I will talk about the white site in Jurong Lake District. As reported in the Business Times. This site was not awarded because the bid at S$640 psfppr was deemed too low. I will share more about this Jurong Lake District master developer site concept. I am also going to analyze why the offer was so low. Plus, going forward. What the authority should do to make this site more sellable?

This happens when buying property is like a casino bet; people cannot judge the real price. Bid high. The gov may bail you out if you cannot sell, like Cuscaden Reserve, but knows whether they want to save you

your proposal do not fit their criteria of 40% office, 45% resi
plot3 for office is like 16% office, plot2 for resi is like 25%
to fit gov criteria, plot1 have to be resi+other use, whereas plot2,3 have to be pure office

yes. my proposal is to split up the 3 plots for differ uses. it will not fullfill the 45/40/15 allocation.
