I think you made a slight mistake with the age of the fig tree. If as you say it was planted in 2007 then it's about 13 years not 16 or 17.

Yes, maths on the trot, not my strong point, but the mistake may have been Fraudian, as be bought the house in 2004, and the fig may have been planted before the renovation in 2007
