      Container homes are a familiar concept, and many competitors offer comparable or superior quality. While I wish the company success, the video gives the impression of a promotional piece aimed at securing investments.

      I can see that, and im sure Craig is getting paid for it. No harm in that.
      These homes are actually gaining in popularity. They aren't for everybody obviously. Nice to know about them, whether you're interested in them or not.

      I think Craig is just in the market in the next six months and he’s going to use that as leverage when he buys one so he can get a better deal on it

      I don't know about over priced, I had some neighbours buy a tiny home, it was a piece of crap for $70K they paid for it.

    VIEWERS ,and Craig. I don't want this to be another "own a plot of land" debacle. Also when you " invest" into these sort of opportunities you aren't paid like a normal investment. You will be given questionable discounts ,perks ,etc and minimal growth potential. Ask yourself with year over year double growth/expansion why wouldn't they have pull with a couple big investors.They just secured 2M in July 2023 ,and another 2M in December 2023. Why do they want $100 -$500 here and there from us common people? Granted the bigger VC's will want higher return ,but can you imagine trying to pay out 50K investors.
    Not knocking the product or vision ,but I'd "invest" your money somewhere else. Now if you want to throw some cash to them and hop they do well so you can brag to your buddy at dinner that you "invested" in them when they were small ? More power to you ,just buyer beware.

      They are crowdsourcing because they likely already diluted the equity in the business and now they can try and get money from people that don't know how to underwrite or evaluate that type of investment. It is usually the step after people that do know how to underwrite it look at it and say you don't qualify for more.

    I’ve stayed in over 40 Airbnb rentals in 5 countries…you’d be amazed how many of them feel and look almost exactly alike. Almost all of them are soulless decor & culture wise.

    This is cool! Last year a big old three squashed one of my rental units. Now I have an empty lot! At $85k sounds good. I wonder how much installation and engineering will run.     If you are considering investing make sure you check their financials at the bottom of the website..... Not looking so good. Seems like they are just starting and don't want to take the time for organic growth. Not saying you will definitely loose money. But understand it is an extremely risky play. You could loose everything if the business is mismanaged or get a 100x in the unlikely event that they are an extreme success.

    Interesting video content wise but as an investment idea not sure if it stacks up, I watched your lake house video talking about cleaning between rentals and having your mom helping out, seems like a lot of headache for the payout. Id put whatever money you have earmarked for real-estate investment into an Index fund with an attractive Expense ratio and dividend yield with an appropriate risk level, the longer you can let the money sit the higher the risk I would personally be willing to accept. Or maybe build a big garage and start collecting more cars, id definitely love watching that.
    ....I've also watched your video a while back about your commercial rental property. That's way more viable because of the amount of units in the building and consistent rental income generated. Id consider buying rental duplex's, multi-family or small apartment complexes over competing with hotels for short term rentals, or even an RV campsite or Trailer park where rent is always due.

    Here are my thoughts on the sea can unit: They might be fine in a warm climate, where they don't have 4 seasons. If you put one of these sea can units in a multi season location (which you are planning on doing) the steel will sweat behind your walls, without a way for this moisture to dissipate. Within a few seasons, you have a major problem with mold/rotting to the walls.

    Show the drop it off. What about the electrical hook up? The water hook up the plumbing hook up the chocolate tank.
    You're talking another $20000 there.
    And you still have something that's only what 10 feet wide. Not for maybe besides that they're really ugly looking down the outside

    They need to add an instant hot water heater, that would take up little space, but give endless hot water, eliminating that 8 gallon hot water heater.

    I think it's very interesting and love the idea of container homes; But at that price point, what makes this a better option than ordering one of the nice mobile houses or capsule prefab houses from China that look like container homes from the future? Aside from some of the obvious reasons like being American-made and being able to source them locally, the aesthetics alone of the imported ones make them seem worth the import costs, especially if used for something like short-term rentals on a lake. Not to mention the options of being built of aluminum, steel, & high-strength glass.

      I was wondering the same thing. First glaring reason would be the novelty of staying in a container home over a mobile/prefab home.
      I would also assume that physically being in the container home is a different experience over a prefab/mobile home. Much more solid feel.

      you order a tiny home from china, you get what you pay for. My biz partner ordered a UV flatbed printer from china, Rainbow Printers, and the longest it's worked for is 3 days before cacking out. Biggest piece of shit on the planet and their tech support is abysmal.

