    Real estate is a fantastic investment because of all the many income streams it provides. A good real estate investment will provide you with cash flow, all while your mortgage is being paid off. Your asset will also appreciate in value over time, and provide many tax advantages.
    In this video i talk about real estate investing for beginners. Here are 3 ways on how to invest in real estate without buying a home. I cover REITs, real estate investment funds or real estate crowdfunding (Fundrise review), and real estate index funds. These investments may especially come in handy right now, since the housing market is pretty crazy, and actually purchasing a house can be difficult.

    I can give personal experience as someone about to buy their first rental property, do you research and crunch the numbers on EVERYTHING including effective tax rate, property management, tax deductions etc to find out if buying real estate is actually worth your while.
    Numbers start to add up and with the current crazy interest rate and housing prices, you could almost definitely get a better rate of return on REITS, REIGs, or crowd funding with much lower risk and work.

    Gotta love the REITs and ETFs. I definitely want to get into rental property some day. But until I can save up enough for a down payment in this crazy market, I will just keep growing my REIT portfolio.
    Also are those real jellyfish?

    You neglected to include the dividends on Vanguard's REIT. The total return for that REIT is likely in the lower teens instead of just 8.92%.

      That’s including dividends. It was total annual return

    Agree that Fundrise can be a great way to get exposure to real estate but if you are looking to make 300% returns or more you gotta get in and do things yesterday. It’s a lot of work but the pay off is totally worth it
