    This is a GREAT video for someone who's interested in this sort of out-of-the-box idea(s). Wanted to learn what it might take to offer RV storage and this went a long way. Also, LOVE that he's willing to talk to people about it. Will be contacting you for SURE :-)

    Thanks for another great / informative video. How wide of doors do you put on units where you are building them on a 60 degree slant? I'm guessing you would want a wider door on those units unless you are staggering/ stepping the units. I'd like to see one of those buildings to see how they workout.

    20:05 - Outside parking makes MORE than having the canopy? Or is it the reverse and you just misspoke?

      He mis-spoke on that one. Covered parking will have higher rent than completely open outside parking.

    What about buying a vacant building for inside storage? Something like a old Walmart, Kmart, etc. and then do some conversions inside. Can that be a viable option?

      Those buildings are often converted to self-storage, but rarely boat/RV storage due to the number of columns inside and lower ROI for that kind of storage. A big shared parking indoor parking facility brings about risk of damage, theft, vehicles in the wrong spot - just more management hassles in general.

    I'm looking at some cheap land that is near a boat launch. It's also near a dump and the water quality is an issue (at the site, not at the lake for recreational boating). For that reason, other businesses can't build. But this kind of business should be fine, right? As long as it's big enough and graded properly. I'm not sure about runoff from the lot itself, but I'll look into it. Your videos have been so informational -- I'm binge-watching! Thanks for the excellent content. I wonder if you could have one of these, or self storage units, on a brownfield?

      If you have an office on the site, you'll need a restroom. So availability of utilities or ability to install well/septic could be a concern. If you plan to run it unmanned, that's one less item to worry about. As for guidance on dealing with brownfield status, you should probably start with a Geotechnical report from a soil expert/engineer. This has certainly been done before, but every situation can be different. Most storage buildings can be built on a floating slab which does make them a good fit for the situation.

    You ever think about doing like a 3 floor garage type of thing?

      Multi-story adds a LOT of cost and is typically found in areas with more costly land. Those developments generally have smaller to medium unit mixes for best ROI. Vehicles can't go in upper levels of traditional self storage either.

    How do you pick a location to build Boat & RV storage?

      That is the tricky part. You need plenty of cheap land to make it work - ideally located somewhat close to where people live, zoned correctly, and highly visible, and easily accessible for camper trailers.

    Would you build a 12 x 35 or 12 by 40 for boats and Rv? With a 11 by 12 door.

      Those are both good sizes. Some of each can be good. Most bumper towable campers will fit in a 40' unit with room to spare.

      Finding the location is the hard part. You are looking for cheap land, near people, boat landings, freeways; and zoned correctly. Good luck in your search.

      Those scamy tow companies pay a kick back for the $300 tow fee for the referral.
