I don't normally leave comments. Beware of Laci. She "helped" me buy my home here in Vegas. I have bought and sold many homes through realtors all over the country and Laci is the worst I've ever had the displeasure of dealing with. She is totally unprofessional. She went out of her way to waste my valuable time. Never an apology and only excuse after excuse. I basically handled my own deal for the last month of the process. I just couldn't stand her by that point, besides she wouldn't have shown up to the appointments anyway. She collected her commission and that was pretty much all she was good for. Good luck if you decide to use her.
@Craig O I've met Jacob Orth one time at a meet-and-greet over a year ago. He is affable and a good conversationalist, and not a word of sales pitch for anything. If nobody ever asks for the sale, then nobody ever gets paid. That's my two cents worth. Your mileage may vary.
There is a significant percentage of Las Vegas residents with incomes not dependent on leisure and hospitality. People with online income, retirement income, investment income, or income from other kinds of industries will be alright. Many of these people are escaping from Commiefornia, and bringing their money and politics. This is a mixed blessing and curse, and it will prevent Las Vegas from going completely down the toilet for a few years.
I don't even need to watch this video. Ever since I first saw her on Jacob's channel, I could tell that she was hungry to self promote. Someone like that will never be truly unbiased and an advocate for the truth; only her own interests.
Las Vegas residential real estate will crash as soon as the rescinding of the moratorium on evictions and foreclosures. Those defaulted rent payments and mortgage loan payments do not disappear. People are using this time to rebuild their reserves and figure out where to go next. With very few jobs returning, there is insufficient income to support higher home prices.
Chances are if you unemployed you suck and you were not in the market to buy a home anyways. The other greater percentage of people who actually have consistent and high paying jobs will continue to buy real estate. Losers think the only way to buy a house is if the market crashes and a million dollar house can be bought for 80k or when they win the lottery. Also buyers are flocking to a smaller city like Vegas from larger more expensive cities. Also more and more folks are working remotely from home and many of us don’t rely on the strip or hospitality for a living. So watch the Vegas real estate continue to rise year after year.
Wow , what bubble do you live in? You are so out of touch with reality if you think that. Even I as a high income professional can see that the majority of locals in Vegas are poor or working class, middle income folks. Just look at the stats and you'll see that most people reflect the working class, not white collar professionals. There is no silicon valley here, or the NYC investment bankers. This is a poor state in terms of economic resources.

I don’t understand how people are buying if Las Vegas is the city with the highest unemployment percentage in the country, 28%

Right now, yes you are correct. But give it a few months and I’m willing to bet you the market changes drastically
