Thank you for making this a much more doable endeavor for many of us. This is far more reasonable for us who don’t have 40K liquid funds. Do you have any sketches or renders of what the layout (streets and lots) might look like? I understand It may be premature…but I’d like to see some sort of subdivision preliminary site plan before making a commitment…even if it may change and evolve as the project moves forward, I’d need to see something….
The preliminary plat map will be available next week and we are anxious to show to everyone 😊

Lol oh my goodness.... cursive! Had a flash back of junior high... with large flash cards stapled along at the top of the walls of the classroom, showing upper and lower case cursive letters. 😅 Supposedly at least here in Colorado... they're supposed to start teaching cursive again because otherwise no one will be able to read historical documents anymore... like the declaration of independence. Whether or not it's actually being followed through is another matter, cuz they were talking about the whole cursive thing before covid happened. Shoot even spelling and grammar were thrown out the window.

Great financing plan. Many want to do this but are not at that financial level. That's not your fault. You're doing the best that you can do to offer affordability. You're not able to offer according-to-income. I think what you're doing is wonderful! I'm rooting for everyone!!! 📣🙌🏽🎉

There are many calculators online that are free to use to figure out if it's is in your budget. You can play around with the interest rate to see how it will affect your monthly payments, to understand at what interest rate does the house become unaffordable to me.
The unknowns: taxes, homeowners insurance. Also you need to put down 1% to 3% of the sales price into escrow account as earnest money for your taxes, homeowners insurance. And if you don't put down 20% you will have to pay PMI (private mortgage insurance) every month until you reach 20 % equity.
All the details will be revealed once we sign on with the lender 😊

We are working out all the details now with the lending institution.
There will be a choice still if you do not need the financing and you can place the $40k down
If you finance, $15k will be part of the down payment and when the home is completed, at closing, you will pay the remaining down payment 😊

I have to agree who does this kind of thing for people I mean really? Randy you are fabulous. My home is done. I’m working on the final arrangements to pick it up and bring it to my property up in Maynardville Tennessee. You are providing me some financial freedom because now I’ll be able to put it on my land and I’ll be able to rent it out. Until we get there and we become to the point where we are using it here or part of the year.
I would buy in this new neighborhood but the home I want is an incred-i-cottage double home on a basement. I have always loved the cottage with the add on so it would be 400 sq foot, two bedroom, kitchen, living room, space for laundry, one full bath and maybe a half bath and a full porch. That's my dream home from ITH and to have it on my own lot with a basement - perfect.

I got my best pre-approved mortgage loan offer from a mortgage broker, and the 2nd best from my credit union.
@@kimleskowyak3347 - I'm in Oregon. Just sharing that mortgage brokers and credit unions are going to be able to give you a good rate quote. Mortgage brokers can give you several options to choose from to finance your home, and help you select the best one for your specific needs. Credit Unions will offer better rates than banks if you are a member.

What risk is involved if I pay cash up front?
My understanding - They only need $40K up front for cash purchases, and it's a refundable deposit until the land is purchased and the project moves forward.
The cash is refundable if the project does not move forward

No, this company is a scam. I suggest everyone wronged by them contact the TN AG’s office and the DOL. There is recourse.
