I lived in a small town over ten years ago. A guy opened a small retro arcade with purely mechanical games. It wasn't even open to foot traffic. It could only be rented for private events. He eventually got run out because of complaining neighbors for the noise as well as some ancient local ordinances. Check with your local government before you go down the arcade route, just in case.
Can't wait untill the next video of this laundromat I'd even be really interested in seeing construction work to the walls and all that kind of stuff!!
When I worked in Maine, there was a laundromat/bar combination called "Soap Suds." Basically it was a small bar next to a small laundromat where the owner knocked the wall down between the two. It was pretty cool, throw your laundry in, grab a beer-n-burger and watch the game.
I'm not sure how viable an arcade is in such a small town, but I will say this... 1. A lot of the issues you will run into with arcade machines has to do with the sticks and buttons. Those parts are VERY easy to replace. 2. While I am not sure it will be viable, if I heard there was a arcade in my town I would DEFINITELY check it out. Best of luck, dude.

If you're curious if anyone uses the payphone there is something kinda funny that you can try. If you can find the phone number of the payphone and call it do so and then wait a few days to see if the phone company comes to remove the payphone. Most times, they literally forget they are there until someone calls it(I'm not exactly sure why it doesn't work the other way around). Also, I'm looking forward to seeing how your arcade does as in the future I've been considering starting an arcade type business in the country that is king of arcades (Japan). It'll help me understand the ins and outs of actually running one since there aren't any near me.
I really don't know why youtube suggested this for me a few weeks ago, but oh man am I glad it did! You should make sure to get a pinball machine! I don't know how much money it'll make, but it's sure to be popular!
There is just something cathartic about watching these videos. I don't even like the concept of a laundromat as an investment, but these videos ... worth my time somehow.
1500 people. Does put things into perspective how rural America is. I live in Northern England. Everything is so close together. Looks like a good business being the only one in town.
Hey Brandon. Turn that upstairs apartment into a secured office space. A Home office is nice, but sometimes you need time for yourself to think. Set up the internet, printer/fax machine filing cabinets, etc. Also, there is nothing that states your office canNOT be Star Trek themed! A Star Trek Captain's desk, pictures of Star Trek ships on the wall, a Borg covered printer/fax machine!! Possibilities are open.
Laundromat + Arcade sounds like a great concept! You mentioned about having an investor for this deal? How was the deal structured? Curious to learn how real estate deals are done without having to finance them yourself.
This actually a great idea with lots of synergy. You need quarters ready, you only need one coin exchanger for both businesses, a lot of people stay with their laundry with nothing to do, why not charge them to kill time while waiting.
My thoughts on the upstairs would be to allow a nice couple to do the labor to renovate it in exchange for a rental deposit and then allow them to live there rent free as laundry attendants.
The disconnected pipe on your furnace is the air intake. It's safe for it to be disconnected but will reduce the efficiency of your building and the furnace. I have the same one at my home.
Keep us updated on the trailer park! Also that is a huge building compared to your 1st store And I can’t wait to see the grand opening of the 2nd store!
Looks like the boiler room is ready for demolition. A whole rebuild in the back of the building. A reduction in small washing machines and the old dryers if you're making it into an arcade, too. Getting rid of all that insulation. Remove that big folding table and put smaller folding tables in front of the dryers. Have someone you know after you finish the remodeling, lock it up at 9 or 10 Pm at night. Create you an office on the right side where those old washers are so you can count you money and change. Let it double as a stock room for your soap and softener packets. Make your bathroom more presentable. Looks like it needs a little carpentry work. Getting the dryers and machines running. Cleaning out the junk in the back, straightening things. Lighting fixtures, new tile, and a new mud and repaint on the walls and ceiling and you'll almost be able to go with it.
Nice flooring amd lighting and a tea and coffee machine would also look great in there. Good luck with it. Would be a dream of mine to have a chain of them but not much call in the UK 🇬🇧
In Seattle, years ago, there was a laundromat called 'Sit & Spin'. It had a bar and stage for bands to play, it was very popular and bigger local bands would play there... Do laundry, get a drink, see a show. New laws regarding spaces serving alcohol killed it.
I would try to rent out board games, extra supplies which is a flipfold and detergent cup holder. Then maybe use an ironing station. Lastly I would say sell containers and lend some out to the customers. This would encourage people to spend more over time.
There's still some money to be made with arcade/pinball games today. Keep them repaired, clean and secured. Double check for any "amusement machine" licenses you may need to buy every year. Install security bars and padlocks on the machines. Install a good security camera system to keep an eye on the machines. Make sure you have insurance on the machines in case someone gets hurt using the machines. Fire department will want you to have grounded plugs on the power cords (no chopped off ground pins). Some fire departments won't allow use of outlet strips to plug the games into. Here in Washington state, coin pushers, crane/claw games, and other redemption machines are considered gambling devices and are strictly regulated by the Gambling Commission. Vending machines are a good idea, but having them outside make them prime target for thieves/vandals.
Awesome Laundro-cade!! Coin pusher, Pac man, 2 player racing, pinball, basketball, and skee ball is all you need now heh!! Do you plan on getting a couple laundry carts for it? *Have a good'nnn*
I use a laundromat here in Michigan that has free drying. If you have an employee run dry-cleaning AND offer free drying, you'll get A LOT more business and stay much busier. The one I use is constantly booming compared to the one directly across the street.
In Appleton, WI we have a place called Jay Jays. It's an arcade inside a laundromat and it serves pizza. They have pool tables as well. It does well as far as I can tell. We went there before i had a house. Good idea.
if he uses upstairs he could make pool tables, an arcade with a jukebox work - also, mod pizza, & pizza, subway and smaller pizza huts use table top grills to make personal pizzas and it'll fit in that extra space he has.

