Great view of project by Saudaghar...I didnt go for token because there eas no clear idea of land parcel, exact location of entry/exit gate, tower facing views...people were just making token based on brand. CONS which I found major concerns : 1. Entry/exit gate on service area. It is very difficult to get inside or go outside with four wheeler. There is major bus stop near location on highway which attracts traffic 2. Dead spaces in layout.
I want to share experience with sales team at this project. I was literally told that there will be another gate on cement road side in phase two. After launch and based on saudaghar team video, I can see that the land parcel is not sharing cement road, there is another land parcel in between which doesnt seems like part of phase 2. Please dont believe on orally said things.. I am not against booking flat in this project..but as a buyer, the kind of ignorance I received on concerned points, it didnt helped me to reach conclusions for making decesion

I think just bcoz it is next to bhumkar chowk people are thinking their roi will be huge in next couple of years. But I think unless the roads, and traffic issues are resolved I don't think it's even livable area around with continuous dust and smoke around. As I had already stayed in that area on rent I know how it feels staying near traffic filled areas.

Infact proximity to highway is a major advantage as well as disadvantage. Advantage because plots located on cross junctions give good appreciation as per Vastu (for those who believe in it) and disadvantage because it will always be noisy throughout the day and getting in and out of the project will be very difficult given the way in which both side traffic has been allowed on the service road. It is mere foolishness to pay token amount in lacs and get treated like labors in the pre-launch event. There is high possibility that you would make a wrong decision because first few hours would be all about talking good things about the VJ. Recently I had been to one such project in VJ where I waited for my turn since 6 am in the morning and finally got the entry at 9 am. After 2 hours of marketing token holder were called and asked to make a selection and pay 5lac token amount. The outcome of this was that today when I am getting possession of shop after 1.5 years few things builder has changed on his own discretion and moreover at the time of booking I was told that there would be shutter and glass but during possession I am given a commercial space with a door which is essentially a office space and not a retail space. Please keep distance from such events if you do not have surplus money.

The builder creates a huge fake stir about his buildings Booking. I feel VJ is just a mid level builder who fakes stuff. But rightly said… ppl who like to get in line deserve to buy a VJ flat.
VJ definitely creates fomo. But, biggest factor contributing to its sale is on time delivery of all projects and good quality which is lacking with most of other builders. I don’t think he is middle level builder anymore. All those queued up were channel partners.

What does it means that thr number of sanctioned floors of B tower is only B+1 ? and other towers is 12, while builder is selling floors above 12..
