Average annual rainfall should be a top consideration, over price, in my opinion. Water is kind of important. Wells cost money, require maintenance, and can dry up. At the start you must realize that if land is cheap, there is a reason.
One thing to research when buying , will the state let you use your land the way you want. What hoops do you have to jump through to build a house, barn, etc. Will they allow you to harvest timber or clear more of your land. Will they let you drill a water well and how much red tape is involved? Can you irragate with it or are you limited to household use. As far as property, water, and mineral rights go you'll find red states are better for you as a land owner.
I’m in upstate New York and even here you can do pretty much anything. I bought acreage rurally and didn’t even need to get building permits. The only thing that they cared about was if you have running water then you need to install a NY licensed contractor install a septic tank, other than that I wasn’t required to do anything.
Every constitutional right will repudiated. When this nation unites church with state to go against God’s law in the fourth commandment KJV by reinstating the sun day blue laws as an image to the beast, national apostasy will lead to national ruin. This is a spiritual battle over worship. It will hit with blinding force. Choose wisely. Jesus or barrabus.
I found 5 acres for 5k in CA, luckily water line across the street. Found a 5th wheel, free fencing, it was Rural Living 5 zoning now they have ?, water hookup up 1942, desert views, nice sunrise and sets, address 160, 200 to move 5th wheel, next to Joshua Tree
If you could possibly find an acre for $850 here in Wyoming, it would be a desolate, waterless, treeless, sagebrush flat out in the middle a wind blown basin. No electricity, no internet, no services, and probably no road. It would be busy growing rattlesnakes and not much else. If you think you can buy a nice piece of property in the mountains for $850 an acre, you're in for a very rude awakening... try 30 to 60 times that price (much higher anywhere around Jackson). Videos like this tend to very misleading so don't get your hopes up.
I agree with you entirely, but thought I would share an interesting and somewhat amusement story I heard once of a guy who made a million dollars. Basically, he bought a worthless property full of rattlesnakes and put a bunch of pigs on it. Pigs love to eat rattlesnake as a snack and are pretty much immune to their venom. Once done, he sold the pigs and sold the land as nice and fertile farmland. Yeah, it was way back in the 50s or so, but it was still an amusing story.
Ive seen land within a 20 mile area surrounding San Antonio go for 8 to 15 thousand an acre usually undeveloped so it's there just not where most people want it to be.
There is a reason land is cheap. Find land with Southern facing slopes, good clean water source, and good access. It costs a lot to add those to cheap land...
3:23 it says Mississippi but showing the gateway arch in dt St. Louis MO . Wonder if the rest of the info is false. I want to see portrayed the actual state that is being discussed not just a collection of random images.
Don't forget mineral and water rights, which sometimes are retained by the seller or have already been sold. So always check that those rights are part of your purchase price.
The prices doubled on houses. Building materials doubled. Populating with newcomers from NY, California, Illinois, and other states in Tennessee. Seniors can't afford those prices to repsir their paid for homes. Rent is crazy. The prices of vehicles are ridiculous. About $ 664,000 for a small farm in the city limits near me. That's a bargain for a growing family and a home business in a big building . Acerage is under 12 acers. New Subdivisions are everywhere since the hugh jump in prices.
If you included property tax amounts a few of these States would not be up here....itll cost you so much more! Please check property State costs & laws: that's important, retirement income taxes if any, school taxes can be crazy high, & important in Oregon: the State has decreed that all water that is in that State belongs to them...collecting rain water in your garden area is illegal & a huge huge fine & possible jail time for all violations....of course it rains alot there & the State of OR own the rain also.... if you research you wont be surprised & broke in the long run. My opinion.
How are you determining "farmland" vs. other land. In the 1800s in NH most all the land was "farmland" with sheep being the main product. Now most of that land is forested and not considered farmland. Cost per acre of land in general, does not necessarily match your numbers. Also appreciation rate could be considered a negative, as that means your taxes will be going up as well.
This literally has to be the dumbest most deceptive price list I’ve ever heard!! The only land anywhere in any state that goes for these prices is in the middle of a swamp that’s mosquito infested! What a joke of a deal
The title of this video is very misleading, the content doesn't reflect the price of inexpensive land, only the price of medium price land. Which is what the title should have showed.

