Hey guys, here's an update video I made for you due to popular demand. I timed my visit when the finishing was still ongoing. I like the white and black theme all around the house and the spaciousness of the rooms. I hope you'll feel inspired by this house to build your own as you enjoy the finishing update of the 247 SQM house. Should I come again when the house is finally done? Let me know in the comments Watch the construction process here: ruclips.net/video/G--XsWur9Cs/видео.html
Good work nick.. I love the house. There’s also another 👌 house behind this one, that black roofed with grey color…si you showcase it for us too? You are really helping us with ideas..Where exactly in ngong?
Property noma let me ask you this question for the 12th time you normally ignore me......... Why don't you extend this project in migori & other parts of nyanza??? You pple only concentrate with central & eastern areas
I love the light feeling of this house. The down lights are called recessed lights in the west and gives a nice feel. I have used them in my home and will do the same in the motherland as soon as I figure out where my peaceful country will be. I love the nature of the neighborhood.
@@PropertyNoma My dad was a gifted builder and I just happen to be the only child interested in construction. Kenya is lovely but not sure about the complexity of acquiring land as a Caribbean.
For the first time av seen a precast house this beautiful, the house is spacious, with beautiful finishes, beautiful windows and very strong. My drawing is almost like this one especially the living area, foyer and veranda.
Love the architecture of this spacious and epic Bungalow made of pre-cast panels. Great job Bwana Nick for showcasing this Beautiful home and well done Bwana SK Chomba for excellent works so far. It looks so Great!!! 💖 💯 💯. Kindly present us with the final showcase again soon. 🙏
Hey juz a point to consider, if it was my house I would advise the entrance to the living room to be at the foyer, juz leave a space like a door instead of using the veranda and the veranda should be for the family members only. Otherwise the house is beautiful.
Actually I find houses built in ke to be height limited. This Is almost the standard in but needs to be improved. May be it's about cutting costs but again..
At some point a house does develop a crack, how is one repaired in interlocking bricks and in precast panels? Please let your usual contractor and engineer answer me.Thanks.
The big size of the house and the terrain of this area influenced the cost. Have a look at the construction process of it here. ruclips.net/video/G--XsWur9Cs/видео.html
get someone to do your architectural drawings, from there get a QS to do cost estimate.then from there get a reliable fundi to do your house.remember 2.5m can be too much or too little depending on the size, finishes, of your house.stop listening to these internet fundis who just throw figures

You have to consider the kind of foundation-being that the soil is black cotton soil which is a little bit delicate. Then the type of roofing(LGS),the size of the house (247m²) and the plumbing mapping..Putting those to consideration I think the price of the house is kind of fair, unbaisedly.Thank you
8m really and the house is not yet done??🤔 There are many beautiful houses ready with lower price than this 3brm . This 8m is just crazy price no for me☹️

Alright
I would really love to see the final finish. Please also share the house can fit on what size of land
The size of land is 1 acre
It is a very nice house 😊
Lovely home.
Great work! Very inspiring...
How much do you think this 247 square meter house would have cost if the owners had went with the traditional bloque concrete?
Not less than 13 million
So with 8m I can have a beautiful home like this one..I tap the blessings in Jesus Name
God will do it for you
Great work,am well informed
Glad to hear that
VERY iNFORMATIVE KUDOS

Very very good job done here. The large white tiles used in the kitchen and bathrooms are they available in other colours?
I'm not sure, but I think they're available
This is great work done. I have a question. Will they do water gutters?
Gutters are underway now....

The house is Very nice bro ,
Yeah it is
How does precast fare with multi-storey houses?
Nyumba Za gorofa Za kurent naweza jenga ngapi assuming I have plenty of land?
You can build multi-storey houses with precast according to your budget
I like this house in Ngong please let me know of the total cost.
Ksh 7.4 M
The estimated cost sounds highly exaggerated for four bed bungalow looks like it will cost the owner over 10m when fully completed😮
The 7.4M is the total cost
😢😢
That's a big house, the cost is very fair
Good job
Thanks
i heard contractor said something about fibre cement board ,can you show case us in the next video he gonna cover ceiling on gable side .
I'll try my best
Awesome
Can the precast panels be delivered to ghana?
Good work! What's the estimate total cost as at when doing this video?
7.4M ksh
Hey bro hio ni Ngong which side.I like it how much is 1/4 or 1/2 of acre size around somewhere ploti is kinda slunting kidogo.
It's 1 acre in size and yes it's a sloping land
Land in Ngong or Matasia is not cheap at all.
But I believe you got the doe .
1/4 at Matasia or Olkeri is around Ksh.7m
WHICH PART OF NGONG I WILL WANT TO BUY LAND THERE TOO IT SEEMS COOL PLACE FOR FAMILY MAYBE NEXT YEAR APRIL
Do your research
Matasia is a great place to build a family home.
Ask him whether I can get one 3bedroom for 2.5m
At some point a house does develop a crack, how is one repaired in interlocking bricks and in precast panels? Please let your usual contractor and engineer answer me.Thanks.
Precast panels does not develop cracks at all...this is a continuous concrete block reinforced with steel bars...

Do you have a company in Kenya that makes precast concrete wall or y’all import ?
Kingdom Precast Solutions is in Ruaka Kenya
Thank you for information
Do u know what u could do better mwema?do time lapse videos of the projects then in the end a rough estimate of total cost
Thanks for the idea
Really you can't do large glass panels?
I would like to ask there is this guy called Miano Muthii who critiques the panel seriously, what is your take on the same
You can watch one of my earlier videos ruclips.net/video/JcuxYghq5vA/видео.html
why is the cost for this house away expensive than the other 4 bedroom you had showcased for 3.5million
Because of its bigger size, foundation and roofing. Check the construction process here: ruclips.net/video/G--XsWur9Cs/видео.html
The first one looks elegant and fair but lets see the complete product of this one
I mean smaller room s and smaller kitchen and smaller windows
How long did it take
This video can answer that: ruclips.net/video/G--XsWur9Cs/видео.html
Too expensive thought this type of construction was cheaper!! ?
The big size of the house and the terrain of this area influenced the cost. Have a look at the construction process of it here. ruclips.net/video/G--XsWur9Cs/видео.html
Thought so too... Just the roof alone cost 1.7 M? Alafu walls pekee were 1M? aii, nooooooooo
He used steel roofing not timber
@@acouslyk it's not making up me too i doubt that price,it cannot cost that, they are lying.

2.5 can build 3 bedroom, but you may not get the final touches that you may want, maybe you do that in phases

That cost has been excessively exaggerated. 7.4M for a 4 bedrooms house minus land? 🤔🤔

With 7.4m u can build a 4 bedroom mansionate using concrete blocks ( traditional method). Pre cast is exaggerated
