My first rental property purchase was the start of pandemic. I remembered my Professor while in college life randomly giving his “opportunity” talk when there was 9/11 attack the aerospace stocks crashed down and he bought the stocks knowing the industry will resume cause its essential for human life & the government will bail out if that happened. I thought about how I could make an opportunistic way on making money and luckily I was also investing in stocks and people were talking about mortgage rates going down. Then I talked with my wife about it and thought about getting a mortgage for 3.2% interest rate. And actually we got credit for closing 😂We put an offer and did 30 yr conventional. We did not rent it cause we were living in apartment. And since pandemic got strict and to be socially distant was a thing when closing, we actually lived in that home. Slowly we bought a rental each year and now I am with 3 rental single home 🏡.
This is awesome. I worked with DD at BiggerPockets and she was such a solid colleague. I know she'll continue to do big things in her career and in real estate investing!
Could you review if house hacking is permissible with a primary mortgage; this strategy is heavily promoted on Bigger Pockets and w by your guests but could you review when it’s ok to do as there are a lot other platforms saying it’s illegal to house-hack with a mortgage on primary residence so could you provide correct information on this please

Question: How do you manage personalities-house guidelines-conflicts especially when you're NOT living in house? Do you do a formal background check on tenants, especially if various genders are living together?

It's not illegal if you're using it as your primary residence.

It's not a win for the seller cus they pay more in commissions and other things unless you give more than your concession.
