- Connect Homes had their 460 square foot Prefab Home known as the Connect 1 at the international builders show in Las Vegas. I have been following Connect Homes for a couple years now and they have been dropping a lot of exciting news lately including a new factory and a new product line. It was great to be able to see one of their units in person to get a feel for what they're doing and how they're doing it. I also had a chance to chat with one of the co founders. Starting at 255K is absurd!! You can find a stick built home for far less in many states, not to mention the company Boxabl coming in with a starting price around 50K. For 255K it better include delivery and set up but I'm sure it does not. That being said the house itself isn't bad but that price is crazy.

Or your average 1500 - 2000 sq modular or mobile home builder. Or a 800-1000 sqf condo. What makes these tiny mobile homes - yes they are essentially mobile homes - THAT much more expensive.
Exactly. You can build a full size 2500 sq foot home for that price.
Boxabl announced that $50k price well before inflation took off…I’d expect it to double or more, my guess is $120k

I am in the market for something like this for our family "get away" home. This price has to be a joke. There are other prefab type homes that are in the $35-55k range base. This is basically a premium mobile home without wheels. I have no idea who the customer base at these prices. Anyone who could drop $300k is going to custom build or get a contractor proper.
Floor to ceiling glass is great, but big screen TV above couch where you can't watch?
That’s what the glass wall is for. You just have to learn to read backwards.

@phillyvoodoo why not put thw couch there....every inch counts and I'm not giving up about 36 inches so I can have a straight walk to the kitchen. Don't think of it as a hallway. It's the kitchen that you walk through to get to the bedroom.
@@MDQDZINE Speaking as a designer, it's just bad design and balance.... the front door is on the same side so you basically have to walk in and maneuver around the couch to get to your bedroom...... This is what designers think about in the early planning stages

Nobody…. And here is the main problem with this channel… we are looking for a company to disrupt home building… these companies are ANYTHING but innovative… anyone can build a high-end 14x60 prefab home that is “off the hook” at $500-$600 dollars a square foot
No way to watch the tv while sitting on the sofa. Bathroom should be accessed from the Master bedroom? No dining area.
That's a good idea to make the hallway part of the kitchen so there is not really wasted space.
No hallway needed. Kitchen should be part of living room / dining room. Narrow kitchen is claustrophobic and space-limited.
I'll say it, cause we're all thinking it. Starts at 556/sq ft. Outside cost of land. Transportation? Site prep? Set up?

They have a few versions on the website. The prices get increasingly ridiculous. The lowest 2bd model is $405k 😂
I would try a projection screen over the automatic blinds (that I would add) for the TV and use the wall for art and family pictures ❤ I'd prefer to go to the bathroom from the bedroom, especially to avoid night time injuries, but the set up seems good enough.
I like the compact water shared space and hall way of the kitchen bathroom with w/d at the end in the bedroom. " we let the windows be customizable" is a great feature also. Great interview- thanks Kerry!

This is another great small house design. Your videos have been really helpful. In regards to affordability, I have been looking at all kinds of tiny house options and $200k to $250k is generally the price range I've found. Ultimately, we are getting the Casa del Ceilo from Palm Harbor. It's 499 square feet 1+1 for under $100k. This includes WUI, snow load and wind rating upgrades, aesthetic upgrades, and delivery. Kerry included it briefly in one of his older videos.
Casa del Ceilo does look pretty good. I also like what Wolf Industries are building for about the same price.

The home on display has a really good quality interior. The bathroom is top notch. The kitchen seems to have it all. I’m sure the Dunkin Donuts is not included. But I wouldn’t complain if it was.😋

I love this tiny! The windows are fabulous. Layout is great. Looks like it has everything. Didnt see laundry equipment but I might have just missed it.

I'm not a fan of the floor plan - especially that you can't get into the bathroom without going back put through the kitchen and living room. I do like the front porch, even though it is small. Also, their base price is way over my budget. I've still got my eye on the Metaligna/Craft Modular Medio.

Im actually setting a mobile home and its arounds 140-150 the costs including the mobile home delivery and set up. You really have to look around and call independent contractors to get the job done. Dont go through a company they over charge and have to oay their workers. Independent contractors do it themselves.

Yes, the floor plan is exceptional, especially having a "functional hallway" as the kitchen. It would be perfect if sited on something 6 acres or more, or looking into a back yard with the remaining 3 side of the property filled with a wall of trees, tall bushes, and other plants. Maybe it's that I've been a city-apartment-dweller for the past 39 years, but there's too many windows for my private self, plus I need more wall space for furniture. I would reduce the square footage of windows on the the "window wall" side of the house to half, or less, the existing window square footage.

