This is such fabulous news. Im so glad cities are taking control of policy and working to fix these ground level issues.
As I get older I realize how important it is to have your own property to grow personal responsibility in a population. Everyone is hustling so hard to afford housing in Canada that they don't have much time for anything else like community, socializing, politics, kids, etc.
Hence 90% have given up and living in cars. 10% left to buy over priced houses and money laundering.
We can build cities that work for everyone!
But will we?

I looked up how you could build an accessory dwelling unit (ADU) in the county I live in. You would have to be on a massive piece of property to meet the setback requirements, you also had to have a fully enclosed-heated/cooled walkway between the two buildings. The majority of the county's residentially zoned areas are single family and it is very intentionally written that way. I hope that it will change when we get younger generations entering leadership roles.

Nope because real rates are 10-20% now

Yeah, gouvernement Involvement wil make housing affordable. Just like they made going to school cheaper.... Not to mention it's their fold houses are so expensive..
On policy, how about the corporate mega buyers that have affected the inventories available to the first time buyers. The stats are stunning. Being a multiple home owner (26) and probably in a larger club than I realize, I often wonder how my family business has impacted these availabilities. Our policy has been to rent at 10% below market to have a larger application pool to select from. It may not be totally legal but we've been able to retain many long term tennants while keeping rents lower than the average.
Personally, I do not agree with the idea of viewing your primary resdidence as a speculative commodity. This was not parrt of the post WWII real estate boom that grew this country into the massive home ownership bulwark it became.

Take your story, multiply it by thousands, including people who definitely don’t rent at 10% below market, and large corprate buyers who purchase thousands of homes and then never sell them, and yeah. It’s a wonder it’s taken this long to become so expensive just to live.
@@Icynova I think being part of the problem shows me that some regulation beyond what they talk about here is in order and way overdue. Strangely enough, I started out by helping a couple of neighbors avoid bankruptcy in the 1987 housing crash when ARM rates went up to 17%. I was left with empty houses, so I rented them to people that went bust. I would buy more from banks and distressed owners at each downturn. Honestly, I've sold most of them now, getting older but I did all the maintenance and feel like I've served a need rather than taken advantage of folks. There is much room for improvement in policy.
I know in Canada, it's time for the 45 year experiment to see if private developers can keep up with market demand to end and for the government to build millions of units of provincial and federal housing yesterday.

Take a look at the AirBnBing of single family homes. Buy 1, rent out daily or weekly, instant big profits, use to buy another, repeat, then buy another, repeat, then buy another repeat. Individuals are doing this en masse. More homes built = more AirBnB food for those renting them out. Its too easy & too profitable to not do it.
Go ahead the fees make it so cheaper to rent hotels
Also Airbnb is technically fraud as you operate a hotel and commercial real estate without paying the fees and taxes associated

These duplexes are causing those who live in the country to suddenly have low income housing next door! Criminal. Tell me how you feel after spending 700,000 on your dream home and suddenly a large apartment complex goes up next door. Brilliant, ha really?

While we agonize about how we can solve this "shortage" of housing, let's completely ignore the fact that the border has been left wide open and is allowing anyone and everyone in.
Maybe just kick out the millions of people who shouldn't be here first.
Except everywhere with jobs is over priced. Rent and property values. Politicians want higher prices not lower for prop taxes and income taxes subsidizing landlords always. Landlords owners pay nothing basically and benefit from income tax payers increasing their house value. They want that but don't want to pay anything.
Time to go georgism not more income taxes to pay for any of this
