  • This video has been in progress for basically two years now, and so weird to see construction actually starting on it! An enormous thanks to my friend Danny (@CauseyDesign on IG) helping us make our initial drawings, aka playing The Sims with garage plans.
    And then also thanks to Bill and Bruce from Cooler Design here in Indianapolis for the final prints!
    Finally- Adam and his crew at Arrow Earth are the absolute best. So thankful for Adam's advice and wisdom over the past few months as he's helped us continue to clean up the school, build us a driveway, and now start on the garage. www.arrowearthservicesllc.com/
    Next up: working on a big video FINALLY showing how we've "sealed" up all the exposed brick walls inside the school, sharing the colors we'll be using on the walls with recycled paint from Up Paint, and tonssss more cleaning.

    Just an FYI... I'm a window cleaner/powerwasher/soft washer... When construction is complete do a full clean of the exterior roof and windows. Start looking now and get your estimates in...now. prices will vary depending on the degree of clean you want but it should be a one day job for three people. With the quality of product you're putting in you really want a full soft wash of the outside and complete clean of windows to ensure no busted seals in the glass

      @@pman2916 reread. After construction. Dust dirt and debris get between the glass and gasket of every window pane. When you have the spring thaw and winter freeze there is a period where the temp will alternately freeze and thaw that debris if it's mixed with moisture. Which is always. This can break the seal and causes the window to lose its energy efficiency and weather seal. It will also allow moisture in-between the two panes of glass which looks like crap. Either way you have to replace the window.
      After construction the windows are almost always loaded with dust and debris. You don't clean windows to keep the glass clean you keep clean windows to preserve them and prolong their life.

      @@pman2916 as far as the brickwork and roof. Moss algae and mold can grow on the roof and siding. It will grow anywhere moisture is present. Anywhere where there is shade. So between bricks in the surface of the bricks and in any crevices. First it looks gross and second that biological material will move to the windows. Once there it WILL kill your window quite quickly. Getting any debris off the walls and cleaning the windows will remove all the dust and such after construction and help protect the work done. It's best not to use high pressure as it will "eat" away at the mortar. Over time you will need to tuck point again and that ain't cheap. So the exterior brickwork should be soft washed not pressure washed to protect the work her masons did.

      @@pman2916 oh last thing. Windex is horrible for double pane windows. You windup pushing all the dirt into the seal gaskets and the ammonia added to the solution over time will burn and crack the gasket. Effectively destroying the window seal. Don't use cleaners with ammonia on new double pane windows.

    This is the coolest project on RUclips!! Garage footings don't tend to make for an exciting post, but with this project, it's all exciting!! The work and effort that has gone into this is incredible. Even bigger is to have been able to find such amazingly skilled craftspeople to see the project as you want it, and be able to create it for you. Equally important is the credit you give them and expressing your gratitude, acknowledging how important they have been to making your vision a reality. Can't wait to continue to follow the progress and see how this all turns out in the end!!

    Love all of it! I have a suggestion (don't groan- lol) We have a 3 car garage and what I regret the most is not immediately making a real mudroom-type space in the bay closest to our kitchen entrance. We eventually did when the sporting equipment was getting nuts but that was years later. We put in benches, hooks, an outdoor runner, a sink and some storage cabinets. In a pinch, we can still fit a third car but that isn't very often. Great video!

      For a family a mud room makes so much sense. You can knock out some of the grime before you enter the house.

    Ever thought of adding an elevator between the lower and main level? Even a small dumb waiter lift to bring groceries up to the kitchen. Make sure you use a metal fireproof door between the garage and basement with a minimum one hour rating. Smoke alarm/ fire alarm for the garage is also recommended.
    There must have been one contractor who built this style schoolhouse considering I have seen these buildings in northwestern Ohio and northeastern Indiana.

      So it would be extremely difficult doing an elevator inside, but we are planning to have something off the back of the roof deck to get to the upper level, and then a door into the basement from the lower level! Something that a lot of folks here on RUclips have suggested and we were like, oh shoot yes let's figure that out!
      And I think you're right about the architect- we found one thing in the history museum but we need to do more research!

    You are so right about a garage . I am 74 and moved last year to have a garage attached to my part of the duplex. It's so nice not to have to deal with snow and ice. I love it my washer and dryer is in the garage as well.

      @@Schoolhousehomestead ....and I love to go to all the other vintage stores a few blocks from M.S.S. as well. Over the last several decades the town of Franklin along with Franklin Heritage Inc.(The Art Craft Theater, etc.) has done a fantastic job revitalizing itself. If somebody would have asked me, "Hey, do you want to go to Franklin with me?" in the late 1980's(my early twenties) I would probably have replied with...."Why?" It's been brought back tenfold since then!

    Don't forget you need a garage bay for your riding mower! Lol! Have you considered a type of dumb waiter for heavy loads like groceries, luggage, planters etc. to go from the garage to the kitchen?

    The gift of seeing your process. We’ve cash purchased a rental property for $23,000 back in 2019. A space that our girls have witness evolve from offering local preschool classes, to community workshops and retreats, to being our home, to now having a tenant. Your videos are truly confirming and encouraging to see that this is something we would like to continue to invest in within the next 5 years. Excited for what our next property will be.

