Sold the last of my properties a year ago after years of paying tax on rental income, paid the CGT (unlike Raynor) and glad to be out of it. I'm now a non-taxpayer. All this will do is increase landlords risk, remove any incentive, reduce the number of properties for rent, rents will increase and standards of properties will decline. Labour just don't understand work and reward, they just want reward.

What about the owners rights? It would seem these rights are ignored. This is why many where these laws have been brought in have seen owners get out of investment properties. What this does is increase rents due to shortage of available properties. Not all properties owners are wealthy but have some spare cash and try end up with a little more in retirement. Most don’t own these properties outright, but are paying mortgages on these properties. What these laws do is make it difficult to remove tenants who are damaging or who have defaulted on the rent. The owners in many cases can’t carry for months on end renters who won’t pay.