    They are getting really popular in my area, some of my customers have them. I did a sign this past summer "containing happiness". A LOT of people just drop them on piers which is really simple: drill down 4 feet, install 12" sono tube, fill with concrete and voila, you're ready.
    I'm just waiting for the draconian town councils to nix them. They hate anything innovative or different to stick framed homes.

    Not in Florida. Non-owner occupied property taxes will take on your profit, that along with Homeowner Insurance. Check to see what the Property taxes will be first.

    I don't see how lower income people could ever afford 85,000 for one of these.I also don't think it will ever appreciate in value. My town would never allow you put one up. But if you have some private land and want to be a slum lord go for it.

    85k plus, shipping, what type of insurance woukd you be able to get? Homeowners? Plus the cost of permits & zoning? All the electrical water etc? By the time youve done all that im thinking your in over 100k plus you still need the property.
    I love what they did but 85k sounds high.
    Building a deck for my pool was a nightmarr with my Municipality, i cant imagine telling them i need a permit for my container home. 😅

    Real estate is not passive income, maintenance is required. Tenants/airbnbers don’t give a damn about your luxury shipping container. Expect to have to fix something every time someone stays. You might get lucky but if you’re expecting tenants to pay the loans service, you need to reconsider.

      I've owned 4 rental properties over the past 24 years. Assuming each renter will break something is not only wrong, but pretty comical for you even to say such a thing. LOL
      Rentals are tradition considered passive income even though they require some effort several times a year.

    Kind of neat. But seems like a zoning nightmare. Plus you have to hook it up to sewer/water/electrical. And the price is steep. Prob good for the government to buy a bunch and tack the $ onto the deficit.

    Comparing them an RV or trailer is a good analogy, but these probably have an even steeper depreciation curve. The math doesn't math on trying to use them as a short term rental. Installed with utilities on land you are into it for $135K+ and in 5 years its worth next to nothing. Your first $25K per year you bring in is just covering cost of the unit. Add in cleaning and maintenance as a short term rental and there is another $8K. Can you really get more than $40K per year out of one of these? That's what it would take to beat what you get putting that same money in an annuity with no work and no risk. You probably need to get $50K/year out of it to make it worthwhile. People rent out houses because they appreciate. These never will.

      Im not sure how you can be so certain these homes will depreciate. They are a completely new concept. Also, they don't seem to need nearly as much maintenence as the mobile/prefab homes.
      ~5 years will be worth next to nothing? Lol

    Unfortunately the real money being spent is trying to get that hooked to sewer or septic, electrical, thru zoning, etc. etc. All dwellings have to meet code and that thing as-is does not. It will also not meet code for insulation in the Northeast either. Also, they cannot be buried but just a few inches. They have zero integrity from horizontal pressure and need major reinforcement to bury even a few feet. Worthless except for keeping your tractor dry.

      You do realize that building codes vary depending on where you are? How do you know it doesn't meet building codes? in what state, city, province, country? Even here in Canada they vary from province to province. Something that is legal in PEI isn't in Ontario.

    I’ve stayed in like tiny home I guess like campground it was about 30 threw out the land fishing& fire pits was nice only thing it was small barely any room move and showers ran out hot water fast and toilets as slow draining

    Good luck with zoning, I went through hell just to put a regular shipping container on my land let alone one intended for residence. I had to side the whole thing in rough cut barn boards to make it fit in with the country appeal of New England. Even though no one can even see the thing.

    Very interesting. I would have it anchored down to withstand a hurricane, seems to be a lot safer than a RV / mobile home that gets ripped apart.

      pretty easy to do, since they all have anchor points at all 8 corners. Sink threaded rod into your piers, have a steel bracket and nut and bob's your uncle.

    Lots of margin in that $85K unit. I would be interested to learn the cost of insurance for the unit. I would think with your knowledge and drive you could crank out that unit for - $40K. Keep that margin for yourself. Just my humble oppinion.

    I've been following Containing Luxury for over a year now. I love what they've done and totally would live in one. I just don't think it's big enough for what I want and I plan on building at least a 2 - 3 story 6 - 10 container home. I've been following stuff like this for years now. You should look at the channel called The Container Guy. There's a lot of useful information there regarding stuff like this. It will give you peace of mind.