    On the garage I would have your framer build it as it has Windows but close them in with the brick. That way if you want Windows later on. You can put Windows in later. The windows I would use be non-transparent windows.

    Loving your your ideas. Really liking the roof top gathering. It’s gonna be awesome when it’s completed. I agree about too many windows in the garage but you do want a couple for natural light. Great idea on using the 3rd garage for mud room/ doggies bath n ect…
    I can almost visualize it already. Definitely love the Up paint/ recycling paint. Wish we had something like that in our town.

    Cars and trucks keep getting bigger. make sure the garage doors are not too small for future vehicles. My 1982 garage doors will not permit my 2002 RAV 4 to enter.

    Yes, windows ARE stupidly expensive! : ( I was wondering how you would be handling carrying groceries from garage to kitchen. I have to carry mine up 'only' 6 steps and they can feel like a lot more when carrying up a case of water, cans, jars, etc.. Was thinking you could install a dumb waiter of sorts, to lift groceries from basement up and into the kitchen. 😀😉 Looks like you struck gold when you found your work crews! 👍

    The spiral staircase is wonderful! If you had a large party with family and friends or part of the small town, that staircase would be handy so people could go down to the lower area patio instead of everyone above the garage. I'm sure people from the town would love to come to the party to celebrate the refurbishment of the school they went to 😊😊

    I love, love, love your videos. My elementary school is for sale and I cannot fathom buying that and making it in my home. Especially since I don’t live even close to that city anymore. So more power to you all for all you are truly doing.

    Love seeing the progress and hearing the excitement in your voice! I agree with another follower: make sure you have the right kind of drainage around the perimeter of the garage and building to eliminate foundation issues in future. A practical mudroom with shower, storage, benches, etc in the garage itself will serve you well in years to come; don't discount the value factor for your family's benefit and your peace of mind growing those littles!!!!! The dumbwaiter/elevator is a great idea, too, for getting all manner of food/supplies to the main floor. Not to mention preparing your home for future, aging in place needs. I thought for a moment the initial work up plan was going to be changed to include an interior ramp with storage underneath in the third bay. Might work! Blessings!!!!

    A garage is so important, not to store junk but to keep a car out of the elements. A garage keeps a car cool in the summer and somewhat warm in the winter. Its also nice to get out of a car in a garage and not out in the rain or snow and stay dry walking into your house.

    Keep in mind about drainage for when it rains. The back door off the garage to the backyard will flood. Looking at the computer rendering, I see that the door is lower than ground level. Which will pool with water and flood the garage. Hope this is helpful. Love the progress of your house.

    I think stockpiling all the topsoil in a corner of the land would have been better than hauling it all off. You may need it for flower and garden beds later.

    I have been following since January of this year! Nice thing that the school will have its glory as a house better than ever. Once it’s done, you should probably rent a room (if there is several rooms) to other people. Other than that, nice work on the renovation on the school!

    Like closets, you cannot have too many garage spaces. You will always find stuff to put in it.

    As a woman living alone. I just see too many areas where someone can break into your home while you're in another side of the building. I hope you're thinking about adding flood lights in all dark area and less stairs to access your upper floor. It's something that I would worry about.

    Oh wow the change is huge ! Does that mean the patio disappears, now that there are stairs where it was initially planned ?
    I don't know about the prices where you are, but I was wondering if some glass bricks might bring some natural light to the garage (electricity bills !), while costing less than actual windows, and they are usually dedigned for privacy so you'd end up not really seeing what is inside beyond vague shapes.
    In any case I'm really looking forward to what's next. I love the green you have picked. I associate that color to chalk boards so much XD

    Love your project. I recommend not going with a pergola for that space. I went with a pergola and lived there for 13 years. While they are beautiful and have some advantages, everything is always dirty underneath from rain/dripping, it's impossible to keep up with. Just a thought, but you might think about a solid roof for that outdoor space. Sounds like you want to use it quite a bit.

    I don't know if anyone else made this comment already, but have you considered using container boxes for your garage? I know it doesn't exactly go with the esthetic of the building, but it's a thought. Keep up the awesome videos. Loving the process!!!

    Their one thing your not thinking about snow in Indian bad and that porch set up the snow will just set and drain in to those french doors you need a point roof for the snow to run off the side

    I think you're missing a big opportunity with your design. I think you're going to have a mediocre deck and a mediocre garage and mudroom by combining them. Both decks and garages are very inexpensive to build but you are making it such that they're going to be very expensive together. I believe the garage will leak because flat roofs almost always leak. And a shed roof or a traditional eved roof would not have that problem and you could just build a beautiful patio level with your door in the back in the area under the deck could be used as a sun-sheltered workshop and play area for your family. Unlike New York city, you have plenty of land so why not spread it out a little bit. I think when you get the estimates for that addition the way you've designed it will be probably the most expensive per square foot thing you're going to be building. Consider a deck on the left side a garage with a side loading feature on the other side so that the two concepts are somewhat separated from one another and do not affect the viewshed from the deck. I hope you consider this because this will be about a quarter as expensive and probably be a lot more functional for you. Don't do a third bay for the garage do a real mud room!