Yes you need the soda machine and add a snack vending machine, I have used enough laundromats to see how much money they generate. A wash, dry and fold service is a good idea as I have known many single men use such service. This will also provide additional income generating work for an attendant. As for the arcade I would hold back. I would add maybe one or two machines as laundromats are boring places. This may offset or cover the cost of part time employees. Along with the pop machine, vending machine, coin pusher. You could also do Candy Racks. I have a business where I ONLY do candy racks and U turn and the machines pay for themselves Fast and easy to Service just a thought... Great video
You know what would be interesting to see in a laundromat, as far as vending machines go? One of those machines that has a stock of frozen food in it, and when you buy it it heats up the food and serves it to you hot. And a coffee vending machine. I think a pizza vending machine got pretty popular on youtube before. But in South Korea and places overseas, there are some places absolutely filled with just food vending machines and tables to eat them at.
Seems like you have a lot of wall space that you could sell for advertising space. That's something you might consider, if you hadn't thought about it yet. People stand around while their laundry washes and dries, so they're a perfect audience for wall advertising. I'm sure you could get a few local businesses interested if your prices are low. You don't have to charge a lot, as it's simply extra butter on top of what you would already be earning.
The biggest question I have is, if the old owner wasn't making any money when they sold it and now its been closed for 2 years, clearly people in the area have found other ways to 'wash' now, will they return?
You'd be shocked at how many people I have talked to that is specifically said oh you need to go and purchased the laundromat in this specific Town. Not knowing that I already owned this location and we just had not got to the point that we were able to address the problems
@@InvestmentJoy I see, but are these people going to be users of the place when it opens who are telling you to buy it? What Next? Add a Gaming Cafe in the laundromat?
Almost 100k!
I literally live 2 minutes from the laundromat. Really is a great community, ive actaully been looking into opening my own business here.
I would have thought after 2 years people have found other ways to do the washing, ie purchased a machine of their own.
I could be totally wrong, just wondering that's all. Love your videos etc
Hello! Great vids.. and I am just 14 but you got me hooked!

I’m addicted to your content. Can’t wait to see more!
Wow, you put in really nice furnaces in your buildings. I live in my uncles apartment building and for my unit as his only nephew he would only put in a cheaper 80% efficient furnace!
