We just went thru a select cut on 200 of our 320 acres about 2 years ago. I had a forestry consultant come out but he never got back with me on a review on what should be taken down. We were having red oaks rotting and falling over our fencing. It hadn't been hardwood timber cut in at least over 90 years. We had them take 24 inch in diameter and higher except to leave 1 or 2 bigger trees than that every acre. We want to get back into it again in 10 years. TBH, it doesn't even look like it's been touched and we got 60k out of it. We've got tree tops and rotten logs everywhere after the timber cut. I'm getting a sawmill to work on the timber left on the ground so I can build 2 or 3 small cabins(approx 12 x 12) to enjoy ourselves in the outdoors. Our family waited 20 years too long to cut to keep the forest healthy. My dad and his dad didn't take into consideration that the trees would start rotting from invasive insects and aging. As a long term land owner, I wouldn't touch yours for another 5 to 10 years. Your forest isn't dense enough for my personal tastes.
Sounds like you did pretty well considering some trees died. It's all a learning curve, we'll see how the bids come out. Remember this is an investment property and not meant for a long term ownership. We may or may not log it, depends on a few factors. Thanks

I get that. We met with a couple guys and my cousin got a bad vibe about them and passed. These guys had very good reviews, I should have pushed for them a little harder. I think we would have gotten more money from them, but the land would have looked more clear cut. Our deal is that we could not be out there to monitor them daily.
Best of luck and I know what you mean! Logging is one of the worst industries where people get ripped off imo and from what I have heard in all of my years in land investing. I do like this method with a broker as it does 'theoretically' greatly reduce the risk of getting ripped off. Thanks man!
You don't need to hire some fancy guy with a piece of paper, just an honest guy who knows proper forestry practices, the smaller operations generally will give you the best deal too
The ash trees are long gone on the family farm in southern Indiana. Lots of big trees, I saw the bark peeling off and thought what a waste. The next year most of them were down, and along with them went my morel mushroom patch. 😕
If you're absolutely selling this land, you are leaving behind lots of money if you don't go in and cut everything that's usable...even down to stuff that's only good for pallets and ties.
It's all a balancing act on time and cash management. Some things are not always worth the time to put in, if a better return can be derived elsewhere in that time frame. We'll take it one step at a time but always keeping an eye on the new big monthly payment!
Who’s going to buy the land after the previous owner cut everything usable off the property I know I wouldn’t. I would buy property that was Managed properly and logged every 10 to 15 years. Not logged 1 time in 100 years
@@TheWildWestMill I asked Kapper what the new owners were going to do with the property and he said they're going to cut all the timber that will make a 4 inch post or larger. Go figure!!
@@clarkwheeler8764 here in southern Ontario there aren’t clear cuts Farms aren’t clear cut for any reason only land that is right on the edge of town for a subdivision but if you own a farm with timber they don’t let you clear cut large areas only if you got 2 acres of timber and you want to square up your field and you gotta pay to plants trees somewhere else on your property or on crown land
