your 3470 is bottlenecking your 970. I have the same system. I'm going to change the 3470 for a 3770.

ooh thanks for the info and I figured as much I didnt think its that much of a bottleneck. my other system has a gtx 770 with a pretty old phenom cpu thats am3 socket and its almost unplayable, no matter what setting i change it to its always around 30 fps and huge leaps from 25-100 random crazy drops. and I am not upgrading now because I will be building a new system with a gtx titan or something when I get a job, a VR ready system with maybe water cooling..
