This is my new fav couples that do real estate blogging. I know your channel will be a hit soon. Alex has a soothing voice and mira is confident. Alex needs to talk about important details when it’s his turn. He sounds like a monotone. Mentioning the most important details of the properties are important like brand of appliances, flooring, brand of fixtures and etc. There are so many informations you can include in your videos 0:01 so that your channel will set diff from others. You guys look good together and I subscribed when you have 300 followers. Im glad to see that your numbers are going up.
Amazing property love the space and finish… 1. What other properties do you have and are they within the same developer? 2. What do get with the project is the furniture included? 3. Is there allocated secure parking?
Thanks for the feedback! 1. We have many properties across Thailand which will be on our website: www.Thefinestre.com This is the first project from the developer but with this kind of quality you can expect more to come - next up from them will be a villa project. 🏝️
3. There is basement car parking behind 24/7 security - allocated parking is not common in Thailand but can be negotiated for top floor clients. Appreciate the questions 😁
It was originally designed as 3 top-floor condos, but now they prefer to sell the 3 units as one floor (the penthouse). We have floor plans showing how the units can all be connected after renovations which we can show you if you're interested!
@@Topro25Not really! It’s choppy for 1.9 I’d expect some coherence to the ‘Unit’s’ ?? Each space is small.. actually! Would be Ok for a Family looking for luxury living .. but not for a single Family looking for a home that’s together.. Imaging having your children sleeping in different ‘Unit’s’ from you.. Should not be listed as a Single Penthouse Unit!!
This view has to be experienced in person! 🤩 The rooms start from 35sqm & go all the way up-to 120sqm. The Penthouse floor has 300sqm of combined living space!
Good question! There are a total of 75 units in the building across 18 floors. It varies from each floor depending on the size of the units but we believe there are 3 to 4 units on each floor.
Very nice, couple of questions, as an expat I can own as opposed to rent right? If owned as investment property what yields are expected? If there are rentals also available what terms? Great job well presented and nice finish to property.
Thank you for the questions: 1. Yes you can own this property in your name as a foreigner! (As long as a condo building has foreign quota left - in this case they do) 2. For this building we’ve been informed that the yields would be upwards of 13% which is considered very good - it also helps that they offer hospitality assistance, to help you manage your investment. 3. Elysium also operates as a hotel as well as condominium so really the rentals are very flexible here from short to long term! Thanks again for the feedback 😎
Great thanks what’s your guidance on the Time line between making a purchase offer and collecting the keys? Also do you advise using a local solicitor to represent foreign buyer?
You guys need to smooth out your framerates. You're either shooting too low or mismatching them in the editor. For this kind of content, shoot at 30p and make sure your timeline matches in the project. Make sure your shutter speed is set to 60, double the framerate -- lower will create too much motion blur and higher will introduce banding.
Solid advice thanks! We usually shoot at 60fps outside & 25fps when indoors otherwise it ends up looking like a disco with all the strobing lights 🪩💃🏻 Anything other than 25fps strobes - Do you have any advice on this?
@@TheFinestRealEstate You're getting strobe at 30? 25 is more of a film framerate, which low budget cameras don't tend to process well, especially phones, so the motion always looks a bit jumpy -- especially when panning. This is usually eliminated by hitting at least 30fps. 60 is good if you intend to slow it down for certain shots, otherwise unnecessary unless you're going for a "hyper-real" look. Strobes are typically more of an issue at higher rates like 120 (once you slow it down in post). 240 generally kills it off. But it comes down to the frequency of the lights appearing in the video against whatever framerates you're using. I can't make any determination without actually shooting with your camera in your settings, so you'll just have to experiment. Also, the issue I mentioned was more of an issue on a different monitor, which now looks much better on another one. However, I'd still recommend at least 30 given it's a TV format and not cinematic.
Not really , Penthouses and condos are always over priced as its the only property Westerners can fully own . You can only lease land when buying a house in Thailand if your not a thai native....... Even setting up a company is ilegal to buy property inless the company is focused on rentals with x4 thai employees and even then a westerner can only own 49% of the company....... Condos and penthouses don't apply to those laws since the land is shared between many units . Most buyers get a trustworthy lawfirm to buy the land and lease it from them
Me personally don't care that coach or dinning table made only for olysum I care about value of property and unfortunately way way higher than actual value.

If I understand this right, it's not really a penthouse, but there are 3 smaller condos and all of them are located on the top floor?

Wow such a beautiful view from the rooftop! 😍 Can you tell me what size apartments they have available here?

Haha can’t escape the clever use of mirrors in this penthouse!
@@TheFinestRealEstate it was cute informally
Great looking rooms, i been looking into thailand for a little over a year now.
How are you finding Thailand so far?☀️

One to add to your portfolio mr.Roberts? 😎

Muscle Factory is more like 8 minutes down the road, not 5. lol
Way over price for Thailandl.

Has it been sold
Still available, would you like a tour? 😎
It'd be cool to convert the whole floor into one house.
That’s possible with prebuilt condos! If you buy before they start construction they usually offer customisation & you can do just that 😎

every video i see of Thai's apt are so tiny like a bird's nest.. It seems very suffocating to move around.
Very underwhelming facilities . Looks like a kiddie pool with 2 loungers ? 😂
The facilities are smaller but the quality is top notch!
