I think you'd be better off with a 3 bedroom and if you wanted a 4 bedroom later you can always build it. Currently there is a shortage of rentals available (especially good ones).

To be completed next year.. and rents promised are around $1950 both seem kind of high and I’m not that familiar with Calgary market but am looking at 3-5 year horizon.
