@@Kalcandesign79 Hm, I watched all during my actual classes then went and bought a month of the questions, which wasn't that much but I enjoyed because they would always switch the questions up. Even when you missed one in a 120 practice exam, I only did that for 2 weeks so 8 weeks in total. That is because my class was for 6 weeks

@@Kalcandesign79 it was during Covid so everything was online. The actual class sucked, i mean it was bad guy just read out of the book. I learned actually nothing from that class I leaned from here and doing the book practice exams and I listened to everyone of these a lot

I just took my exam. There was a question about you owning a piece of property and you put it up for lease. You have to people who want to lease it. One is an oil farmer and one is someone who wants to let his cattle graze. Which one do you lease to? I still cant find the answer!!! Its driving me nuts.

Yep! Your test is comprised of about 75-80% national material. The rest is state specific. Most information on my channel will cover the national portion of the exam. If it is state specific it will be apparent, or clearly marked as such.
In regards to the drug abusers part. According to my schooling and what I've read on the ADA site, active illegal drug abusers after not protected; however, actively recovering and recovered addicts are protected. You started your question out asking about drug abusers that are in rehab, but the answer you gave seemed to point more to active illegal drug users. Could you please clarify this part?
According to my research any drug abuser...active rehab, post rehab, recovering, or active user would NOT be considered a protected class. The issue is that there are court cases and times in which they could be considered protected class. That is a grey area in regards to the practice of real estate and real estate law. In regards to your exam, I would say they are not protected.

I also wonder about the scenario if they are taking PRESCRIPTION drugs that ARE prescribed to them -- which would make the drug use NOT illegal. Many pill addicts are taking pills that ARE prescribed to them and abusing their prescriptions.

That certainly is one you could use. I use putee, or uptee. That would be the right to possess, use, transfer, exclude, and encumber. Disposition is the same as transfer. Enjoyment is the same as use. Encumber is the same as the definition of control. Thats how I have always taught it, however your wording is no different than mine :)

You may have seen it one way which was the way you had learned, but another author such as myself might write it the way I teach it. There is no definitive/authoritative wording on the subject matter. Real estate authors, and test writers frequently use synonyms.

"Colorado Real Estate School" This question is in our database and you may have gotten it on one of the course exams. It makes an appearance on the national side of the state licensing exam; we want to highlight it here so you remember it: “A licensee has procured a new listing and has determined that the neighborhood consists mostly of Russian speaking residents. He has decided to advertise the property on two Russian websites. He is not advertising the property anywhere else. Is this a violation of Fair Housing laws?” 1) Not as long as the language in the ad is compliant with Fair Housing laws 2) No, because social media is open to everyone 3) No, if you advertise the property using the Russian language 4) Yes, such advertising violates the protected class of National Origin The correct answer is #4. By only advertising on those websites targeting a certain segment of the population the agent is in violation of Fair Housing laws. He is essentially “steering” one particular nationality - national origin - to a specific area, and that is not allowed. National origin refers to birthplace, ancestry, language, and/or customs. I’ve helped a ton of folks in FL. Check the description box and you can schedule a private tutoring session, or sign up for prep agent. I do not do state specific material, however I tutor to the national portion (which is about 75%) of your test in FL
you're wrong here... A life tenant cannot sell the property or take out a mortgage loan against it without the agreement of the remainderman. The reverse is also true: The remainderman cannot sell or mortgage the property during the lifetime of the life tenant.
You're correct in saying consent would be needed. I try to teach to the test. Life estates are hard to understand for most students. When getting feedback from students taking the tests, and school tests I find that the questions about life tenants and life estates are surface level. The authors simply want to know if the student understands that a life tenant does have the full bundle of rights (regardless of whether consent is needed or not). If you or any other student sees this detailed a question on a test, please let me know. I have yet to see any question in my consulting, or teaching that would warrant that level of understanding. On average I review, and take about 45-60 tests a week from various sources across the country.
That would not be likely to be on your test in that type of wording. In a practical setting that is more for an attorney to answer. If being asked here, I would more likely say I would relate it to alcohol abuse.

This is national material that would be good for all fifty states. Each test comprises of national material (about 80%) and state specific questions. Some states combine it into one test, others separate it.

It's OK to advertise in a Russian newspaper but can't be the only source to advertise.

you're wrong here... A life tenant cannot sell the property or take out a mortgage loan against it without the agreement of the remainderman. The reverse is also true: The remainderman cannot sell or mortgage the property during the lifetime of the life tenant.
You're correct in saying consent would be needed.
I try to teach to the test. Life estates are hard to understand for most students. When getting feedback from students taking the tests, and school tests I find that the questions about life tenants and life estates are surface level. The authors simply want to know if the student understands that a life tenant does have the full bundle of rights (regardless of whether consent is needed or not). If you or any other student sees this detailed a question on a test, please let me know. I have yet to see any question in my consulting, or teaching that would warrant that level of understanding.
On average I review, and take about 45-60 tests a week from various sources across the country.

That would not be likely to be on your test in that type of wording. In a practical setting that is more for an attorney to answer. If being asked here, I would more likely say I would relate it to alcohol abuse.

@@Kalcandesign79 you take both tests at the same time in most cases. I would do a bunch of practice tests for both. I have a video on my RUclips with things I did if you want to check that out too! You got this!

National exam?
This is national material that would be good for all fifty states. Each test comprises of national material (about 80%) and state specific questions. Some states combine it into one test, others separate it.
