Sherwin Williams sales rep told us to use Matte paint when we told them we want something that cleans easily since we were painting our guest house that we will be using as a possible rental. I'm bummed now because we already painted the entire house (and bathrooms) with the Matte paint that was recommended to us. Wish I would have found our videos earlier. Great tips !! Thanks !!

Bro - you can just use a good matte paint in the bathroom (e.g. SW Emerald) - it holds up just fine and is rated for bathroom use. With good paint, you only need to go e.g. semi-gloss on truly high-wear surfaces like next to a stove or on a stair riser.

I think the most important factors in choosing a sheen for walls are:
1.) Light Source - All homes have two sources of light - natural sunlight (windows) and artificial light (electric fixtures). If there is more critical lighting (coming from a side angle, most common from natural sunlight shining through windows) I have found Satin and even standard Eggshell paint to reveal roller marks and highlight the different textures between the brushed cut-ins and rolled fill-ins. This is especially an issue in high rise apartments and condos with floor to ceiling windows. My favorite products to use on walls are Promar 200 Low Sheen / Low Lustre for 2 coats, or Super paint Velvet to try and achieve a 1 and done. Whatever product you are using, you want one step up from flat.
2.) Appearance - I would never recommend a flat for anything but ceilings. Some shine to the paint gives the walls a much richer appearance. Low-sheen eggshell for walls (works well in critical lighting), and semi-gloss or gloss trim and doors. If the walls are flat, semi-gloss really pops but when the walls are eggshell or higher, I think the trim would be better in a gloss to make it stand out more.
3.) Exposure to Moisture - Semi gloss in all bathrooms and in Kitchens without a backsplash.
4.) High Traffic / Heavy Use Areas. - Semi gloss in all hallways, closets (any other painters see how scuffed up they get when flat?), I like to do the entire Kitchen because there is a lot of food, grease/oil, and water being moved around and Semi is the easiest to clean.

Daniel Marquardt - Personal preference I guess. I always recommend flat* paint for adult homes - no kids. Almost impossible to talk a soccer mom out of satin though. *It is a slight misnomer to call my recommendation a true flat though, because I use SW Cashmere. Cashmere flat is more like a matte, and right on down the line, the sheens are a little more reflective. For exactly the reason you believe a shine gives walls a richer appearance, I believe gives them a cheap look. I agree with designers believe the walls should be a background canvas, and fixtures, windows, furniture should be the focal point and where the eye should be drawn. Totally agree that a higher sheen in hallways and high-rise condo's is a mistake because of flashing and it fails to hide differing textures, brush marks, wall repairs, etc. I totally disagree with Chris that flat paint is harder to touch up. No paint after a couple years will match well, but flat will blend better. Anything else will give a terrible angular sheen in the touched up area. As I started out though, personal preference for what you feel is best.

@@chriswebb383 You would be very uncomfortable in my home then. I use semi-gloss on all walls, ceilings, and woodwork. I just really like the reflectiveness of it. We were talked into satin in our bedroom, and I I am disappointed in the non-sheen to it. I'm weird I guess.

It's all a matter of preference. I prefer flat paints. For instance, in my bathroom I used SW Emerald (flat). The quality of the Emerald gives great wash ability even with the flat finish. I don't care for gloss either. On all my trim I prefer using SW Pro Classic oil base when time permits, but mostly I use SW Emerald Urethane enamel.

I agree with James Sevison about Eminance. I just did a house last week and had to two-coat the ceilings using that product. It still showed lap marks! I lost money on that job. Then I used Promar ceiling paint on my job I just finished today. Much better and flatter - only one coat needed. Sprayed, or in small rooms Eminance may be great - it has a little sheen to it.

Thank you for being different and not following the crowd ..... everyone else on these youtube channels just repeat and regurgitate what another says on their channel. It should be noted that everyone’s situation is different they may have kids or dogs that put some serious wear on their walls and to keep only recommending flat or eggshell for walls just blows my mind . I’m from the oldschool where semi gloss was always used in my family on the walls but now I use Satin because of the durability. Why buy a paint that has no durability and really has only slightly less of a sheen to it. So I was waiting for someone with balls and an independent mind to come along and recommend Satin and you are the man sir ... so thanks again for bucking the system of Robots constantly repeating the popular standard 💪🏾💪🏾💪🏾😎👌🏾👌🏾

Excellent advice. I just finished painting my entire kitchen (trim and walls) with semi-gloss paint, and am not happy with the walls. The ceiling is flat white, and it is OK. I am getting ready to paint the hallway and den, and will use the remaining semi-gloss on the trim, and buy satin for the walls. I'm off to check out your paint rolling video. My technique sucks. :)

  • @MrOpie308

I have seen your videos spraying the trim with a semigloss and there is overspray on the walls, how do you avoid the not having the overspray sheen not be visible when you paint the wall afterwards with a lower sheen paint? It seems there would be a halo like effect that would show through. Obviously if this was happening, you would not allow the overspray on the walls, so I guess what I am asking is what are you doing to prevent it from happening.

Chris, I've watched quite a few of your videos, but don't recall you discussing using oil base ( mineral spirit clean-up) on your trim? Personally I prefer flat on ceilings ( low lrv), eggshell on walls, or satin ( not too much difference, but I prefer eggshell), and oil base finish in eggshell or satin. Around my neck of the woods this is the paint system used on most upper end homes. Yea oil base is more time consuming to apply, and most home owner diy don't like the smell when applying, but the end result is top notch and can't be beat. Looks awesome. Maybe I just missed your video on using oil base for trim? Also, you seem to do mostly spray work,, is this in apartments and rental property, or also in higher end homes that are occupied? I enjoy your videos, hammer down and watch out for holidays! JohnG

Seriously man I have watched your vids and as a southern painter whom has painted the best homes in Georgia I know for a fact flat paint is the easiest to touch up. Its pure paint no sheen. You say it doesn't touch up?? Wow!! Satin has a sheen it laps like crazy hard to touch up! Eggshell is the way to go with scrubbing power and touch up. It has tiny bumps like the outside of a shell where it makes it easier to feather in. Satin is smooth and laps when you touch up. Wow man you must be a magician or your sherwin Williams wants you to sell more satin paint. Your a genius! Like I said though I like your vids you but flat not being easy to touch up??? Wow!!!
