Hi Julian! Even though Pattaya seems a bit calmer than Bangkok, I still think it's too busy for me. What are the areas near Pattaya that are much calmer but not too far from the excitement of Pattaya? Thanks!
Hey Kevin, most people who want to live near calm area of Pattaya go for the Jomtien Beach area, if you want really calm then can go a little bit on the outskirts of Pattaya and will be really peaceful with a short ride into the city where all the excitement is.

Im a Golfer so I was leaning towards living in Hua Hin but I’m shifting gears and looking in Pattaya/Jomtien because I hear there are many Golf Courses in this area as well. Keep pumping out the content Julian !!!
Hua Hin has almost everything Pattaya has.....better choice in the long run

Yes! Pattaya i think its better than bangkok, i went to koh larn and i wonder how much for a rent there
That's a very interesting question. I am not sure the rents on Koh Larn but I'm sure some of the hotels offer weekly and monthly rates.

Aloha Julian! Very good information and important things to consider. I have to say, for me anyway, I've always loved the excitement and fast pace of Bangkok. So for my initial relocation to Thailand, I'll go there. As you said, the ocean/beach/islands are indeed attractive to have nearby, but I've been on an island for over 2 decades and I'm over the beach scene!! Maybe after a year in BKK I'll have had enough and will join you in Pattaya! Bill

So a foreigner can own land and a house in east Pattaya, as long as it’s in a company name correct?
How about the ability to resell a property in a Thai company name, what are the transaction costs? I plan to buy but feel like condos are just In oversupply!

you cannot own land in Thailand as a foreigner as even when buying as a company you only get 49% as a non thai.....do not get sucked in.....or have a thai that you can really trust....condo is probably the best option if you want to buy but the market is saturated.....best thing is multiply what you want to pay per month times the number of years you think you can stay and see what the difference is between rent and buy......also once you buy it ties you to one place......

I moved here in Feb 2022, love it .Really didnt like BKK at all for living. But Pattaya is a great home base for anything.
Very similar in regards to city vibe, but much smaller so it's kind of nice

Jomtiem is much more laid back it’s not far from the madness
The more Thailand content I watch, the more I am arriving at the same decision you have...Pattaya seems to be a better choice (at least from afar) for me. When my caregiving for my mom is no longer keeping me here, I will be able to check it all out in person. I greatly appreciate your channel and all the info you provide. I am anxious to see what properties we will see going forward!
