Before you turn anything on you should be checking the metre are all right then test everything on for a quick cycle… and to ensure when the home owner move in they start at the correct amount….. There’s a few things you’ve have missed. I hope this wasn’t a paid job or you’ve done with off the camera.. Also, the shower - I’m not sure if they have purposely done it that way but 100% there no money or incentive back. Because the negotiations process you mentioned it’s for second hand before exchange. This is a new home that’s completed. It’s two different things. Please don’t give out fault info on incentives/ negotiation etc to people. New homes have warranty for 1-2years internally therefore the developer can usually do it for free if it’s faulty on their end.
Thank you for your comment. Developer said no money back. As you said, it never happens on domestic projects. They will make it right if it's wrong. Yeah we were there for hours starting cycles for all appliances, checking sockets, etc. Meter reading is essential for new and second hand homes! For new homes, developer normally takes the reading the send it via email. Thanks for your feedback!

I understand that, Barratt being one of the leading house builders in UK, I am disappointed that so many irregularities were found thro' casual inspection.
If you google the other house builders, you will be shocked to read complaints from buyers about DELAYED or outstanding work in plumbing, uneven brickworks, drainage pipes To the point of buyers taking builders to court for the nightmare Redrow, Bellway, Gleesons,Berkeley all have complaints It's a question of luck There is usually a 2 year free remedial period for work to be done in the event of problem's

If the google complaints are true, the "Why Buy New" section of the builder's website is an advert rather than a true account of their performance.

The seller may not be aware of any hidden defects and it is difficult to substantiate that the seller does not act in good faith by disclosing them to a prospective purchaser. In case of buying a new build house, it's not unreasonable for a prospective purchaser to rely on the good will of a developer. The architect of the developer owes a duty to inspect all new build houses duly and ensure proper construction standard as well as immaculate interior finishings prior to delivering these houses to purchasers.
This development was sold out a few months ago and the prices are very different now due to recent price hike in property prices. We don't know how much the owner paid for it. It's in Bristol☺️

我有一個問題：能否請亞偉講解一下樓上樓層嘅浴室滲漏嘅原因？
最近我係蘇格蘭買左間中層嘅flat，點知係漏水樓🙈🙈🙈，樓上bathroom滲水落黎，依家樓上嘅letting agent維修緊，plumber話bath blind 裝得唔好，但係換左bath blind 都仲係有滲漏，後來plumber又話水喉邊有縫隙，昨日封左膠，未知是否仍有滲漏。因為樓上租客昨日遷出，要等有新租客沖涼至知道是否冇滲漏。
感恩暫時樓上冇人住，滲漏暫時停止。我要等樓上leaking停止，我先至能維修我bathroom嘅天花，仲要搞報價比保險公司，claim維修費。
我睇樓嘅時候見到浴室天花有一處小小stain, 但冇為意，因為相信home report， HR 冇提到呢個問題。如果當初知道係咁大獲，一定唔會買呢個單位，好後悔🥺🥺🥺 請亞偉指教我應該怎樣處理？

It might be more efficient to use an unvented hot water cylinder for high usage. It's quite common for bigger new homes.

You need to do better reading too, the developer would have used energy as well. They need to cover the amount that used.
