I’ve been in the business for four years now, and have had much success calling, expired listings… However, after starting off with the Tom Ferry Scripts I gravitated more towards just winging every call and being myself.
90% of the listings that I’ve taken were successfully taken by just winging it
However, I do realize that I need to sharpen up my approach with a better script in order to have more successful conversations - I’m loving these videos and am studying them closely
In this business, it’s best to keep an open mind in spite of any level of success to hear from others who may have done it like Jackie. I’m loving her approach

Hi Jackie. After 2 wakeup calls (2 heart attacks and major heart surgeries) I’m passing my real estate exam on Thursday, March 2nd. Jackie, I need to be around people; thus I’ll be working with Keller Williams in Lakewood in the LA area. Yet, half of the time I’ll be working from home. I will be subscribing to your training and also with Espresso Agent. Already got my iPhone (changing from Android) and buying an iPad. Please! Please advise me on what printer to get (super budget conscious!!)… and also on any other equipment I should look into. I will highly appreciate it!!!
I don’t think you need a printer- but if you insist on having one go with an epson color printer to save $ in cartridges get the tank filled.

Jackie, what your response to an expired listing that says "I don't want to sell now just to buy a house with higher interest rates"? Thank you.
This can be a condition if they don't have motivation to move.
Ask your lender if they have any options for those objections
Then you have to get to the bottom line. A higher interest rates may NOT equate to a higher mo. mortgage. If you can show them how their payments can stay the same (or very close to it) then you will overcome that objection. It's more work but that extra effort to show your value will speak volumes.

So ive watched and heard tons of videos on getting appointments, problem is nobody has a different plan to get it sold. Just rewording. SO after you hyped yourself up and got the appointment, what happens when you dont sell it and the clients are pissed?

Hi Jackie, What scripts would you recommend for older expires. Let say a month or so old. I know you prefer less than 72 hour expires; however these old ones are out there. How would you introduce yourself back to them.
Same scripts, just change the very beginning. Here it is: "I noticed that you had your house for same a few months ago and I'm calling because I am confident that I can sell your house, and I'd like to meet with you..."
I constantly hear to call expired, but they don't have their numbers on the mls or when I pull their property information. How do you find these numbers to make cold calls? I'm excited, motivated, willing. How do I get these numbers?