Kerry, thanks for sitting down and talking with one of the cofounder. That really helps understand them. This is very nice house, nicely layout and some impressive finishes. They will probably have to sit down and rethink their pricing once other companies start rolling out homes. Other companies that you have featured seem to offer more home, better amenities for a better price. I greatly recommend they sit down and watch a lot of your informative videos! And also, “hit like, subscribe and turn on notifications!” 😂

Was liking it until I got bowled over by the cost and not in a good way. What happened to the USD$75,000-$125,000 price range and by no means is that cheap?
I mean no disrespect by this, but world are you living in where these would cost $75-125k? Materials, labor, storage, transportation, connection to a foundation, all of that has to be factored in. Square footage alone doesn't determine pricing. I hope prefabs get more affordable down the line without a sacrifice in quality materials, but I'm not holding my breath on any of them being "cheap".
@@MuShinnenNone taken. In the past 2 yrs he has featured tiny houses/prefab in that price range and some more 'tricked-out'. However, once they come to market, it seems that the prices are significantly more. 2 yrs ago, the higher-end ones were like USD$125,000 but no anymore.
@@eventconsultants7010 Cost of materials have gone up in most sectors unfortunately. I know because I've been planning on building my own house.
Lumber for instance has come down since the pandemic was at its' worse, but it's still higher than pre pandemic times. Same with shipping containers, wiring for electrical etc. Even if you buy in bulk with contractor discounts it's gone up.
I think a lot of companies are taking advantage of the fact they know their materials don't have much competition, so it drives up prices everywhere.

The first issue I see is the tv is above the couch because the opposite wall is all glass. You could put one on the small wall between the kitchen and bathroom, but thst limits the size.

I am always surprised by the costs, which are consistently higher than I expect. In exurban North Central Ohio I suspect I could have a new home built on site for considerably less, and certainly the market includes existing homes that, with some improvement and upgrades, would still be half this cost. I admit, I am not presently in the market for a home and my expectations may be skewed, but there you have it.

Kerry I like your channel on prefab homes. Could you compare a 600 sq foot prefab and a 600 sq foot built by a local building contractor? I agree with your other viewers 255k just sounds like a lot for this square footage.

Connect has been building homes in my nrighborhood for several years. I didnt consider the company for my ADU since i would have had to hire my own contractor to do the installation.

I became a fan of these types of houses 🏘/ buildings a few years ago by watching a show , called, "My Flat Pack Home ". That's originally from England. Online. And I instantly became curious and a fan of these types of homes/ buildings for extra living space or whatever you may need for. And you keep me up-to-date with the latest models and upgrades they do. And I'm so glad that they're available now here in the U.S. Can't wait until they're available in P.A.
This house is nice looking, but I think the layout has some wasted space for the midsection. The kitchen items should just be moved to the edges of the living space and the living space should be expanded. Otherwise, looks great! They should make a garage to go with it that has an extra bedroom connected to it.

I think this company is missing the mark a bit in terms of affordability. Sure it's relative, but their prices don't seem to be for the median American. Are they trying to position themselves as the luxury (not affordable) of modular?

The floor to ceiling windows do let in lots of light but I think I would feel like I was living in a fish bowl.
I guess it wouldn't be bad in the kitchen area but if there was just a high window in the living room then you wouldn't have to look behind you when you're on the couch watching TV. 😏
@0:55, I like that the entrance is not straight into the kitchen. That galley kitchen is okay for single person living who is not an ambitious cook. The sink is a good size, so if I was buying this and modications were allowed, I would ditch the dishwasher in favour of an under counter washing machine. @1:34, use the washer/dryer nook for a little more wardrobe space. @1:51, I'm hoping that behind the door is much needed storage space. Nope, it's the mechanicals. @3:31, I like that. It has has a modern, European look. @4:45, is there a reason why the air-conditioning unit is raised off the ground?
Agreeing with the comment below on the crazy price. Most of these small/tiny home manufacturers are on the west coast, where home prices are massive and prices like that seemed to be par for them. When they say "it can be used for the homeless"! Who's going to put a homeless person in a 250k ADU. Regular people have a threshold and I'm sure its much lower the that. I would be surprised if Boxabl increases their price that much. Their mission is catering to the regular folks.
The tax payer is going to pay $400,000 each to set up a trial homeless "neighborhood" with these homes. Connect is going to get a multi-multi million dollar state contract to build them, then connect is going to fold while the founders and C levels walk away millionaires. Yes, this type of things absolutely happens. That is the ONLY way I see this as a viable business plan.
That would be a cool house if it sold for $125,000.

It’s never existed in these tiny modulars. Seems like around $500 +/- a square foot is standard. Apparently the west coast is the only target market for all of these companies.

What are the details for installing on land no connect to an ADU property? Off grid, on grid?
I mean, I think we get the fact that the availability of homes is increasing, but the devil is in the details.
Who do we go to to get running water, sewage installation, and all the things you would get if a regular Stix bldg., get. Whether on a grid or off. Van you speak on that in deyail?

Absurd pricing!!! Contractor stick built in Northern Michigan would be $275-$325 per square foot for the average home, and you'd be able to get exactly what you want!

Great inside and those huge windows, but those white panels outside are a mistake. That make it look like a cheap mobile home.
Outrageously expensive! There are many other ADUs for the same size and features for $30,000 - $100,000.

Interesting layout but I can't believe that they had the ugly breaker box out in the open. It would be much nicer to hide it in the closet or somewhere else. For that price you would think that they would have been more creative. At least hide it under a painting or something.
