Hey Brandon, I’ve been door knocking and cold calling because of you. My business partner and I actually came up with a game plan to door knock on Easter Sunday. We went into this condo complex and we split up to tackle it faster. On one. Of those I got a flyer of mine ripped and thrown in my face. I stood there contemplating life for about 10 seconds and I said to myself I can’t make money if I quit here. 4-6 door knocks after that I got my first sign contract on that day literally 5 minutes after.
The best investment one can do right now is investing on real estate though stocks are good but ever since I swapped to real estate, I've seen so much difference.
For those who are concerned that she buys leads and not only prospecting, the point of this is to get another perspective on lead generation and business model. It’s good to hear what someone does that you may not do because then you can learn if it’s for you or not. Good video!

All top teams buy leads and to have 50 agents no way is she really plugged in with all her agents. She makes a lot of money but no way her agents are happy after a year at max splits are looking crazy.
455 transactions which is great but 50 agents? Am I missing something or am I wrong? 9 transactions per agent approximately. Again I might be wrong but that is not impressive at all. Also definitions of teams have morphed over the years. Teams used to be a dozen or more agents now we are looking at 40 plus. I saw one agent said he has over 100 agents on his team?? Not bashing this info is great other than those #s. Sorry

That is such a smart move! Buying leads can really boost sales when done right. Just make sure to validate leads' contact info to ensure that they are usable and working. The last thing you want to experience is to reach unreachable phone numbers and bouncing emails. Our realtor clients also buy leads for their real estate business, and they do use our verification tools to weed out bad leads. 😊
This is such great information. I will be starting my classes next month. Starting a career in real estate is going to refine and reform me to the person I want to be. I need to believe in myself and accept and work with reality checks.

When you say "skills" are you referring to scripts, dialogues, objection handlers, listing presentation and the ability to consistently prospect 5 - 6 days per week hitting 20 contacts per day as you mentioned (in my case via door knocking)? Or, am I way off and it's something different?

I'll be licensed very soon and I plan on taking my first year to make friends and build relationships. If I go door to door it will be to invite people to my barbecue. I love learning about my neighborhood and my local community and thrive on attention and friendship. Believe it or not my goal is not financial, It is 100% social. I've made $20,000 a year for the last 20 years and can live comfortably on that. If my relationships pay off in the future because of the value I provide, I would use it to buy myself more time with my kids.

I agree about social media however I will say- one of my good friends literally gets all her business from IG- with less than 1000 followers and she shares everything to her fb business page and has 10k + followers there’s that she’s gotten all through content- I tell people all the time she’s a RARE BREED! It doesn’t happen for many people and it takes a lot of time

Rule of thumb...before you hire a company to do any lead conversation or brand building you should first master your own self lead gen with unpaid outbound.
She said she is a fan of "lead with revenue." Meaning do what you need to do to make money first. i.e. find clients by holding open houses, door knocking.... then if you want to invest in leads, do it. But make money to keep your lights on first.

Brandon I feel like this guest is doing the exact opposite of what you preach. Your all about outbound and she’s all about paying for leads. Going against the grain you preach.
My take aways: be good story teller so you can attract more agents, most of the leads are internet paid for leads, grow a team so you can show "big" numbers, direct mail only to distressed owners for the team owner's investment portfolio, instead of making sure that these owners are truly helped. Grow brand so more people follow you and they join the team based on "we sold 500" homes. But in realty each agent only sells on average of 9 homes, minus all the team split deductions. VS solo agent that sells on average 70 deals a year, uses mostly non paid lead gen tactics, with a team of transaction coordinator, showing assistant. Are we fooling the fool here? Looks like another ego/number driven team lead.
