If you don't want a single family home, but want a townhouse or a condo, you generally don't have any option on an HOA. There has to be an organization that takes care of the common areas. What you can do is review the CC&Rs and talk to residents to see what restrictions are in force and how they are enforced. Without looking, I believe that the only restriction is you can't just hang a sheet over the window where I live.

I'd say that if your kitchen is big enough and your home isn't ultra-modern, skip a bit of cabinetry and put in a freestanding armoire, display cabinet, or antique/vintage hutch.

I couldn’t agree more regarding cheap paint.Beside being a cheap look, it’s diffi to paint with too and you usually have to apply more coats to achieve half-decent coverage. I don’t think it’s cheaper in the long run.

Since paint can be such a helpful space-refresher, it might be a popular topic if you gave us your overview on paint brands, the different grades, shine/sheens of paint, & when/how/where they are best used? Please?--it might be a topic a good many of us would love to hear you explore & explain?

At the moment, we only have drapes in the bedroom and in the guest room. We also have good blinds as well. However, our kittens use the curtains for Olympic events. No matter how many times you tell them off and get them down, as soon as your backs turned they are back up them. They are not allowed in the Guest Room as it’s a “Cat Free” room, thank goodness. Therefore, we only have blinds (good quality ones), on all the other windows in our house. We do not have a dinning room rug under our table, but we do have rugs in the living room and bedroom and runners in the kitchen. Is it OK not to have a rug under the dining room? Love listening to you and your humour 😂❤🤗🇨🇦
