Remember gents, legally you cannot own property in Thailand. Yes, there are 30 year loopholes etc - but you will not be the owner. Additionally, a common problem with houses like this that are in un/underdeveloped areas is that after you move in about 6 months to a year later, all of a sudden someone decides to open a pig farm in your backyard, and Somchai opens an outdoor karaoke bar on the corner blasting music into the wee hours of the night. Caveat Emptor.

Construction expert here. Here are my observations: 1. the wall thickness is extremely thin (maybe 7-8cm), so no insulation for anything and if you run against it hard enough you will find yourself in the garden 2. there is no ground water insulation so you'll experience the water running up your walls and destroying the inner and outer part 3. the tiles are not ending in a slope or have some protection, therefore physical pressure on them will break the edges (driveway) 4. there are many small details that are not worked out properly, like alignment of wall sockets, switches, the walls are not straight at all 5. the layout is not that practical, could have been much better 6. not sure about the exterior column supporting the roof on the left of the building, but it looks to me that it's covered with some panel, the structure is not that thick, just hope it's not drywall

People throw this out but never elaborate on what they mean. Typically when you own the building but not the Land, the land owner still needs to compensate you if they want to kick you off their land. I have a very hard time believing you can lose your home without any compensation and how often something like this would even come up.

Amen to that. I'm Thai, living working in the US and has a house in the US, but I would never buy a property in Thailand even though I can own it. Why buying when I can just move around and enjoy a different scenery. That's what I'm going to do when I retire.

As someone who lived and owned property abroad, I'd NEVER EVER do it again. If the local councillor or mayor doesn't like you - then you are right royally screwed and be unable to sell your property. (This is what happened to us - We had to go to the high court just to get the permit to sell) I know a lady friend who purchased property in Thailand, she got screwed over and lost everything, the "Real" owners wanted it back... It was a disaster she ended up leaving it all behind and moving back to the UK - She lost £100k's.. Just don't do it folks - RENT only - you are free to leave.
Buying your own house is really nice but for me renting is probably the best and smartest option for various reason which majority of your guys already know.

Generally a problem in Thailand - open plan kitchen with MAYBE - in more upscale properties - a Thai kitchen separate, instead of having the usual show/wet split where the real cooking happens in the non-visible kitchen. That and no laundry room are my main 2 complaints. In this case no garden is the third, but then the price is good´.

The house is 20k over price for that side of Thailand even brand new and it’s a bad investment for the simple fact that your paying for a home that can not be inherited to anyone of your blood it’s a glorified long term rental but it is nice

Low labor wages. Lower material cost. Lower quality. Low building requirements. Location. Focus is at the design but what about isolation, no air conditioning, no ventilation system, no garage etc etc. With these arguments, this doesn't seem like a perfect offer to me.

Yes I loved the house,no cabinets for storage in the kitchen area. No walk in storage closets for all your clothes. Wardrobes take up a lot of space in the bedrooms. No air conditioning units that I noticed. Storage room for tools,lawn mowers, bicycles. Where is the laundry room for washing machine and dryer?

I own 3 homes in Thailand. The price seems reasonable. No aircon? No storage?No closets? Kitchens are not usually indoors in Thai homes. This home is typical of new homes I see Thais buying these days. Except for the interior kitchen. As you foreigner you cannot own land in Thailand but you can own the structure.
The burning season and the smoke and smog has increased dramatically in the past six years. This horrific situation used to be only two months but now it starts in mid January and goes through April. There are now so many days when Chiang Mai has the worst pollution in the entire world. I simply leave during this time as I value my health. Why any Falang would even consider buying a house/condo in Chaing Mai knowing this is beyond my understanding. Now you can add in the Taxation Department trying to tax the income you have and Thailand is no longer the Land Of Smiles for long term Ex Pats. Next door Cambodia is a much better option.

For the average American I think they prefer Mexico much much more because of proximity and good property laws and it’s right next to the USA, plus the pollution in mexico esp in the nicer cities is amazingly clean air quality you will not find anywhere in Asia. It’s European and western air quality
So you basically buy remote super cheap land, build fully equipped homes targeting the foreigners that are married with Thai people and sell a stunning view that will disappear when other homes will be built and the whole area will turn into a ghost neighborhood (because the villas are occupied only a couple of weeks each year). Foreigners can't own land in Thailand. The house is yours for 30 years and then... You would need to get married with a Thai but he/she would be the owner unless I'm mistaken. Always consult a lawyer from a big city like Bangkok before buying anything or getting married.

A foreigner has to set up a limited company which is 51% owned by a Thai and that company can buy the land. So the foreigner indirectly owns 49% of the land. You can't do it with a Thai girlfriend if that's what you mean by partner unless the rules have been changed recently.

You can buy condos freehold but you will never own the land unless you do so with a Thai owning 51%.

You have to be extremely cautious with real estate in Thaïland. There are lawyers to check and many parameters to take in account.

Generally a problem in Thailand - open plan kitchen with MAYBE - in more upscale properties - a Thai kitchen separate, instead of having the usual show/wet split where the real cooking happens in the non-visible kitchen. That and no laundry room are my main 2 complaints. In this case no garden is the third, but then the price is good´.

The house is 20k over price for that side of Thailand even brand new and it’s a bad investment for the simple fact that your paying for a home that can not be inherited to anyone of your blood it’s a glorified long term rental but it is nice

With $90,000, you can only get a small entry level car in Singapore and ownership for 10years only. Its unbelievable how cheap housing can be overseas... only 90k you get such large luxury place....

Yes I loved the house,no cabinets for storage in the kitchen area. No walk in storage closets for all your clothes. Wardrobes take up a lot of space in the bedrooms. No air conditioning units that I noticed. Storage room for tools,lawn mowers, bicycles. Where is the laundry room for washing machine and dryer?

I own 3 homes in Thailand. The price seems reasonable. No aircon? No storage?No closets? Kitchens are not usually indoors in Thai homes. This home is typical of new homes I see Thais buying these days. Except for the interior kitchen. As you foreigner you cannot own land in Thailand but you can own the structure.

The burning season and the smoke and smog has increased dramatically in the past six years. This horrific situation used to be only two months but now it starts in mid January and goes through April. There are now so many days when Chiang Mai has the worst pollution in the entire world. I simply leave during this time as I value my health. Why any Falang would even consider buying a house/condo in Chaing Mai knowing this is beyond my understanding. Now you can add in the Taxation Department trying to tax the income you have and Thailand is no longer the Land Of Smiles for long term Ex Pats. Next door Cambodia is a much better option.

For the average American I think they prefer Mexico much much more because of proximity and good property laws and it’s right next to the USA, plus the pollution in mexico esp in the nicer cities is amazingly clean air quality you will not find anywhere in Asia. It’s European and western air quality
So you basically buy remote super cheap land, build fully equipped homes targeting the foreigners that are married with Thai people and sell a stunning view that will disappear when other homes will be built and the whole area will turn into a ghost neighborhood (because the villas are occupied only a couple of weeks each year). The margin must be really nice on this kind of project 🙂

Foreigners can't own land in Thailand. The house is yours for 30 years and then... You would need to get married with a Thai but he/she would be the owner unless I'm mistaken. Always consult a lawyer from a big city like Bangkok before buying anything or getting married.
You can only own 49% of the property the other 51% belongs to your Thai partner.

A foreigner has to set up a limited company which is 51% owned by a Thai and that company can buy the land. So the foreigner indirectly owns 49% of the land.
