    Average annual rainfall should be a top consideration, over price, in my opinion. Water is kind of important. Wells cost money, require maintenance, and can dry up. At the start you must realize that if land is cheap, there is a reason.

    One thing to research when buying , will the state let you use your land the way you want. What hoops do you have to jump through to build a house, barn, etc. Will they allow you to harvest timber or clear more of your land. Will they let you drill a water well and how much red tape is involved? Can you irragate with it or are you limited to household use. As far as property, water, and mineral rights go you'll find red states are better for you as a land owner.

      I’m in upstate New York and even here you can do pretty much anything. I bought acreage rurally and didn’t even need to get building permits. The only thing that they cared about was if you have running water then you need to install a NY licensed contractor install a septic tank, other than that I wasn’t required to do anything.

    I found 5 acres for 5k in CA, luckily water line across the street. Found a 5th wheel, free fencing, it was Rural Living 5 zoning now they have ?, water hookup up 1942, desert views, nice sunrise and sets, address 160, 200 to move 5th wheel, next to Joshua Tree

    If you could possibly find an acre for $850 here in Wyoming, it would be a desolate, waterless, treeless, sagebrush flat out in the middle a wind blown basin. No electricity, no internet, no services, and probably no road. It would be busy growing rattlesnakes and not much else. If you think you can buy a nice piece of property in the mountains for $850 an acre, you're in for a very rude awakening... try 30 to 60 times that price (much higher anywhere around Jackson). Videos like this tend to very misleading so don't get your hopes up.

      I agree with you entirely, but thought I would share an interesting and somewhat amusement story I heard once of a guy who made a million dollars. Basically, he bought a worthless property full of rattlesnakes and put a bunch of pigs on it. Pigs love to eat rattlesnake as a snack and are pretty much immune to their venom. Once done, he sold the pigs and sold the land as nice and fertile farmland. Yeah, it was way back in the 50s or so, but it was still an amusing story.

    Ive seen land within a 20 mile area surrounding San Antonio go for 8 to 15 thousand an acre usually undeveloped so it's there just not where most people want it to be.

    There is a reason land is cheap. Find land with Southern facing slopes, good clean water source, and good access. It costs a lot to add those to cheap land...

    Don't forget mineral and water rights, which sometimes are retained by the seller or have already been sold. So always check that those rights are part of your purchase price.

    The prices doubled on houses. Building materials doubled. Populating with newcomers from NY, California, Illinois, and other states in Tennessee. Seniors can't afford those prices to repsir their paid for homes. Rent is crazy.
    The prices of vehicles are ridiculous. About $ 664,000 for a small farm in the city limits near me. That's a bargain for a growing family and a home business in a big building . Acerage is under 12 acers.
    New Subdivisions are everywhere since the hugh jump in prices.

    Colorado is at a minimum 10 fold higher than what's listed. Where I work 250k per 40 acre and the land can't grow anything.

    If you included property tax amounts a few of these States would not be up here....itll cost you so much more! Please check property State costs & laws: that's important, retirement income taxes if any, school taxes can be crazy high, & important in Oregon: the State has decreed that all water that is in that State belongs to them...collecting rain water in your garden area is illegal & a huge huge fine & possible jail time for all violations....of course it rains alot there & the State of OR own the rain also.... if you research you wont be surprised & broke in the long run. My opinion.

    How are you determining "farmland" vs. other land. In the 1800s in NH most all the land was "farmland" with sheep being the main product. Now most of that land is forested and not considered farmland. Cost per acre of land in general, does not necessarily match your numbers. Also appreciation rate could be considered a negative, as that means your taxes will be going up as well.

    In India, we are giving $100,000 per acre of garbage land with no facilities, its amazing see such price in well developed country, even 20k to 30k per acre is considered cheap , India must learn USA to developed instead of just increasing the to astronomical level with any development ........Indians going to USA better respect local USA culture, don't transport the garbage back to USA and make it garbage & expensive , as Indian , we feel humiliated by some nuts going and spoiling Indian image
