@ Well, I’m not how old you are but I remember a steep correction that happened in Canada in the late 80’s early 90’s. Prices then stayed pretty flat through the 90’s and took 10 -12 years to get back to where they were. It won’t be the % rates that bring it down. It’ll be the job losses. Without employment people can’t afford a home at any mortgage rate or price. I’ve made my moves in 2001, 2008/09 and waiting for the next one to acquire the next asset. We are well overdue. The gap between home prices and median household income is too massive. Unfortunately now that the banks have financiallized the housing market via mortgage backed securities and other derivatives this will affect many other assets like large pension funds. Most of the municipalities rely on the revenue streams that the land transfer taxes and the elevated property assessments that have garnered higher property taxes. However this model is not sustainable long term. When not if this thing comes down it’s not going to be pretty unfortunately for many people. Once real-estate was treated as a commodity that was already the beginning of the end.

Okay, suppose Canadian construction supply chains can't sell to America. In that case, they will end up with an oversupply, which should bring prices down in an environment where housing is in desperate need. Also, the houses are not selling because they are priced well outside consumers' ability to pay for them, and calling this "low demand" is misleading.
I agree! I’m in the business of manufacturing trusses walls and floor systems. I’m holding off on major purchases because if tariffs are applied, lumber will go down in Canada.

Our dollar actually went higher than that of the US before we even had a free-trade agreement with the US under Mulroney. Most Canadians were against that agreement.
When the northern peso naturally dives sub 55 then in many many ways resets will be a plenty ideally for our neighbors to the north their last remaining pockets of" wealth " aka homes ... With that said our area sees many escapees from the land of Canadashitastan who state that they would have left earlier had it not been that Canada absolutely scalps folks on their way out .. Homes often times were the last part holding them there or taxes connected to selling g them kff. Homes crash a bit and I can see more escapees fleeing.
Time to join BRICS
With uncertainty that this will create, noone will be interested in making any investment in Canada and as a result, there will be mass unemployment. The rest, only time shows!
