Great video, I'm currently in the process of purchasing a property and currently at the following steps.. I would like to know how long does it take for the below..
paid rates -await rates clearance certificate
-paid HOA figures -await HOA certificate
-paid bond cancellation and upliftment
Hi Oliver, thanks for your compliment! None of those processes should take very long, BUT it all depends where you are located as different municipalities could take considerably longer to issue rates clearances, depending on which bank is doing the cancellation could also vary in time, and of course each HOA could also differ. You should ask your conveyancer that is doing the transfer, as they will have firsthand knowledge, especially regarding the rates clearance certificate as they will work with the local municipality regularly and should have a very good idea how long your specific municipality usually takes.

Thank you. It is usually the Seller that nominates the conveyancer, unless otherwise agreed in writing in the Offer To Purchase.

In the event that the transfer of property is not after the nature of sale; e.g. I had a brother now deceased, & I am the only surviving close relative he had. Do I follow the same process when attempting to transfer his properties to my name?
Hi, I am sorry to hear about your brother! yes a lot of the process will be the same, although not necessarily all of it. The executors of your brother's estate will be able to advise you. They will appoint a transferring attorney (conveyancer) to transfer the property into your name, and they will be able to advise you of the exact process in that situation.
I have a problem since our issue is in the deeds office for almost 3moths nw what will be the problem
Hi, so sorry to hear that, it is very strange. You will have to ask the conveyancing attorneys that are doing the transfer what the holdup is.
