    Very Sneaky way to go about getting cash business.
    ***Even more Info**
    Key:
    1. Your taking over an existent space whose lease is up ( and negotiate with the landowner)
    (how) If the current renter is late past 10 days, the landowner can legally discuss a lease with you
    - Lower rent more of an anchor store ( you can't just run off)
    2. You can renegotiate a lease
    3. Other passive income From Vending machines and other stuff even gambling machines
    - Don’t fill it up all the way, you make money from the space to place machines
    -
    4. When they want to sell you a store, they’ll try to show you on the weekend (more people) go on a Tuesday slow day
    5. Talk to the owner by getting their attention ( snapping pics and then asking questions), Rent, gas, water bill
    6. The landlord takes care of the roof
    7. Build a New Store
    - Starts at 150,000 - 300k
    8. Tenant Improvement (landowners pays you to improve his properties)
    - Abated rent ( free rent )
    - You get leftover items from the last tenants, machines, coin machines,
    9. Store close to your home, so you can manage it (economic depress areas)
    10. Indicator:
    - 24hours
    - Equipment
    - Security
    - Store layout
    - Competition
    11. Water bill tells profit( is how the IRS audits laundromats)
    - Take water bill price in gallons and divide it by the machine's water intact and multiply it by its price per turn. You get the income like that.
    - ( Some owner might let the water run, just to show as if the store has been busy, ask for two years water bills)
    12. Market
    - Single women with kids ( make sure the layout looks safe for these people)
    - Entrance and exit
    - No negative Signs, No payphones or bad element
    - Have an attent their (Maybe a button with 911)
    - Mirrors, so customers feel safe
    13. Psychological
    Look For
    - 24 hours
    - Be close to another 24hours store ( free security)
    - Drying capacity
    - Size matters ( at least 1500 sq feet)

      Can’t just use the total “water bill” because it includes sewer fees, which can be almost as much as the actual amount charged for water. In other words, use the number showing how many gallons of water used/charged. Factor in refunds for washers that break down (IF the owner chooses to run their business honestly, that is--some unscrupulous ones actually “makes money” by knowingly keeping malfunctioning machines available to unknowing customers and pretty much steals from the lucky ones), which could be a lot if starting out with old, unmaintained machines.
      24-Hour stores are very rare for very good reasons. There are way more risks and costs, including liability and other appropriate insurance policies (IF the owner is smart). Homeless folks, runaway kids, drunks, street walkers, et al. are smart and often use 24-Hour laundromats as a temporary living room and even as a free AirBnB.
      Really doubt that people working at any business nearby that’s open 24-hours would have the energy or attention to serve as “free security” for someone else laundromat business, especially not leaving their own store to confront drunks and other people who hang out in the dead of night. Grandma was wise in saying, “Not much good goes on after midnight and people who wander around before daylight usually aren’t up to anything good.”

    I have multiple laundromats and I bought Danny’s DVD after getting into the business just to see what he had to say. Lots of good info in the DVD, however it’s not “FREE”. Although it is a great way to approach acquiring a laundromat..you still have to borrow ton of money from the bank to put all of the equipment in and remodel, and good luck getting that financed 100% if you are brand new to the business. Most equipment finance companies will require 20% down if you are a new owner. Also, you won’t have much negotiating leverage with a landlord if you’ve never owned a laundry before. They had a bad experience already with the current tenant, so why would they want to take the risk on a person new to the business and kick the existing tenant out? There is also the issue of inventory at least where I am located in So Cal. In some cases you would need to get these “free” mats 50 miles from your house and that just doesn’t make sense to me.

    1099 can be an issue. Based on the law, if you control behavior of a 1099, you run into legal problems and can be liable for taxes and be forced to make them a salaried/hourly employee. Telling your 1099 that they need to clean and take care and watch your store is "controlling their behavior" which is going into legal shady area.

    Im currently 22 and I make about $41,000 a year living with my parents. I don't think college is the way to go in today's world to live a successful life and my parents agree. Im saving up enough money to open a business by the time im hopefully 25. I wanna open a car wash or something. It just seems so hard when you have no help and nobody to hand you a loan.

    I could be so wrong but, get the lease passed over to you for free telling the bad tenant I can better the business and be on point with the rent once that is out of the way, do a lot of promoting and invest some of your money to fix what is needed from there you start using your profit to expand it into a franchise and make the business booming again.

    Assuming if the original owner trashes or takes their original machines and you have a washing machine company do a zero down deal with you, is the cash flow even high enough to pay their monthly loan, the lease, the utilities, and the contracted employees? Seems like a loan on a few hundred grand in washing machines and dryers would cost be higher than the monthly cash flow...

      You don’t pay the contractor they pay themselves by getting a percentage of the drop offs. And you can figure out how many people visit the laundry by looking at the water bill. Once you have that info, you can do the math and figure out if you’ll be positive or negative

    I think his course is reasonably priced and easy to follow if you can find a lease. I like cash business. Building a laundry mat from the ground up is just too expensive.

    I was thinking about getting into this. I live in a city that's pretty much laundromat central (Los Angeles, CA). There's an old, gutted building a few blocks away from me in the next city (Inglewood is simply a hop, skip & jump from my neighborhood in LA) that used to be a laundromat that I want to bring back for the people on that block

Speaking of which, another laundromat here in LA closed up shop, which sucks because it was the only one in South Central with a Street Fighter II machine (my favorite game). Maybe if I had the opportunity, then I'd bring it back since it's a high-traffic area; it sits a block away from the 110 Freeway, across from a gas station, and is surrounded by food spots if anybody wants to grab a bite to eat

    What would i do hm.. Well im a tattoo artist.... i have made 1,800$ in 18 hours of tattooing.. i would open a shop... which would in turn increase my prices... the shop also serves as a self promotional thing just being in the eye of the public.. which also would allow me to sell multiple things instead of just one(tattoos) ... aka pierces.. jewelry.. t shirts... machines... hats etc.... ... after a certain amount of time and profit i wanna open a car wash/Detailing shop.... .. i want a laundromat as well.. but i will let my wife handle that.. but .. it sucks when u have no savings... help.. family... maybe one day ill be successful and have the 3 businesses i just spoke about until then.. I will just keep dreaming

    From my understanding you need at least 50 people working for you to provide health insurance, so if you hire 1-5 around the clock you should be good

      All he got was some people wanting to buy that dumb video and that's really the point. He hasn't show proof of anything. All you have to do in a RUclips video and to make something sound real is get some friends and family member together posting on your page they are going to buy the video and how great this is and wham, there you go. People are doing exactly what you wanted them to do. He claims he is not getting paid.........whatever.

    How can you sell something that's not yours? He said you would be under a lease and how could you sell a franchise when it may be different owners? And even if the same owner owned a franchise and let you lease them all their still not yours to sell your leasing.

    Just cause it looks poorly maintained doesn't mean they're behind on rent. Most business owners would rather keep the lights on & the rent paid before buying new machines, especially if the needed repairs aren't stopping any business but 🤝🏽 love your channel King, not saying it's impossible, just giving my input.