In India, we are giving $100,000 per acre of garbage land with no facilities, its amazing see such price in well developed country, even 20k to 30k per acre is considered cheap , India must learn USA to developed instead of just increasing the to astronomical level with any development ........Indians going to USA better respect local USA culture, don't transport the garbage back to USA and make it garbage & expensive , as Indian , we feel humiliated by some nuts going and spoiling Indian image

Lots of affordable land. Then you realize you need mineral and/or water rights... they're not easy.
Where the heck can you buy a homestead for less than $3000 in Texas? Around central Texas, it’s $20-30k.
West Texas not the city of West but far west like Marfa or Presidio.
Near Mexico, desert…
That ain't no lie.
I believe this video was originally made in the 80’s not the 2020’s.
Are you saying a whole homestead can be bought for 20 TO 30k? Not only a single acre?
In Pennsylvania, residential land can be as high as 100K for one acre, and can be higher.

Oklahoma has lots of tornadoes but it’s great for owning lots of cheap land.

Amish are moving into upstate New York and buying unused dairy farms at prices they consider quite cheap.
Aslo in NE PA as well . Many Mennonite have been buying up old dairy farms here .

Exactly. Land is high.
There is a reason land is cheap. Find land with Southern facing slopes, good clean water source, and good access. It costs a lot to add those to cheap land...
3:23 it says Mississippi but showing the gateway arch in dt St. Louis MO .

He is talking about raw land, not established farms. No improvements, no surface water and no utilities anywhere around.
These prices are way out of date.. at least double now.
They are right in line, actually. I have found many properties below these prices as well...
Like the other guy, I believe these prices are high this year. Mabe a year or two ago, but prices have slipped this year.
You may be right - prices probably based on an average over an unknown period.
i paid 1000 acre in ohio under trump now its 10000 per acre who can afford that thanks harris n jo

Colorado is at a minimum 10 fold higher than what's listed. Where I work 250k per 40 acre and the land can't grow anything.
ixnae on the beautiful beaches in MS. They are ALL septic waters as 2020
I am constantly looking for land and have been for 4 years. I don't see land prices anywhere near where you state they are.
New Mexico has some DIFFERENT laws about the water usage and land usage!!
As a Georgia resident, I was hoping to see GA mentioned.
The Arch is in St Louis Missouri not Mississippi
At 3:22, I checked the comments to see if anyone else noticed. Disassembly by M-80? 👏 👍

You can probably add Southern California to that list, specifically the Los Angeles area........
Colorado where
What about eastern Tennessee ?
Very high. Lots of immigration. $6000 up
Notice how close the property is to emergency services and hospitals, especially in winter weather or oossible spring flooding

How to buy a farm land in Florida
Ain’t no such thing as $3000 an acre farmland in Mississippi. $7,000-$10,000 an acre maybe but good farmland is $15,000-$40,000 an acre
Wyoming is more like Manhattan in pricing
The title is frustratingly misleading. I’m not interested in farmland. I’m interested in private land that I can homestead on.
Why did the Mississippi portion show the arch?
probably done with Ai
I travel to United States now look at farmland and regular residential land all the time. Nothing is below $9000 an acre.

Cheapest land I’ve found recently is 3500 per acre and you have to buy at least 1000 acres

Where would you suggest?
Forever dead chemicals.
Organic farms

Can you just buy an acre?
why would you want to? You buy one acre, someone else is going to buy all of the land right around you. Not ideal.
@PetPrepRadioShow short on funds
They should pay you to become free land owner ...... ????? Strange they got some nerve charging money ?
East Texas is $10,000 acre
So fishers farmers and doctors excluded .
Way off on Texas, $10 k in Central Texas.
Yeah the value of your land increases so they can charge more in taxes
Cheap small parcels attract lowlifes.
Colorado cheap, lol, u way off on prices.

Utah land is not cheap like stated in this video
