    This woman is a wealth of knowledge. So humble with her achievements. Her channel seems to be all about how to do what she's detailing in this video. The automation stuff is enough to make people drool. Tonys' response I think represents the vast majority of people in REI overall lol So valuable. I gotta get smarter to figure this all out lol

    I moved to Detroit 10 months ago specifically to invest in RE here & I LOVE IT!!! It is actually an amazing city with killer Art & architecture, the people are incredibly friendly & my cost of living has gone way down. Coming here to work on houses that need TLC unexpectedly has set me on a path to the city that I am going to stay in as homebase & I’ve been all over the US. It really is a sleeping gem.
    PS I obtained the down payment for my current investment working as a Data Analyst 😂 I had NO IDEA this show was going to talk about Detroit as well…

    A lot of great advice and resources in this video, particularly with regard to using data to reduce the guesswork and manual effort when investing in real estate. Regarding Ariel's desire to get "underprivileged" communities to learn programming; it is really 'under-interested' communities as opposed to 'underprivileged'. The opportunities to take classes (for free) and to pursue the programming path are plentiful, but if certain demographics, statistically speaking, don't pursue a particular career path it isn't necessarily due to any barriers being put up to prevent those individuals from pursuing that path. For example; my wife (Dominican, like Ariel) is a dental hygienist. Every one of her graduating class were women, and every other hygienist in every office in which she has ever worked is a woman. Does that mean we need to endeavor to get more men into the field of dental hygiene, or that men are being 'prevented' from being dental hygienists? Or is it simply a function of the fact that men (in general) are not as interested in pursuing that career path as women are? Do we need to encourage more women pursue careers in deep-sea fishing and working on offshore oil rigs because they are not 'properly represented" in those fields?

    I loved this episode as an engineer. These are approaches that will make my data search and analysis simpler. I use all the data sources cited here, even the bedroom per square foot calculation. But combining them with these tools will be a game changer.

    Great show. Sparked my interest in coding with BARD - already working on a report for CoC % and identifing 20% with 5% around repairs/maintenance, vacancy and capital expenditures. First reports came back awesome. Now to verify the data, and we're off and running!

    Imao so many properties in detroit that are not listed multifamily, when you are looking you got to look at single families because few properties I know are listed single family rn but full duplex.

    This video is such a big advertisement for software services. Taking into consideration that 90% of the remote NYC employees were forced to go back to the office, some of the approaches she took will not work anymore. Curious after she borrows so much money under mortgages what she will do when some of these properties stay vacant for quite a while.
