Thanks a lot Jorge very informative video I have a question are allowances soft cost or hard cord for example:
1. Allowance for replacing damage portion of existing roof deck (unknown amount until work gets done)
2. Allowance for permit flexible material selections such as the selection of finishes, lighting, or plumbing fixtures?

How do you go about drawing up construction costs? I have awkwardly asked various construction firms if they would do upfront probable construction cost estimates.... but should they be a paid consultant, or does everyone have a "guy" that does this?
