    I think ung FHSA po hindi nyo sya need bayaran sa future unlike rrsp hbp. Correct me if I’m wrong.

      Good catch, thank you! yes for FHSA you dont need to repay it unlike the HBP. Just need to make sure it is a qualifying withdrawal, otherwise, it will be taxed. Ill pin your comment for others to see :)

    tama yan kung kaya ng sahod nyo bumili ng bahay, bili na kayo. Ang bahay tumataas every year. Magandang investment yan.

    Wow sana all. kami pr na pero wala parin bahay 😅 but i got approved by bank kaya lang ako lang kasi ang nag work eh kaya hindi na namin tinuloy antay ko nalang si misis mka tapos mag aral tsaka nalang kami kukuha ng bahay pag me work na sya

    Wow congrats to 1 year. Yung inclusion rate na 66.7% ay di para sa primary home ownership sa investment income lang po and also sa planong bumili ng bahay be ready sa 2% stress test so currently pasok ka dapat sa 8% para ma istress ka talaga

      Yeahh but there specific guidelines sa flippers na ginagamit ang "primary residence" exemption, now need na ireport lahat ng property sold kahit pasok sa "primary residence" exemption for CRA's review. Meron na ding tming restrictions, I think it is 1 yr. Pag less than 1 yr considered investment and cannot take advantage ng PRE. If more than 1 yr dun maconsider as primary.
      For stress test, 100%!!! Ask your broker to do stress test sa application mo ng pre approval to proect you. Mahirap ung sagad na sagad hehe lalo kung naka variable 😉😉

      Yep pag 1 yr pwde na sa primary res exemption.
      Pag di sya primary, inclusion rate of the gains are as follows:
      1st 250k @50%
      Excess of 250k @66.67%

I have a cottage where you live and declared T2091 but I stay in Toronto since last year dec31 and declared Toronto primary for compliance of Vacant home tax where is my primary if deciding to sell. For fun lang po

    ang ganda namn ng advice mo. tama, pag isipan mabuti bago bumili ng bahay. pero ikaw ba naisip mo what if hindi kayo ma-approve ng PR? kung hindi ka pa PR, legally you are not allowed to reside permanently in Canada.

      100% :) there are so many options if hindi kame ma PR. The main two are the following:
      1. Sell the house (hopefully at a higher price)
      2. Continue working until our permit expires, then renew for another work permit till we get our PR.
      P.S. before you do this, make sure na solid ang PR pathway na aapplyan mo ;)

      @@DREYsCanadaVlog sana nga mag push through yun pagiging PR nyo. otherwise, i hope not, you will be forced to sell your house. yes, guaranteed na mas mahal nyo maibebenta ang bahay nyo lalo na ngayon na may housing crisis (seller's market). im hoping na yung capital gain is enough if not more than the expenses (realtor's fee and other closing costs) in selling the house. in the first years ( up to 3-5 yrs) kasi, sa interest lang napupunta ang mortgage payments. meaning hindi halos nababawasan ang prinsipal or loan balance. long term investment kasi ang pagbili ng bahay.
      secondly, thou im not sure kung may tax implication ang capital gain sa tulad nyo na hindi pa PR or citizen. i know tax free ang capital gain but not sure sa case nyo. better ask a professional about it.
      nwys, i wish ma-grant ang PR nyo and im sure malaki talaga ang pakinabang sa pagbili nyo ng bahay.

      @@emelar185 if primary residence ang binenta, no tax consequence, irrelevant ang status mo mapa PR Citizen or worker. Basta make sure na sa mata ng CRA, you are a tax resident of Canada :) if not, then ma tax ka as a non-resident individual, malaki laki yun hehehe.
      Generally, citizens, pr, worker, students are tax residents of canada, unless they fall in one of the exceptions.

      Condo in GTA “buyers market” lots of available condo units for sale and no bidding war. Buyers has a lot of options/power to negotiate.

    Nakabili ako ng house at remote area here in Saskachewan, worth of 45k with 2 bedroom.
    *Morgage monthly - 240
    *annual PT - 2000
    *annual insurance - 1000
    *montly utilities - 350
    *Car monthly - 540
    *ins./reg. - 150
    *monthly food allowance - 800
    *Internet/cp/netflix - 100
    *Gas budget monthly-300
    *others budget allowable monthly average - 200
    Net income ko annually ay 33k. plus my wife 33k also. hindi pa kasama mga bayarin monthly sa pinas. Makakaipon pa kaya sa ganitong status?😢😢😢
    almost 2 years na nasa canada dko man lang makita ang atm ko makaabot ng 5k ang laman.😅😭😭😭😭

      @@DREYsCanadaVlog Im not yet PR, pero nakapagpasa na ako sa IRCC ng application last end of Feb. this year (PNP). We are family of 4 kaya medyu mataas ang Food, at malayo ang work place 2 towns ang pagitan (30mins), then 1.5 hrs naman ang city. biweekly nagcicity para mamili. kaya mataas din ang transpo allowance. Tama lang ang buhay, basta ang importante gumigising parin tayo sa bawat araw. its a BIG blessing na un sating lahat.😊😁

      @@DREYsCanadaVlog In near future at sinuwerte maPR babalik kami dyan sa Alberta, nag 6 months din kami sa Banff bago lumipat d2 para sa PNP pathway. Mahal nga lang talaga ang tirahan pero atleast sa 6 months ko sa Banff nakaipon ako ng 10k at ito ung pinangdown ko sa bahay, student pathway kami nung una tapos nagdowngrade nalang 1 yr course. Sa june aatend kami graduation sa BVC calgary. Nawa mameet kita brad.😊

      If you buy condo the fire insurance is covered by your condo fee.You should only insure the content of the house.No insurance will pay you $2million

      Calm down Nancy. Kids are an emotional investment so there's no currency you can peg on that. My wife and I also decided to just earn more when we decided to have kids so it's no big deal
