    Agree with so much of what he is saying. I agree too about being aware of the “warning” signs. What’s around the house too. Who are the neighbors??? I know some people that had to sell their house because of bad neighbors. It’s awful. I also wouldn’t want to be around a school. No. If in a condo building I stay away from being by the pool too. Another red flag too. Have to be aware of anything that might become a nuisance for you after you move in. That’s not the time to find this all out. Hopefully. Do your homework. Like he said. Great advice!

    Smart advice, having just spent 10 days finding our rental the main issue seemed to be availability. Pass on a few hints if I may . Find yourself a decent, honest agent and let them do their stuff. Listen to them, they know the properties. Tell the agent exactly what, where and your budget. Decide on an area where you want to be beforehand. Often a house or condo has power + water isolated. A Thai owned property is always immaculate.
    You won’t need to ask…
    The vogue is to offer a big lump up front as a lever for negotiating a lower price. As I did. But our agent advised caution because that’s not without risk. Should there be any issues that only become apparent after you move in. The owner has no real incentive to rectify faults. Finally, this is Thailand, expect the unexpected.!!

    Thank so much for this informative video. It was great to learn the pitfalls. Definitely a good idea to have a real estate agent to help you out. An attorney may be helpful as well.
    On a different subject, could you do a video on if households have maids in Thailand. I know this is something you can get in the Phillipines. They are helpful in getting the little bits and pieces done , so you do not have to.

    I agree with him of not spending time in a place that you don’t have that WOW factor. I’ve done this myself. When I walk in to a place I’ll usually know right away if I like it or not. The vibe. Is it there or not. If I don’t feel it or see it then I tell the agent to just move on to the next place. Don’t waste my time or theirs.

      Only works in places where there is a reasonable amount of available condos though. No issue with that in Thailand, but try that in the west these days, the only "wow" factor is the shock when hearing the price. ;-)

    Hopefully moving over in 2024. Been asking Martin questions via email for a year or so. Always good, sound advice usually within a couple of hours. Will be seeing Martin in person when I buy. From my limited experience of Martin and Cornerstone I can thoroughly recommend him.

      Just remember the rule of supply and demand. There are thousands of properties available in Pattaya that people want to sell, including brand new ones in buildings that lie almost empty because they can't sell them. Whatever the asking price go in with a MUCH lower offer.

      You can rent on any visa or exempt. Immigration status doesn't enter into it.

    Here in the states most landlords don’t give you back your deposit. It’s awful. Has happened to me repeatedly. It’s stealing. It’s unlawful. But they don’t care. Hate that part of renting. That damn security deposit. Knowing I won’t get it back.

      Do you not sign a contract/agreement that states the deposit is refundable?

      used to be like that in the UK. Deposits are now held by a Government Agency who sort out any disputes about damages and return the deposit appropriately

      Same in the UK.. Most landlords are not giving deposits back . They just steal the money with excuses like the carpet is worn or the cooker needs replacing all wear and tear issues, basically even if u didn't live in it but payed the rent for 12 months u still wouldn't get deposits back .

    Cornerstone seem like a very good company but have they paid you to do this video? Other agents are available such as East Coast Pattaya and Condo Connection etc

    I’m not an expat, I’m considering buying a condo next visit for future retirement. If I buy a foreigner quota condo can I use my Thai wife’s bank account to transfer money from the UK. On the other hand if I buy Thai quota can I be issued with a yellow house book at time of purchase

      As long as you send foreign currency and you clearly write that it is coming from yourself and for the purchase of "ABC Condo..." then you will be OK.

    If you haven't been to Pattaya in a while there is a glut of condo's....thousands of unoccupied units....I've seen this in a lessor degree in 1996....I expect you could see a 35%-50% reduction in current prices....The world's economy is in the toilet...I'd wait a year until this market plays out....rent and watch

      Very true, a glut of unsold condos that nobody wants. They're worth F all but these agents try to screw their own countrymen into parting with millions of baht. Nice guys!

    its all good getting the paperwork done and everything sorted BUT you are never safe as a home owner being married or just a g/f ............because these chicks may have a gambling problem and then get the mafia police to draw up new paper work and you loose the lot . happened to my mate 1.4mill AU , THE paperwork was in his lawyers safe in his office !! tried going to court but to no avail . live on your own and rent

    One good tip. Don't use Jomtien Property. They lie on the contract and are very unhelpful in helping get needed documents for a visa which will make life very difficult for you, just laziness I think. Save yourself the pain and go to a good agent like this crowd.

      I am sure Martin's company does a great job but I am sure many other real estate companies does just as good if not better. You show many bars and many restaurants. But only 1 real estate company. People would be upset if you only show 1 bar and 1 restaurant all the time.

    You don't need to do the TM30 at immigration. The homeowner needs to do it and should give you a copy of it.
    That's the problem with these forms. Come back and spend one night in a hotel. Then the hotel has to do it. Nothing to do with you per-say

      Agree. Always get an agent AND an attorney. Hopefully trustworthy. I did this when I bought a condo in Manila, Philippines. I used both an agent and an attorney. The deal went off fine. No problems. You almost have to. If you’re not from that foreign country. A good safety net. 👍

      why do u need an attorney to rent? I have been renting for years and years, i use rentpad,,,,Where the agents advertise,,,,i have never had a problem, and i always got my deposit back.@@shadowfilm7980
