a fireplace (even an electric one), I love fireplaces, the kitchen is fab, and the staged office space and of course the views..I'm not sure if it's worth the 16.5mill without a fireplace....I can't let it go!!!

    The fact that there’s even a room in a $16,500,000 place that is too small to do anything with really let alone be a bedroom, no thanks. It’s nice, the views are great but it’s NYC is a rip off 😂

    Ugly! Who has the stairs next to the dining table? Did you know that dust collects on the steps? Then that dust ends on the dining table? The stairs shouldn’t be inside a room such as living/dining room. It should be at the entry hall. Specially when paying $16M.

    If I was ever going to live in NYC this is the apartment I would live in. Not so big you would get lost in and tastefully decorated but at he same time feels luxurious. Love the large mural. The whole place doesn’t feel ostentatious like a lot of these expensive apartments do.

      I think you're forgetting a little something. This apartment costs 16 million dollars. So unless you just happen to have that money lying around in your bank account, you're never, ever going to live there.

    The apartment is beautiful, but I wouldn’t spend $16M for it. The primary suite is small for my taste and I would prefer it to be located on the 1st floor. Additionally, I did not see any building amenities.

    The high ceilings and the whole primary sweet on the 2nd floor. The views are very unobstructed and the private elevator into the residence is nice as well. It has plenary of cabinetry. I can’t measure the worth without knowing about the amenities etc that it offers which would add great value to the unit.

    More like a 6 million dollars to me just for the location and partial views
    It’s too small of an apartment for that price
    It should be at least 6000sq/ft to justify that price tag
